TERMS & CONDITIONS OF RENTAL and RESERVATION & PAYMENTS PROCESS
BOOKING DEPOSIT: £250 deposit is required immediately at the time of booking. Reservations will only be secured and blocked on the Holiday Lettings website upon receipt of a booking deposit.
RENTAL COST: In addition to booking deposit -- FULL rental cost must be settled 10 weeks prior to the reservation start (arrival) date. Once the home owner is in receipt of the full rental payment -- the booking deposit will be retained and held as a "security" deposit against theft, breakages, damage to interior/exterior of the property and contents.
IDENTIFICATION & SECURITY: At the time of booking, you will be required to complete a reservations form which requests your contact information and flight details etc. In addition - each occupant will be required to provide the home owner with a passport photocopy for the sole purpose of identification and security. Personal details will NOT be shared with any other party or person/s (including Holiday Lettings).
DEPOSIT REFUND: "Security" deposit will be refunded two weeks after the final reservation (departure) date pending satisfactory outcome of a full inventory check (see inventory check terms below).
PAYMENT FOR LATE RESERVATIONS:
Reservations/bookings made within 10 weeks of the reservation start (arrival) date are required to make FULL payment of both £250 deposit and total rental cost which is due immediately at the time of booking.
LATE PAYMENTS:
The owner has the right to cancel (withdraw) and resell reservation periods where the full balance has not been settled in full 10 weeks prior to the reservation start (arrival) date resulting in forfeit of the booking deposit .Same terms apply in cases of curtailment.
ARRIVAL INFORMATION:
Arrival details will be sent by email once the required reservation information, deposit and rental payments have been made and processed.
CHECK-IN & DEPARTURE TIMES:
Check-in = 2pm (local time) on the day of arrival (reservation start date) - earlier at the discretion of the apartment manager.
Check-out = 11am on the day of departure (reservation end date) to allow the apartment to be serviced for the next client arrival.
NB: Overstays will be charged an additional night stay. Late check-out may be pre-arranged at an additional cost.
Important - Please ensure you pre-arrange a suitable meeting time with the apartment manager to ensure keys are returned safely (as per Inventory conditions below). KEYS must NOT be left anywhere outside of the apartment under any circumstances as this may result in forfeit of security deposit.
OUT OF HOURS ARRIVALS:
Please ensure the agreed meeting time for key collection (and return) is respected. Apartment keys should be collected upon arrival at the complex from the Management Company. Although rarely charged, a non-refundable "out of hours" fee of between 20-30 €uros may apply if the local management company has to send out a person to deliver keys after 18:00 hrs (Monday-Sunday) this is purely at the discretion of the apartment manager and must be paid directly by the client upon arrival locally if requested.
SERVICES:
Bed linen & Towels will be provided (included in the rental cost) for occupancy of the main bedroom i.e. two persons only. If additional Linen and/or Towels are required a supplement of 16€ will be charged in addition to the rental price when occupancy is for more than two persons i.e. three or four persons including children (local management company policy).
Occupancy: Under health, safety and security regulations --- clients are not permitted to accommodate any other person/s other than those persons that have been pre-agreed as part of the rental terms by the apartment owner.
Cleaning will be carried out before arrival and post departure. Additional cleaning & laundry services are available locally upon request at an additional local charge of 15 €uros per hour for cleaning and 16 €uros for Laundry -- to be paid directly to the apartment manager on location.
CANCELLATIONS:
Booking deposit is non-refundable in the event that the reservation is cancelled by the client at anytime prior to receipt of full payment of the rental balance.
100% charge of the full rental cost applies within 10 weeks of the reservation start (arrival) date under any circumstances including that of Force Majeure (*see definition below)
CURTAILMENT: 100% curtailment charge applies in the event that the client curtails prior or during reservation dates.
*Force Majeure --- We (the home owner) is not liable to pay any form of compensation if your reservation is affected by any event which we deem out of our control. Such events include, but are not limited to war, threat of war, civil strife terrorist activity and its consequences or the threat of such activity, riot, the act of any government or other national or local authority including port or river authorities, industrial dispute, natural or nuclear disaster, fire, chemical or biological disaster and adverse weather, sea, ice and river conditions and all similar events outside our control. Advice from the Foreign Office to avoid or leave a particular country may constitute Force Majeure. NB: Purchasing adequate Travel Insurance cover is highly recommended prior to booking and/or travelling overseas.
INVENTORY CONDITIONS:
To ensure return of full security deposit -- The apartment must be vacated in good, clean and reasonably tidy condition. Kitchen items cleaned and correctly stored..Perishable items must no be left in the fridge or cupboards.
Rubbish must not be left in interior bins or anywhere inside or outside of the apartment or within the complex grounds.
No missing items or damages to the property or contents.
SAFE RETURN OF KEYS: All property keys (including pool passes) must be returned to the apartment manager safely, undamaged and in a fully useable condition. Keys must never be left anywhere outside of the apartment under any circumstances as this may result in the forfeit of security deposit.
STANDARD SECURITY ADVICE:
Although the area is relatively safe -- clients must ensure the apartment is secured i.e. lock windows and doors if unattended and overnight as a pre-cautionary measure The home owner will not be responsible for any loss or damage to clients personal belongings or valuables left in the apartment at any time.

The condo in Mijas Costa was amazing and I will return for sure. We had a wonderful time in Spain. We also visited Morocco, Gibraltar while we were there. The apartment is beautiful and in a wonderful location, quite central to everything. Beautiful grounds, pools and nice to be able to walk to locale restaurants, beaches or just hang out. We really enjoyed the complex as well and met some wonderful people while we were there. Will miss the beautiful views of the sea!!! I must say a big thank you for all your assistance, instructions and helpful suggestions along the way as this made things a lot easier for us. We have come home with some great memories that we will cherish forever!!! Just back from a week in this gorgeous apartment, just what we needed for a relaxing week away. Pools were great had a choice of 3 & always had sunbeds available & not too busy. Loved the terrace & the roof top terrace just to relax in the sun. Had everything you need within walking distance, supermarkets, internet cafe bars, restaurants etc. Was also 8-10 min walk to bus stops so that you can visit Fuengirola or Marbella. Would def recommend this apartment especially for couples just wanting to relax, will def be booking again. Such events include, but are not limited to war, threat of war, civil strife terrorist activity and its consequences or the threat of such activity, riot, the act of any government or other national or local authority including port or river authorities, industrial dispute, natural or nuclear disaster, fire, chemical or biological disaster and adverse weather, sea, ice and river conditions and all similar events outside our control. Advice from the Foreign Office to avoid or leave a particular country may constitute Force Majeure. NB: Purchasing adequate Travel Insurance cover is highly recommended prior to booking and/or travelling overseas.
INVENTORY CONDITIONS:
To ensure return of full security deposit -- The apartment must be vacated in good, clean and reasonably tidy condition. Kitchen items cleaned and correctly stored..Perishable items must no be left in the fridge or cupboards.
Rubbish must not be left in interior bins or anywhere inside or outside of the apartment or within the complex grounds.
No missing items or damages to the property or contents.
SAFE RETURN OF KEYS: All property keys (including pool passes) must be returned to the apartment manager safely, undamaged and in a fully useable condition. Keys must never be left anywhere outside of the apartment under any circumstances as this may result in the forfeit of security deposit.
STANDARD SECURITY ADVICE:
Although the area is relatively safe -- clients must ensure the apartment is secured i.e. lock windows and doors if unattended and overnight as a pre-cautionary measure The home owner will not be responsible for any loss or damage to clients personal belongings or valuables left in the apartment at any time.
