Away from all the hustle and bustle, this PRIVATE VILLA is fully detached with surrounding terrace and gardens of over 800m2 and a full-sized private pool with small children's pool. The villa is situated in the quietest part of the exclusive Santa Maria Estate villa area and has lovely valley and distant sea views. It is an ideal private retreat for a group size 1-8 persons with close access (0.7km) to the historic village of Mellieha and the Island's northern sandy beaches and greener areas (2km) and Gozo (2.5km).
Nearby (0.5km) shops include several quality restaurants, a pharmacy and medium-size supermarkets, which will deliver free of charge to your door. Public transport access to Valletta, Sliema and the rest of Malta is available at short distance from the villa area (0.5km) with major minicab firms at hand. Although a hired car is not necessary, it is recommended if you intend to see the sights besides relaxing around the pool or taking to local walking routes.
The main villa offers 3 large bedrooms that comfortably accommodate up to 6 persons, together with an underlying flatlet with 2 further bedrooms that is available at no extra cost if needed (this flatlet is not let separately, meaning that complete privacy is maintained at all times).
There are 2 full bathrooms with 3 WCs and an en-suite shower in the main bedroom. All bedrooms and the lounge/kitchen are provided with reliable stand fans or electric heaters (depending on season), with the lounge and main bedroom also having air conditioners.
There is a formal dining room for 8 persons and an attractive outside BBQ area for al fresco dining. The lounge has TV, upright piano and lovely fireplace, with most rooms having direct access to the outside pool terraces.

The Island of Malta region
Megaliths, medieval dungeons and Calypso’s Cave – The Maltese Islands are positively mythic. The narrow meandering streets of their towns and villages are crowded with Renaissance cathedrals and Baroque palaces. As the countryside is dotted with the oldest known human structures in the world, the Islands have rightly been described as an open-air museum.
The Maltese archipelago lies virtually at the centre of the Mediterranean, with Malta 93km south of Sicily and 288km north of Africa. The archipelago consists of three islands: Malta, Gozo and Comino with a total population of 400,000 inhabitants over an area of 316sq km and a coastline of 196.8km (not including 56.01 km for the island of Gozo).
Malta is the largest island and its UNESCO world heritage capital city of Valletta is the commercial and administrative centre. Gozo is the second largest island and is more rural, characterised by fishing, tourism, crafts and agriculture, while Comino is largely uninhabited.
With superb sunny weather, expansive beaches, a thriving nightlife and 7,000 years of intriguing history, there is a great deal to see and do. With a little help from any guidebook, captivating places of interest are immediately identified – the world famous Hypogeum selected as a place of World Heritage by UNESCO, prehistoric temples and grand palaces are but a few.
The long relationship between the Islanders and the various nationalities that occupied Malta over the centuries has created a marriage of styles and traditions, giving the Islands a fascinating eclectic culture.
Malta’s climate is strongly influenced by the sea and is typical of the Mediterranean. The Islands have a very sunny climate with a daily average of five to six hours sunshine in mid-winter to around 12 hours in summer.
Winters are mild, with only the occasional short chilly period brought about by the north and north-easterly winds from central Europe. Summers are hot, dry and very sunny. Day-time temperatures in summer are often mitigated by cooling sea breezes, particularly in elevated parts like Mellieha.
Annual rainfall is low, averaging 568mm a year, and the length of the dry season in summer is longer than in neighbouring Italy. Sea bathing is quite possible well in to the ‘winter’ months, and the peak beach season can last until mid- to late October.
Mellieha is one of Malta’s oldest and most picturesque towns, with a majestic baroque church overlooking the largest sandy beach on the island. Situated atop a hill, it commands good panoramas of the fertile valleys and countryside over the northern part of Malta and northwards towards Comino and Gozo (this villa has one of the best views in the area) and is ideal for walking or cycling holidays in winter and sea-side holidays in summer. Mellieha’s people are renowned for their good sense of humour, friendliness and hospitality and their visitors feel at home and often return. The village ‘festa’ on September 8th is a magnificent occasion, although the neighbouring villages’ fireworks and band clubs compete in earnest throughout the year.
Mellieha is popular with the Maltese and visitors alike. Besides having the best air quality in Malta, it also has some of the finest restaurants, hotels, traditional shops and boutiques on the island. There is also close access to all the major sandy beaches in Malta (Mellieha Bay, Golden Sands, Ghajn Tuffieha and Gnejna) and the regular ferries to the sister islands of Gozo and Comino (Blue Lagoon) are only 5 minutes away.
Located on the outskirts of the village of Mellieha, Santa Maria Estate is the only exclusive villa and bungalow area in Malta with average plot sizes of over 1 tumolo (1000m2). Benefiting from protected planning status, building is restricted to less than 30% of the land, distinguishing this part of the island from the rest of Malta as a whole.

"Exceeded all expectations..."
I stayed in this villa along with 4 adults & 3 teenagers on a family summer vacation.
Firstly, we arrived by private taxi (something I would recommend as the villa is about a 40 minute drive from the airport) having booked one of the firms recommended by the owner.
The villa is located in a residential street off the main thoroughfare and so benefits from being in a quiet, mostly traffic free area of the Santa Maria Estate.
We were met by the villa owner Jon, who provided us with a tour of the property and its ammenities.
Jon is a very friendly and welcoming person who made us feel at home.
All our family were impressed by the size of the villa, its space and homely feel. It is decorated nicely and has ample facilities.
Outside the villa has a generously sized and covered dining area as well as a fantastic barbeque which we used frequently.
The swimming pool is large and deep at one end (and in its middle) and has a smaller sized children's pool next to the shallow end, which was nice even for the adults amongst us to sit and relax in!
The villa is situated within walking distance of several grocery and convenience stores in addition to a pharmacy and medical centre. There are also some restaurants in the same location.
The beach at Mellieha is within walking distance (for the more energetic) although we did rent a car so that we could visit other sites around Malta.
Altogether, this villa represents excellent value for money and the owners were extremely helpful both before, during and on completion of our stay.

It wasn't the first time for us in malta, but for sure, was the best one. Rent a house is quite another story then an hotel-room. Moreover, the property was excellent cleaning, all kind of utensilis, facilities and amenities were provided. In the kitchen didn't lack for anything, there was even washing detergent or beach towels!!!!!!!! We easily watched italian programme on tv or easily connected to internet by Wi-Fi. The pool was............simply wonderful. In 5 minutes walk, we easily arrived to GS supermarket, meet-shop, pharmacy, tobaccos and bus stop.At the end ( but not for importance ) Maria and Jon are good people, kind, nice, helpful, willing.
