Situated in the well connected central western shore village of Mezzegra and enjoying a much sought after address in a private gated residence which features the modern holiday-let building set in landscaped grounds of an ancient villa of noble origins.

This modern property is ideal for couples or small groups of friends with a bright open plan living room enjoying an indoors dining area and living room with sofa and TV for guests’ entertainment. There are large windows which open out and provide plenty of light to flood the room.

Glass balcony doors also lead out onto a very sunny private balcony terrace with views over the mountains, lake and residence. Guests can enjoy a lovely morning coffee or romantic evening alfresco supper at the dining table.

Leading off from the living room is a fantastic compact kitchenette providing all the desired appliances for a self catering holiday including sink, electric hob and all the necessary crockery and cooking utensils.

The property also features a spacious a spacious master bedroom with double bed and stylish furnishings including modern overhead reading lamps and bedside tables. A comfortable double sofa-bed to the living area can also be adapted to accommodate any additional guests.

A modern newly fitted bathroom with power shower, washbasin, WC and bidet is also provided for guests.

The beautiful on-site resident facilities can be enjoyed by guests and include an indoor swimming pool, a very large outdoor swimming pool with sunny terrace and sun-loungers perfect for sunbathing with a good book or summer cocktail! Please note that anyone who wishes to use the communal pool must wear a swimming cap. A hard surface tennis court also provides a fantastic way for guests to keep fit and enjoy the outdoors.

For curious guests the grounds of the residence provide many fascinating finds including ancient underground cellars, a Roman shell mosaic style Fontana and mature lush gardens to relax and unwind in.

The Lombardy / Lake Como Area region

The Italian Lakes are a little slice of paradise. Elegant ribbons of blue water stretch out ahead, folded into the sun-baked foothills, with a spectacular back drop of the snow-capped Alps.

Lake Como offers hidden treasures just waiting for the visitor to discover them: charming corners forgotten by time, lakeside villages where nothing seems to have changed for centuries.

It is steeped in history with an immense collection of churches, architectural masterpieces and works of art covering the centuries. The lake is situated in a basin surrounded by wooded mountains, and offers an extremely varied landscape, with its' shores featuring a succession of pastures, and woods as well as harsh and impressive rock formations.

All this alongside elegant, lakeside villas with sub-tropical gardens, which provide a haven of peace and tranquillity and chic resorts such as Varenna, Bellagio, Menaggio and Como itself.

Warming, inspiring and graced with natural beauty, the lakes are still a place to draw breath and wonder. Lake Como, oriented north-south, ringed by characterful old villages often wedged onto narrow beaches between rugged cliffs and water. Those classic lake images of flower strewn balconies, Baroque gardens and splendid waterside villas can be found here in abundance. Dotted around and between the lakes are some of Italy's finest art cities, such as Milan, Verona & Bergamo.

The most romantic and picturesque villages on the lake are Santa Maria Rezzonico, Varenna (15 min by ferry) & Bellagio (8 min by ferry), Lenno (visit Villa Balbianello, location for 007's Casino Royale as well as Villa Gaeta, right here in Menaggio) & Laglio (where George Clooney owns Villa Oleandra).

The Mezzegra area

The property is just a 5 minutes’ walk down a slope to the centre of Mezzegra which offers a wide variety of amenities including supermarkets, cafes, bars, bakery, a small working marina with boat moorings and a newly renovated children’s play park.

From the village by car guests can easily reach the next town of Lenno which is said to be one the oldest settlements on Lake Como and which today offers a wide choice of amenities as well as a charming lakefront cafe-lined promenade, passenger ferry, public Lido beach and nightclub and featuring one of the lakes most famous attractions, Villa del Balbianello!

Guests can also enjoy the close proximity of Mezzegra from Tremezzo a bustling resort town which offers cafes, restaurants, bars, a beautiful landscaped lakefront garden and a passenger ferry service to Como. A bus service runs a frequent western town route to the north of the Lake and to the south where Como city with its train line connections is situated. A Bergamo airport bus transfer also operates from Menaggio.

Golf
There are Golf clubs around Lake Como: The Cadenabbia & Menaggio Golf Club celebrating 100 years this year and is Italy's oldest golf course. Established in 1907 with 18 holes Par 70, it is located above Menaggio near Croce, in Grandola ed Uniti, approx. 20 min. by car. Tel: +39 344 321 03. Green Fees: Weekdays EU 55, Weekends and Holidays EU 70 Euros; Golf Cart Rental EU 36.
Restaurant Golf at the club serves fantastic food and is well recommended.. Guests are always welcome, please call beforehand to check course rules. Golf Club Menaggio: (Menaggio Como).

There is also a first class Golf Course at Varesse for those staying nearer to the Lake Maggorie area.

Skiing
This beautiful lake region of Italy is not the best for skiing as you may imagine, despite its scenery, crisp air and near perfect visibility and mountains capped in winter snow. It does however have Skiing opportunities at local resorts for a day out.

There is a small ski area on Mt. Lema , not more than 10 km from Lugano, but you have to be lucky to have enough snow for skiing. In Ticino, the local Swiss Canton, the best places to ski are probably either San Bernardino (south of the pass of the same name) or Airolo (south of Gotthard pass). Both are reachable in about 1 hour by car across the Swiss border.

There are direct trains to Airolo as well from Lugano and hence from Italian Stations. To S. Bernardino there is only a bus connection. For more snow try Andermatt (on the north side of Gotthard pass) which has normally good snow conditions and a good choice of runs.

The closest major ski resort is Madesimo toward the Splugen Pass, which is approx. 1 hr 20 min. by car.
