Situated in Roquebrune Cap Martin, a prestigious location on the outskirts of both Menton to the east and Monaco in the opposite direction, this apartment is on the 2nd floor and is accessed by lift or stairs. The living room has two comfortable sofas and a dining table, plus TV with DVD/ and radio with ipod docking station. Wifi available. There is a separate well equipped, fitted kitchen with full size cooker and hob, microwave, washing machine and tumble drier and plenty of cutlery, crockery and pans. The super, large balcony overlooks the rear gardens and pool and has sea views towards Menton and Italy. Equipped with table and chairs it is possible to dine "al fresco" for over half the year. The apartment block has its own pool with loungers and sun terrace and the beaches are also nearby and local shops just a few minutes walk away.
Ideally situated for all year round holidays, when not on the beach or at the pool, there are mountain villages to explore, coastal walks, botanical gardens and museums as well as the vibrant city of Nice to the west and Italian towns of Ventemiglia and San Remo to the east.

The Provence Alpes Cote d'Azur region
Known as "the Pearl of France", Menton boast a subtropical microclimate (316 cloudless days a year), hence a popular resort all year round. The most eastern town on the French Riviera, with Monaco just a few miles to the west. The Old Town of Menton is in an elevated position above the town. A little higher than the St Michel church is the town’s old cemetery. It is lovely to walk around, lots of character, lots of English, Russian princes and a few famous names – look out for Aubrey Beardsley and the creator of the game of Rugby, Ellis Webb
Also, the village of Vieux Roquebrune, clustered around the remains of a medieval castle with fabulous views and lovely to walk around with narrow streets that wind down the hillside.
Le Corbusier is a coastal walk that begins at this end of Carnoles beach, and takes you around the Cap Martin as far as Monaco. The walk is popular with locals, keeping fit or walking their dogs and the views of Monte Carlo, the scenery and surroundings are fabulous.
Because of the wonderful climate, the area boast several botanical gardens: Val Rahmeh at Menton Garavan, Serre de la Madone, Maria Serena Villa and Gardens and Hanbury Botanical Gardens at Ventimiglia to name a few.
Museums: There are many museums and art galleries in Menton, Monaco and Nice for you to enjoy.
Apart from the sun and sea, there is always something to see in the area. Several small villages nestle in the mountains and a path running along the coast towards Monaco and is a super way to see the coastline.
In February the famous “Fête du Citron” takes place with a parade of floats decorated with citrus fruits watched by 230,000 visitors who come to celebrate the Lemon.
Monaco/Monte Carlo is just a short bus ride away with the famous Casino and port, and towering above, the charming old town with Grimaldi’s Palace and the Cathedral where Princess Grace is buried.
The train is a good way to go to Ventimiglia, the first town across the boarder in Itay, famous for its vibrant market.

"Great pool, good location, but the flat's condition was disappointing"
I stayed in this flat for 2 weeks in July 2013 with my wife and 2 children. Having chosen the Menton area for a holiday, we were drawn to this flat by the pool. My kids loved it, especially since there were many other kids in the pool every day (most only spoke French, but this was not a problem for my English-speaking 9 year old). There were several shallow side pools that were great for my 2 year old as well. The nearby beeches were decent, but do not come expecting expanses of soft sand or open space--they are all partly or completely pebbled, and are quite crowded. The area around the flat does not have much going on except for the lovely bakery and the nice big park with playground. It is relatively quiet once you learn to tune out the occasional obnoxious motorcycle roaring up the hill. The flat itself looks like the pictures. The beds and furniture were comfortable (except for the remarkably flat pillows), the balcony was great and the kitchen was well-stocked. With temperatures in the high 20's and no air con or fans, we were a bit warm at night, but it was tolerable and there was usually some breeze. However, we were disappointed by the poor cleaning job done before our arrival. It was clear the flat had been lightly cleaned, but the grime had been building up for a while under the furniture, in the corners, in the bathtub and shower tiles, and on the balcony. We spent several hours our on our first day cleaning up to our admittedly high standards. Then on day 2, we discovered both the clothes washer and dryer (separate units) were broken. The owner responded promptly by replacing the washer within a couple of days, but the dryer was never fixed. While it may have just been our bad luck, the overall impression these first days left was that the flat is a high-volume rental that lacks someone local committed to its quality or condition. That said, it is entirely livable and comfortable if you are not expecting it to be sparkling and new, and the pool is wonderful for The children. One tip for tech-dependent folks: the flat has no wifi (!!!) but you can buy a cheap 3G-to-wifi router from Orange called a Domino that worked in the flat.

"Great flat with spectacular views"
The flat is spacious and well equipped in a good location within walking distance of the sea-front.
Highlights for us were walking one minute to buy fresh croissants and bread from the patisserie and eating them on the large balcony with views over the bay.
The complex's outdoor pool on the ground floor is great for a dip on a hot day and there are sunloungers for relaxing.
We would recommend driving up to the old village where there are a few good restaurants for evening dinner. There is also a very pleasant fish restaurant on the seafront next to the parking lot at near the bottom of avenue de Churchill. Only downsides are that you do hear the occasional over-revved scooter whizzing by on weekdays and I think the junction exit should be changed in the directions from 27 to 28. Further afield, we recommend visits by car to Eze and also the Rothschild Villa just past Monaco.

"Great value, well-equipped apartment in a scenic location"
Having booked to do Ironman France in Nice, recruited the wife and kids to come and support and having explored the cost of holiday villas around the Cote D'Azur we needed somewhere affordable, comfortable and relaxing for two weeks in reach of Nice. This apartment was a great find. Directions couldn't have been easier and airport to apartment was 30 mins so Nice was well within reach for the race. Apartment was bigger than I expected from the photos - nice and spacious lounge/diner, two adequate bedrooms perfect for a family of four. Kitchen had everything we needed someone had even left a bottle of wine and some grapes on arrival! The view from the balcony has to be seen in the flesh to be fully appreciated it is awesome both day and night. Beach is 10 mins walk away with good restaurants for lunch and dinner if required. Local bakery 2 mins walk and Spar 10 mins walk max - great staff and everything you need for those nights you want to stay in and cook for yourself. Monaco and Monte Carlo are next door. Italy is 15 mins in the other direction. The pool was lovely. I can't fault it - other than there is a piece missing from the 1000 piece jigsaw which you dont find out until it is too late... I will be re-booking in 2013 when I go back to finish the Ironman...

"Great location, very nice apartment with fantastic views"
The apartment is very conveniently furnished, and the kitchen has everything we needed to prepare full meals. The views are stunning, and the deck is perfect for dining. We received all necessary directions prior to our arrival, and we had no trouble traveling from the airport to the apartment--in fact, the bus dropped us by the front gate. We are planning to return as soon as possible!

"A nice holiday apt. with fabulous views in a great neighborhood"
The apartment was great located in a very nice building and neighborhood and as described in the ad, everything was right on the money The views from the balcony were fabulous and the key keepers were very welcoming and made us feel right at home the minute we arrived. With the bus stop right outside the front door,travelling to Menton or as far as Nice for a euro, makes navigating around the Riviera inexpensive and convenient. The grocery store,bakery and other amenities are within easy walking distance and make daily living a snap To sum up,we had a wonderful vacation and are glad we chose this place to spend it in.

"Great view - Boring location"
The apartment was nice but the bathroom is in need of a major renovation. There was hardly any water coming out of the showerhead probably because it needed to be changed. Also there was no shower cur… More
I do not agree that the bathroom is in need of total renovation and this can be confirmed by our photograph. It is not 2011 but has a large inset basin (which shows it is not ancient!) good storage and the ceramic tiled floor was laid three years ago. There is a folding, 4 part glass shower screen as commonly found in bathroom shops which is more effective and cleaner than a curtain. Perhaps the guest wasn't aware that it needs to be open and rest along the bath edge. The shower head was changed a couple of weeks after their visit. These do need changing from time to time and if the guest had made me aware of this it would have been changed the very same day.
We leave salt and pepper and enough toilet paper to start. We have found that guests do not like food left behind from previous visitors when they are self-catering.
We are sorry this visitor had a problem reaching the apartment. We give full directions and have never encountered a problem with this before. On this occasion I understand the visitor didn't follow our directions as on arrival, he stated that he doesn't like to use motorways and took the much slower coast road.
