These fantastic apartments have been designed by the British owners to provide a great alternative to a high quality modern hotel suite for a fraction of the price. The cost of renting these apartments is the same for a week as you can pay per night in some of the local hotels. The whole building was refurbished in 2006/7 and the apartments have been recently furnished and decorated. Apartment 5 was furnsihed from new in September 2011. This is a one-bedroom apartment with a white New England style bedroom. There is a sofabed in the living room so you can sleep a maximum of four people. The kitchen has everything you need to cook properly at home and there is a dock for your iPod and wireless internet throughout.
The wonderful South Beach night-life is all around, but the location is next to a school and mostly very quiet. There are supermarkets, grocery stores, delis and pharmacies as well as a hairdresser all within a 30 second walk.
All apartments have fully fitted kitchens, air conditioning, cable TV, internet and Ipod dock. Extra housekeeping is available on request for an adtional fee.

There is some common space outside but the beach is only two blocks away in one direction and Flamingo Park is in the other. Flamingo Park has a great pool and tennis centre.

Cancellation policy: When we take your booking we take the property off the market. It is an inconvenience and often a financial loss for us if the rental is subsequently cancelled. We do realise that sometimes circumstances change and we have a simple policy for this situation. If you cancel more than 30 days before the booking we offer a full refund. If you cancel less than 30 days before the booking we will only refund if we manage to re-let the property. If the rental is for a smaller amount then we will reduce your repayment by the net difference.

Really brilliant location close to beach, Lincoln Mall, supermarkets & tree-lined buzzy dining on Espanola Way. Apartment is spacious, nicely decorated with very functional, well-equipped kitchen . Other reviewers commented on dated bathroom. Parts of it are, but bearably so and everything is clean. Good provision of towels including beach towels + umbrellas for beach. Everything worked well and service was swift when WiFi dropped out. |

Overall I would recommend this property to other guests. It was a pretty good deal for the price paid as compared to South Beach Hotels that sleep 4 people. It is a very short walk to the beach, shopping, food, clubs, etc... This is nice if you don't want to get a car. Check in was ok. It's a little more trouble than a hotel would be since someone has to meet you there. That was somewhat hard for us as we were flying in under employee travel which means you can get bumped to the next flight if one is full. Of course that happened and it was hard to say when we'd actually make it into town to meet for check in. They did work with us and another one of the guests was able to meet them sooner for the key. If you need more than one key make sure you let the owners know ahead of time to avoid the trouble. We did have to request another set of keys and didn't think we'd be able to get one at first. The housekeeper did come through for us and it was greatly appreciated! Upon arrival we were surprised to find out that wash cloths were not provided. I must have missed that in the overview because we thought everything was provided. They only provided towels so we had to go search for a store that carried them. Cost was $2 each so we ended up spending about 10 bucks. Would recommend some minor fixes to the apartment overall to ensure guests satisfaction. When I say minor I do mean very minor such as a broken towel rack and some kind of air freshener to keep the apartment refreshing in the FL heat if air is on low for a period of time. Fully equipped Kitchen was amazing and great to have so that you don't have to eat out the whole time you're there given the higher prices. Lucy, the booking agent, is very nice and pleasant via email and the other employees that we dealt with were also pleasant. Booking process was straight forward and deposit was immediately returned after departure. Thanks Lucy and team for making my South Beach stay a pleasant one! |

• Florida Sales Tax
We are legally required to pay Florida sales tax, which is charged in addition, at a rate of 7% of the rental price. Some properties available on-line do not charge this tax. That means the owner is not legally registered to offer short term rentals in Florida and it may also be the case that short term rentals are not allowed in their building.
We think 7% seems a small amount to pay to be sure you are not witnesses in a tax avoidance investigation at some point during your holiday or in the future! Beach Town Apartments is part of Beach Town Investments LLC, a legally registered entity in the State of Florida.
