Home description

The house is Grade 2 listed dating back to the mid 1700’s; it is delightfully situated in the middle of its own 3 acres of beautiful Cornish countryside but is within easy striking distance of everything this unique county has to offer. On the door step are both the Lost Gardens of Heligan and the Eden Project. Broom Park is just 10 minutes from the beaches of the south coast and 30 mins from the rugged north coast. Plymouth is an hour to the east and Lands End an hour or so to the west. The county town of Truro – a charming shopping centre - is just 20 minutes away to the west.

Broom park is an imposing 250 year old house built of granite and sandstone set in its own 3 acres of grounds at the head of the Roseland Peninsula in mid-Cornwall. The beaches of the south coast are just 10 minutes away, the surf beaches of the north coast half an hour away across the county and even St Ives in the far west is less than an hour away. Both St Mawes and Truro are just 15 miles away. Many of the rooms are dual aspect and the house faces south so sunlight pours in most of the day. There is a gorgeous sweep of lawn to the front and a more intimate walled garden to the east side of the house with a breakfast terrace and garden furniture. At the front of the house there is another paved terrace with more outdoor furniture - ideal for lunch and evening drinks.

The West Country / Cornwall region

We assume that our visitors will be familiar with what this unique county has to offer. They say you are never more than 15 miles from the sea in Cornwall and this house is no exception. The gentle beauty of the south coast is just 10 minutes away and the house is at the head of the Roseland peninsula which stretches the 15 miles down to the beauty of St Mawes with great sailing spots every step of the way. Locally renowned beaches include Hemmick, Caerhays, Pendower and Pentewan. There are many stunning coastal walks particularly around Portloe where “The Camomile Lawn” house can be found. Across the county is the more rugged north coast – home to surfers and windsurfers at places like Watergate Bay, Newquay, Rock, Perranporth and Porthtowan. Further west lies Penzance and the wild world of those last few miles to Lands End – Porthcurno, Sennen Cove, Kynance Cove and St Ives.

It seems that every beach has its beach bar – some the rival of restaurants all over the world. Full details of these are at the house but the Porthminster Beach in St Ives, 3 Mackerel in Falmouth, Blue in Porthtowan, Beach at Sennen and The Beach Hut at Xtreme Academy, Watergate are just five that are worth a mention here. And they’re all right on the beach. Going upmarket Rick Stein’s empire in Padstow is just half an hour away as is Jamie Oliver’s latest 15 restaurant in Watergate.

Truro is the charming county town with excellent shopping and all amenities like banks, galleries and the county’s theatre - The Hall for Cornwall. Falmouth is now home to the Maritime Museum and closer to home Fowey is rapidly becoming the place to be with excellent restaurants and the Du Maurier festival every year.


Mevagissey / St Ewe area

The two most exciting newcomers to the Cornish scene – The Lost Gardens of Heligan and The Eden Project are right on the doorstep. You could actually walk to Heligan – its only 2 miles and Eden is just 10 miles or 20 minutes away by car. Both the brainchild of Tim Smit they are “must see” attractions though with very different personalities – Heligan a romantic Victorian hideaway, Eden a brasher, more futuristic global player. Heligan has been described by The Times as “the garden restoration project of the century” and Eden simply as “a miracle” by the New York Times – find the time to see them both. Heligan will take about 2 hours to do properly, Eden 4. Don’t try to do them both in the same day and look out for evening openings and special events at both. The farm shop at Heligan is a joy and open 7 days a week. Rick Stein is half an hour away and so too now is Jamie Oliver's 15! The Tresanton in St Mawes is 30 minutes away....all times by car.
The Eden Project's massive covered skating rink (Nov-Feb) is a must in winter.

Cornwall has a lot to offer in its 100 miles length and 400 miles of coastline - you could hardly be more central to it all than at this house.

When it comes to beaches you're spoilt for choice! From the gentle south coast (sailing) just 10 minutes drive away to the rugged north coast (surfing) just half an hour away by car. The Cornish owners have left a huge amount of detail on all this at the house but their favourites include, locally, Caerhays, Hemmick, Pendower and St Mawes to Watergate and Porthtowan in the north.

The nearest golf course is 6 miles away at The 4 star Carlyon Bay hotel - a beautiful links course. St Mellion is near Plymouth and Killiow near Truro. There are many more half an hour across the county in North Cornwall - Trevose, St Enodoc et al. Tehidy is 45 mins away near Redruth.

Sticker (pub shop etc) 2 miles/5 mins.
St Mawes 15miles/30mins).

Although delightfully private and deep in the countryside the house is close to everything. St Austell has both a huge Asda and Tesco and Truro has all major banks and stores including a new Marks and Spencer. There are many pubs nearby and an all day Londis just down the road.


How to get there

Use of a car is essential.
A303/30 or M4/M5 from London work well nowadays - 4 hours on a good day ...allow 5.
Airports at Newquay (30 mins) Plymouth (1 hr) Exeter (1.30)
Rail from Paddington to StAustell (5 hrs) St Austell station 10 mins.

The kitchen has been recently re-modelled and has everything you’d expect including the constant friendly warmth of the AGA. Moving through from the kitchen there is a large (20ftx20ft) family reception room with a huge, long dining table, armchairs and a desk and windows to south and east. French windows lead out to the breakfast area. It’s a great family room.

The other reception room is dual aspect with a lovely working fireplace, cable TV, video, DVD. There are two large settees and a round table with 5 chairs.

Also on the ground floor adjoining the kitchen is a charming bedsit recently remodelled from the old piggeries! It has a single bed, armchair TV and stereo and a well appointed shower room with wc and basin. It is ideal for anyone who wants to get away from the party sometimes – an elderly relative, independent teenager or au pair. It is entered via the kitchen though also has its own door to the courtyard too. Self contained if need be. The house would work extremely well for two families accompanied by an au pair.

The bedrooms are a mix, with 2 big doubles (the master bedroom en suite) and 2 large rooms one with two singles and one with bunkbeds – ideal for a large family or two families holidaying together. There are two bathrooms with wc on the first floor and shower rooms with wc on the top floor and ground floors. There is also a wc with washbasin on the ground floor.

It is a big house – with plenty of room in which to get lost or enjoy some privacy and from June to September it simply opens up in all directions for the Cornish summer. Breakfast, lunch, barbecue, drinks can all be taken on 3 sides of the house. Why not follow the sun around?

Further details outdoors:
The house is surrounded by its own land and has 6 doors so in summer it really is open house onto the terraces and grass. So, there's a lot of garden furniture - 3 tables, 12 chairs, 4 benches, 3 sun loungers etc. Just follow the sun around the house from breakfast to sunset. And there's a barbecue of course.


Further details

The house is currently a family home (owners' children 8 and 10) so it is no stranger to children! And the 3 acres of grounds, large trampoline, climbing frame etc make it ideal for a family holiday. The ground floor bedsit (which is off the kitchen) is also equipped for the elderly but would make a delightful self contained quarters for au pair or chauffeur! Ideal for two families plus au pair.

Towels and linen are provided and changed at the end of each booking. For longer stays weekly cleaning and change of sheets can be arranged with an additional charge. Please bring your own beach towels.
