Cocketts is a 16th century listed cottage nestled along a country lane in the heart of Suffolk. It has oak beams, wonky floors and a large inglenook fireplace with log burning stove. However it is equipped to a high standard with all mod-cons expected these days; comfy seating, quality linen, an attic den with PS3 and games and toys for all ages. Sleeping 6 in 2 kingsize bedrooms, and a twin, there is also a double futon, if needed, and 1 kingsize bed can be made into a further twin if preferred. There is an acre of garden, with an enclosed 'safe' area for little ones which has the benefit of a wooden playhouse and outdoor toys. There is a patio and seating to enjoy the evening sun, a large grassy area and an old orchard with tree swing and picnic table, which provides for further adventure or relaxation. The garden is visited by a wide variety of bird and wildlife, and in season provides apples, pears, sloes, quince, walnuts and damsons. There are walks from the door, perfect if you are bringing the dog, and it is easy and flat for cycling. The owners live next door and keep chickens and friendly pygmy goats.

Despite a feeling of being 'in the middle of nowhere', Cocketts is easy to get to , and is well placed for exploring the many local picturesque villages, the Suffolk heritage coast, Constable Country, as well as Norwich, Cambridge and Bury St Edmunds. Suffolk has a wealth of farmers' markets, pubs and restaurants that pride themselves on high class local produce that will keep you well fed. There are plenty of places of interest to visit, and books, maps and information is kept up to date to help you make the most of your stay. Cocketts itself has an interesting history with links to the early Quakers and the English Civil War.

The ground floor comprises the sitting room with inglenook fireplace and wood burner, large flat screen TV, DVD player and comfy seating; the well equipped kitchen with large fridge/freezer, double oven, dishwasher and farmhouse table easily seating 8; the utility room with washing machine and tumble dryer, and a cloakroom with toilet and handbasin.

The first floor comprises the master bedroom with kingsize bed, large stone fireplace, and plenty of storage space; a second bedroom which can be made up as a twin or as a kingsize; and the modern family bathroom with power shower over the bath. The landing is home to Brandy, the rocking horse.

The attic floor includes a twin bedroom set in the impressively beamed roof which is accessed via the den that houses PS3, TV, DVDs and games books and puzzles for all ages. The den has a futon which can be made up as double bed, sleeping an extra 2, making 8 in total.

The cottage has unusually large windows which flood the house with light and provide great views of the garden and the farmland beyond.

Further details outdoors

The front garden is made of a lawn and 2 large beds stocked with cottage garden plants and flowers. There is a large pond between the orchard and grassy play area. Small children will enjoy playing in the play house and with outdoor toys, within the safe enclosed garden close to the house, whilst older children will enjoy the swing, perhaps cycling through the orchard and outdoor games. There is a secure outhouse for storage of bikes, and a barbecue is available too. You are welcome to come and meet the goats or feed the hens!

The cottage is at the end of a no-through road, and so there is no passing traffic apart from horses and walkers or cyclists. There is parking for up to 3 cars.

Mendlesham

The local historic village of Mendlesham offers a pub, shop and fish and chips, as well as a medieval church that hosts a rare collection of ancient weaponry, and an annual May Fayre with stalls and Morris men etc. The area is mainly agricultural with many pretty villages that are worth a visit. Stowmarket (5 miles) provides for all day to day needs in terms of large supermarkets. There is easy access to Bury St Edmunds, Lavenham, Constable Country and the Suffolk Heritage coast, and a little further afield is Cambridge, Norwich and the Norfolk Broads. Farm parks, zoos, castles, museums, NT properties and the beach are all about a half hour drive away.

The area is good for walking and cycling, there are 2 leisure centres (1 with a swimming pool) within 6 miles, and 2 golf courses within 20 minutes.

"Utter bliss."

What a beautiful cottage, perfect break, lovely friendly owners and serene surroundings. As a family who visits Suffolk frequently we have stayed in various cottages but this one has proved to be the best. We came across this cottage by accident, but we are so glad we did. It is perfect for families of all ages and also couples. Our children didn't want to leave the cottage it was a dream come true.we will definatly return and spread the word of where to stay.
