Farm Cottage is situated in West Luccombe, which is only a mile from the village of Porlock. This cottage is part of the farmhouse at West Luccombe has all the charm and character you would expect of this type of traditional building; an Aga in the kitchen, a wood-burner in the sitting room, very spacious throughout and much more besides.
The entrance hall leads into the kitchen with dining table, there is also a separate large sitting room with wood-burner. Farm Cottage sleeps 6 having three good sized bedrooms upstairs, two double (king-sized) and one twin room, which all enjoy lovely views across the fields. There is a family bathroom with shower over the bath, plus two separate toilets, one upstairs and one down.
Farm Cottage has its own separate driveway, plenty of parking for three cars or more and a private garden. It is situated on a working farm so great for the kids to be involved if they wish, just ask Jane the owner. This is a great family destination - you really will feel like you have 'got away from it all'!
Appliances and equipment
Farm Cottage is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven with hob and Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television, DVD player and CD player is provided in the sitting room.
This property does not have its own internet access yet, we will update this information as soon as the situation changes.
An iron, ironing board, laundry basket and hair dryer are also provided.
A cot and/or high chair is available; please request these items when booking so we can make sure they are present for your arrival.
Electricity and heating
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner. The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased from the hardware shop in Porlock.
Linen and towels
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
Private off-road parking for three or more cars is available.
Outside the property
Directly outside is a private garden. The property is accessed via a hardcore (crushed rubble) private drive Please be reminded that you will be staying on a working farm and there is likely to be livestock nearby.
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £25 will be added to your invoice. Please do not allow you dogs on the furniture or upstairs and do not leave them alone in the property at any time.
You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.
Farm Cottage is strictly non-smoking.
The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
Asda and Sainsbury's offer an online grocery shopping and delivery service to this area; please ensure you are at the property for the time you have booked your delivery.
Arrival and departure
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Farm Cottage is available for week breaks (Friday to Friday) during the peak season (from May to September). Short breaks of three or four nights (from Friday to Monday or Monday to Friday) are available from October to April (excluding Christmas and Easter).
