About the home
A stone-built three-storey cottage in the village of Migliano, in the centre of Umbria. It is full of charm with vaulted ceilings, stucco walls and terracotta floors. It has wonderful views to rolling hills, the Tiber Valley and mountains beyond.
External stairs lead up to a small balcony overlooking the street. The entrance door leads from this into the kitchen dining room with cooker, sink, fridge, and open fireplace on which you can barbecue. Lounge with twin sofas and marvellous view. Stairs lead up from the kitchen to the second floor. Double bedroom. Single bedroom on the landing with day bed and cot on request. Architect-designed bathroom with large shower, toilet and wash basin. On the ground floor there is a utility room with fridge freezer; full laundry facilities including washing machine, wash sink, drying rack, iron and ironing table; two mountain bikes; padded deckchairs and dining furniture for eating outside in the area in front of the house.

We provide a basket of basic provisions to get you started but there is a small shop with a bar just a few metres down the road, and supermarkets just 10 minutes drive away in the market town of Marsciano.
High speed Internet connection and laptop provided.

The table and chairs in the ground floor utility can be moved to the comunal area just outside. Two padded deckchairs are also provided. There is a balcony with small table and chairs just outside the front door on the first floor which can be used for breakfast or pre-dinner drinks while watching the villagers go about their business.
There are two public swimming pools within 10 minutes drive. Migliano has a public tennis court and football field.
Two mountain bikes are provided together with a bike rack and cycle lock to travel further afield.
L'incanto is ideal for winter breaks too as there are endless walks in the countryside around, then come back and light the fire!

L'incanto is non-smoking except on the balcony. Sorry, but no pets allowed. We provide a cot and a highchair (on request) but you do need to take care with small children. There is very little traffic in Migliano and children will love to explore the castle and surrounding countryside.
Conditions
Booking dates are flexible with a premium for stay of less than 7 nights. Arrival after 4pm and departure before 10am to allow time for cleaning and preparation. Once availability is confirmed we require a non-refundable booking deposit of 30% to be paid directly to our bank (details given at booking confirmation). Balance of payment to be paid at least 3 weeks prior to arrival unless special arrangements have been made.

The Umbria region


Umbria is known as the green heart of Italy, with good reason. It has a moderate climate with enough rainfall to create beautiful verdant landscape but with plenty of warm sunshine to ripen the grapes and olives.
Here you will find Italian food at its best, with numerous restaurants to try, or simply buy produce in the local market to cook yourself.
The area is steeped in history with a wealth of fascinating architecture, from powerful castles to rustic farmhouses. You can come back time and time again and always find something new to see.
The Migliano area
Migliano is a hilltop village surrounded by magnificent rolling countryside just above the Tiber Valley. At the top of the hill is an ancient castle, most of which is still intact with a courtyard and archways. At one end foundations were found and and these have been excavated to display the remains of rooms, arches and ducting, probably dating back to Roman times. The walls of the castle have recently been renovated and now provide a spectacular walkway running round the perimeter, ideal for a stroll before evening dinner.
Within the castle is a very nice restaurant called Al Menestrello, which serves typical Umbrian dishes. Migliano has an annual festival which lasts about a week and attracts hundreds of guests who dine on the terraces and dance the night away to a local band.

Spoleto (Two World Festivals and famous ancient aquaduct)
Deruta (home of Majolica ceramics)
Bevagna ('Gaite' Ancient Crafts Fair)
Todi (Antiques Fair)
Assisi (famous for St. Francis)
Orvieto (Cathedral and an amazing well)
Spello ('Infiorata' - the festival of flower decoration)
Montefalco (famous for its textiles and wine)
Perugia (fabulous history and architecture, great Chocolate Festival, and centre of the Umbria Jazz festival)
Marsciano (the local market town with many facilities)
Monte Castello di Vibio (a beautiful hilltop town with the smallest theatre in the world)
Within 90 minutes drive are -
Gubbio (The Ceri Race and Roman amphitheatre)
Terni (The Marmore Falls, the highest waterfall in Italy)
Norcia (famous for meat products and cheeses)
Amelia (beautiful hill-top town)
Within 2 hours drive is Florence, Siena, Rome, either coast, and even winter skiing in the Apennines!

Fly into Ciampino (Rome), Fiumincino (Rome), Ancona, Pisa, or Perugia (from Stanstead). You will need to hire a car. Migliano is 12km due west of Marsciano which is between Todi and Perugia. The village is well signposted. Drive into the village and park in the square. Walk 50m up the road towards the castle and the house is slightly set back on the right.

A really comfortable cottage in a quite village not far from a town with a good market and shops. A great base for discovering the beauty of Umbria. The neighbours in Migliano were so welcoming and so sweet - I wish I spoke Italian better so I could talk with them! We have just settled in after a very long journey by car, train, train, and hire car all the way from rainy Deal in Kent! It is beautiful here. We will leave the peanut butter by the First Aid kit (!). You never know when you might need emergency peanut butter! You really have thought of everything here...in fact...I think I have moved in permanently! The lack of noise, the warm weather and the awesome views, especially from the 'guest' room make us feel totally blessed to be here. I may update this message as we go on if that's okay. We need to do some exploring...but aftter 27 hours non-stop travelling it's time for a nice warm bottle of Montepulciano and maybe an olive or two! to be continued...
After nearly a week we have done some exploring. The countryside never fails to deliver its beauty and L'incanto has lived up to its name. Thoroughly relaxed now, thank you!

Friday 28th - the day before we are due to leave. Having a lazy day at the cottage reading and enjoying the peace. Been to Todi, Assisi and Perugia, along with various other smaller places. Both Todi and Assisi were wonderful places to visit, as was Orvieto. What has made the week special for us was being part of the village and the community, enjoying the sound of the neighbours chatting to each other despite the fact we had no idea what they were saying! It was Carol's birthday on the 26th so we had a lovely meal up in the castle. A fabulous setting for a special evening and one to remember. Hope to be back again one day! Thanks a lot.

We charge the same rate all year because we feel people who can only come in the school holidays, teachers, parents, etc. shouldn't be penalised by higher rates in the so-called holiday season. It costs us the same...why not you too?
