The properties are situated in the heart of the Cotes de Duras on the Dordogne, Gironde, Lot & Garonne borders. Bergerac is only 30km away and the famous wine making village of Monbazillac is only 20km away. It is set in a private position at the end of a quiet lane and commands lovely views over the surrounding countryside.
The Farmhouse is available on its' own but let together with the Cottage during the high season. The property surrounded by 2 hectares of grounds is available for letting all year.
There is a large fenced pool (12m x 6m with Roman steps and large covered terrace) shared between both, making this an ideal location for families with children. The pool can be lit at night - perfect for a midnight swim!
To the rear of the pool in the large gardens, you will find swings and a slide for younger children, table tennis and a 16 foot trampoline (to be used at your own risk!). Garden Jenga is also available.

Miramont / La Sauvetat Du Dropt area
The 13th C bastide at Eymet, Dordogne. Bastides were fortified towns built by kings in areas where their rule was under threat. The towns were built in a grid system with arcaded square and fortified church. Eymet has some wonderful restaurants and markets. Look out for the medieval festivals in August.
There are lots of things to do - especially during the summer months. Try the annual Jazz festival, The 24 hours of Swing at Monsegur, take in pretty Issigeac or sample the delights of the 'Art de la Rue' in Miramont - see the street artists in action.
For the sports enthusiasts, try canoeing, tennis and golf. Canoeing can be found in Eymet and Allemans, tennis at a number of local courts or golf at the Golf & Country club at Chateau des Vigiers www.vigiers.com
Bergerac, about 35 minutes away, has a medieval centre, flowery plazas and covered market. And of course the famous Bergerac wines are not to be missed. Nearby, one can also tour the world-renowned château and vineyards at Château Monbazillac.

Further details indoors: The farmhouse has a large kitchen table which sits 12 easily, another table can be added so you can all eat together inside. There are a number of tables and chairs on the terraces outside so that you may also dine together.
The lounge leads off from the kitchen; this room is spacious and comfortable, with beamed ceilings, an enormous antique fireplace and marble floor. There are leather sofas, occasional furniture and a writing desk. There is also a television with UK satellite TV, DVD player and a video. CD / Tape / Radio. Overlooking the lounge is a beautiful wooden galleried landing. ADSL Broadband internet access.
To the rear of the living room there is a further corridor and a door leading out onto the terrace at the front of the farmhouse. Through here is a large double bedroom, shower-room / toilet and a laundry room with washing machine.
On the first floor, the large galleried mezzanine leads off to: - A further three bedrooms - 1 king-size, 1 double and one with 2 sets of bunk-beds plus single bed

The downstairs of the cottage is open-plan. To one corner is a basic kitchen area with a gas hob and fridge with freezer compartment, microwave and small electric oven. The sitting area is spacious and comfortable with an old-fashioned stove and a super fireplace. The dining area provides seating for up to 6 people. There is a TV for the playing of DVDs (and French TV). A shower-room / toilet leading from this room. Broadband internet access available.
On the first floor there are 2 bedrooms, one with a double bed and one with bunk beds and another double bed on the mezzanine landing which has a curtain surround. An extra single bed can be provided upon request.
Further details outdoors: The gardens include the use of a 16 foot trampoline (at your own risk!), table tennis and a slide and swings for smaller children. Garden jenga is also available.
