Lake view perfection!

Boasting a sweeping expanse of central lake views, this luxurious 3 bed 'villetta' offers an idyllic retreat for groups of 6-8.

Nestled in the mountainside between Menaggio and Plesio, no expense has been spared in making this modern three-storey residence as sumptuous as can be. Designed with art nouveau style influences, the 150sqm interior is also fully-equipped with all the must-have home comforts, including air-conditioning, WIFI, SAT TVs and Blu-ray / DVD players. Under floor heating to the Botticino marble floors also ensures guests stay nice and cosy here in the wintertime too!

The immaculately presented ground floor is adorned with antique pieces and art work, for a truly inviting home-away-from-home. An elegant sitting area provides a restful setting in which to enjoy quality moments together, with a SAT TV and DVD player on hand alongside a period marble art nouveau fireplace. Ambient evenings in can easily be enjoyed here in the colder months, whilst the lake views from the picture window and the direct access out to the covered private terrace make this a wonderful spot for summertime entertaining.

An elegant dining area ideal for 6 under the pretty crystals of a regal chandelier; for a lovely venue in which to enjoy lake view dinner parties and get-togethers.

The covered granite terrace also allows guests to wine and dine the day away, with a stone-built BBQ and alfresco dining area.

A granite-topped U-shaped kitchen is fully-equipped to offer all the must-have appliances for a carefree stay, with its open plan layout and its pair of bar stools ideal for relaxed holiday stays.

An ornate curved staircase leads elegantly down to the lower ground floor of the 'villetta.' Here one can easily be accommodated to the luxurious cosiness of a spacious guest bedroom, which is furnished with a double bed and a relaxed sitting area. The sitting area comprises a leather sofa with a 55-inch smart 3D SAT TV. The leather sofa can be easily converted into a double sofa bed, to provide extra accommodation if needed. WIFI access can also enjoyed to this floor and a beautifully finished en-suite marble bathroom (walk in shower) is also on hand for guest's comfort.

Following on from the ground floor sitting room, the elegant curved staircase effortlessly flows to the two bedrooms suites of the first floor. Equally stylish and inviting, the two king size bedrooms both boast breathtaking lake views from a sunny L-shaped 9 x 2m balcony, which is furnished with a bistro table, sitting area and hammock.

Providing a romantic setting from which to enjoy a chilled glass of wine in the evenings, guests can easily walk from the balcony straight into the restful ambience of their elegantly furnished bedroom. The antique pieces add a touch of refinement to each room whilst a luxury marble fitted ensuite bathroom (walk in shower) complements one bedroom and an ensuite contemporary fitted marble bathroom (bath tub) to the other. Both first floor bedroom suites offer the additional comfort of air conditioning, from a state-of-the-art silent Mitsubishi unit.

The luxury holiday retreat further features a safe, laundry facilities and 2 private garages.

The beautiful holiday residence is situated in a new private development known as 'Parco Dei Cervi' (meaning 'The Deer Park'). Its setting couldn't be more heavenly, with far reaching views of the central lake that encompasses the beautiful Bellagio Peninsular and the famous Villa Gaeta (featured in the James Bond 'Casino Royale' film).

A large outdoor swimming pool (open from 15th May – 30th September and shared with 2 other villas) offers the perfect excuse to unwind in the sun, whilst the private garden of the property offers a tranquil haven in which to relax and enjoy memorable alfresco meals.

Mainly laid to lawn, the garden offers fragrant jasmine and lively shrubs alongside an ornamental bridge, a set of sun loungers and some comfortable garden benches to relax on.

** We had a great stay at Le Petit Palais. It met our expectations and was spacious and clean. The view was beautiful!

The office staff was great - especially Manuela. (I think that was her name, young, blond, vivacious, and very friendly) Also, Lydia was very, very helpful throughout the booking process. We also appreciated all the emails we received prior to our arrival.

We would have liked a few menus or restaurant suggestions, as well as a ferry schedule. Although we didn't need it, emergency numbers would have been good to have...just in case. And in English as well as Italian.

Our stay was very enjoyable, and we would definitely recommend this villa.

This is the best way for me to describe staying at Le Petit Palais Villa -- This was the best vacation ever for my wife and me and a large part of that was due to staying in this villa with its breathtaking views of Lake Como. During our two week visit, we toured many of the beautiful cities and towns on the lake but at the end of the day, we were very happy that we selected Menaggio and the villa as our home base. It was a great place to come back to after long and short day-trips to surrounding cities and venues where we enjoyed walking through some of the finest gardens we have ever viewed. We ate at most of the restaurants in Menaggio and enjoyed the hospitality and ambiance of all of them. This was an experience that we may never match in our life times.

Our trip to the lake region was made even more enjoyable when dealing with your friendly and very helpful staff. We interacted mostly with George, Danilo, and the young woman (behind the counter) whose name unfortunately escapes me. They were always accommodating to us and we especially valued their tips on where to dine, what to see, and how to get around.

I am so glad that we picked this villa and the city of Menaggio for our one-of-a-kind vacation.

From its picture-perfect spot nestled between Plesio and Menaggio, guests are perfectly placed for reaching the tennis and golf as well as the modern day amenities, restaurants, family-friendly Lido and the ferry service provided in pretty Menaggio.

As well as offering easy access to the Milan airports, Lake Lugano and the Italian Alp ski resorts, the central lake offers a treasure trove of fun; with water sports, hiking, boat rental, horse riding, spa days, extreme sports and much more to enjoy!

Golf:

There are Golf clubs around Lake Como: The Menaggio & Cadenabbia Golf Club is Italy's oldest golf course. Established in 1907 with 18 holes Par 70, it is located above Menaggio near Croce, in Grandola ed Uniti, approx. 20 min. by car. Green Fees: Weekdays €55, Weekends and Holidays €70 Euros; Golf Cart Rental €36.

Restaurant Golf at the club serves fantastic food and is well recommended.. Guests are always welcome, please call beforehand to check course rules. Golf Club Menaggio: (Menaggio Como).

Skiing:

This beautiful lake region of Italy is not the best for skiing as you may imagine, despite its scenery, crisp air and near perfect visibilty and mountains capped in winter snow. It does however have Skiing opportunities at local resorts for a day out.

There is a small ski area on Mt. Lema, not more than 10 km from Lugano, but you have to be lucky to have enough snow for skiing. In Ticino, the local Swiss Canton, the best places to ski are probably either San Bernardino (south of the pass of the same name) or Airolo (south of Gotthard pass). Both are reachable in about 1 hour by car across the Swiss border.

There are direct trains to Airolo as well from Lugano and hence from Italian Stations. To S. Bernardino there is only a bus connection. For more snow try Andermatt (on the north side of Gotthard pass) which has normally good snow conditions and a good choice of runs.

The closest major ski resorts are St. Moritz and Madesimo toward the Splugen Pass which is approx.100km.

The Italian Lakes are a little slice of paradise. Elegant ribbons of blue water stretch out ahead, folded into the sun-baked foothills, with a spectacular back drop of the snow-capped Alps.

Lake Como offers hidden treasures just waiting for the visitor to discover them: charming corners forgotten by time, lakeside villages where nothing seems to have changed for centuries.

It is steeped in history with an immense collection of churches, architectural masterpieces and works of art covering the centuries. The lake is situated in a basin surrounded by wooded mountains, and offers an extremely varied landscape, with its' shores featuring a succession of pastures, and woods as well as harsh and impressive rock formations.

All this alongside elegant, lakeside villas with sub-tropical gardens, which provide a haven of peace and tranquillity and chic resorts such as Varenna, Bellagio, Menaggio and Como itself.

Warming, in spriing and graced with natural beauty, the lakes are still a place to draw breath and wonder. Lake Como, oriented north-south, ringed by characterful old villages often wedged onto narrow beaches between rugged cliffs and water. Menaggio:

Menaggio is a picturesque village nestled in a convenient central position on the lake. It is a historical lake side town with many quaint neighbourhoods which extend north along the lake and up into the green hills and valleys. Menaggio offers stunningly beautiful views of Lake Como and the majestic mountains which surround it overlooked by the Alps to the North.

There is a fine selection of restaurants, delis, fresh grocers and of course delicious gelato and pizza! To keep you moving and fit while on vacation: play a round of golf at the infamous Menaggio & cadenabbia Golf Club, mini golf, hiking trails, mountain biking, free climbing, swimming and a new orienteering field all located in stunning locations -these are just a few possibilities offered to you in and around Menaggio. There is a museum dedicated to Leonardo da Vinci at the new “Lido Giardino” and in the Val Senagra Park, a museum featuring the value of antique buildings, artisan and peasant objects and creations. Other culturally rich events including music, fireworks, public markets and local festivals are to be enjoyed.

Menaggio's tourist office is situated in the main square, Piazza Garibaldi, offers a great deal of information detailing what's going on in and around the lakes, sightseeing, history and sporting activities.

During the summer the area boasts fantastic opportunities for many activities including mountain biking, cycling, horse riding, walking, many water sports including kite surfing, fishing, tennis, and of course golf at the historic Mennagio & Cadenabbia Golf Club. The Ferries run from Menaggio to both the North and South of Lake Come making it an ideal centre for sightseeing. The lovely lakeside and harbour have many cafes where you can sit and relax while watch the world go by.

Outdoor activities abound in this area and are very popular with holiday makers.An 18 hole golf course, mountain biking, water skiing and lots of other sports are all here to be enjoyed by you and your family.
