Conveniently situated above the village store, the Apartment sleeps 6 in comfort. Two double bedrooms and a bathroom comprise the top floor of the apartment. On the lower floor a twin bedroom, bathroom, fully equipped kitchen and spacious lounge and dining room complete the accommodation.
The market town of Masham offers plenty of attractions to cater for all holiday makers. The town features two renown breweries, a bi-weekly market, fine dining at many of the restaurants, bistros and public houses; and easy access to spectacular scenery in the Wensleydale countryside.

There is ample communal free parking next to the property and throughout the village centre. There is a communal roof terrace for use in good weather including patio chairs, table and barbeque facilities.
Tennis court, a cricket pitch, quoits pits, fishing, walking and 3 play areas for children are within 10 minutes walking distance of the apartment. There is a beautiful swimming pool in Ripon (10 miles away) housed in a victorian listed building.

All electricity, gas, tea towels and bed linen are included in the price and there will be tea, coffee, sugar and biscuits or cake to welcome you upon your arrival.
The contract for a short term holiday rental shall be made between the Client and, “The Apartment – Masham” (TAM). The contract shall be entered into when TAM issues the confirmation and will be subject to all of the following conditions
A non refundable deposit of 25% of the rental fee is payable if the booking is made more than 2 calendar months prior to the start of the rental period. The balance must be paid at least 2 calendar months prior to the start of the rental period. Non-payment of the balance on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 2 calendar months prior to the start of the rental period, the rental must be paid in full.
INCLUDED IN RENTAL
Reasonable gas and electricity usage*, bed linen and tea towels.
Any cancellation made by the Client, for whatever reason, shall be confirmed in writing and sent by email to firstname.lastname@example.org. On receipt of notice of cancellation, TAM will seek to re-let the property for the period of the booking. If TAM succeeds in re-letting the property at the full price, it shall refund all monies paid less an administrative charge of £50 per week booked or part thereof.
If TAM only succeeds in re-letting the property for part of the period booked or at a discounted price, it shall refund an amount equal to the money paid by the Client less 1) the difference between the full price for the whole period and the re-let price received and 2) an administration charge of £50 per week re-let or part thereof. If TAM is unable to re-let the property at all, then all monies paid by the Client shall be forfeit to TAM. (We strongly recommend that you take out your own cancellation insurance)
GOOD HOUSEKEEPING DEPOSIT
A returnable deposit of £100 shall be paid before arrival. This will be returned after your departure from the property provided all the booking conditions have been met.
PERIOD OF HIRE
Rentals commence, unless otherwise notified, at 3pm on the day of arrival and terminate at 10am on the day of departure. Guests are requested to contact TAM via email at email@example.com at least 1 week prior to their date of arrival in order to make final arrangements for their time of arrival key collection
We are unable to accommodate pets in The Apartment – Masham.
NUMBER OF PERSONS USING THE PROPERTY
The number of persons occupying the property must not exceed 6 persons + 1 child in a cot. TAM reserve the right to refuse entry to the entire party if this condition is not observed. This must be adhered to and any requests for additional persons must be arranged and agreed to by TAM prior to arrival.
Parties must not exceed the numbers specified above unless by arrangement and the owner reserves the right to ask customers to vacate if this is not observed.
Our properties is a non-smoking property. Please note that smoking is not allowed anywhere within the property, the entrance hall or roof terrace. We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains, carpets, etc.) caused by a guest smoking within or around the property. Consequential costs may be incurred where it is not possible to remove the smell of smoke from the property prior to the arrival of the next quests who subsequently demand compensation from ourselves.
Guests must accept responsibility for their own and their children’s safety. In particular, the roof terrace is unsupervised by TAM and no one under 16 should use this area without adult supervision. A key-operated lock on the kitchen door prevents unauthorised access by children.
Children’s safety equipment (cots, high chairs, etc.) must be used at own risk
CARE OF THE PROPERTY
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs that are incurred due to non-compliance with this condition.
RIGHT OF ENTRY
TAM shall be allowed the right of entry to the property at all reasonable times for the purpose of inspection or to carry out any necessary repairs or maintenance.
Should there be any cause for complaint during the occupation of the property, it must be notified promptly to TAM via telephone and in the case of a serious problem confirmed in writing.
TAM, its employees and agents shall not be under any liability to the Clients or third parties for any loss or damage arising from breach of contract, negligence, misrepresentation or otherwise. If the property which the Client has booked becomes unavailable or unusable for some reason prior to the date of booking, then TAM’s obligation will be to 1) use their best endeavour to find a suitable alternative property, or failing which, 2) to reimburse the Client for any monies paid.
TAM does not warrant and is not responsible for the accuracy of any verbal information given or statements made by any of its servants or agents.
*Reasonable electricity & gas usage is up to £15 per day.
Please appreciate we will have to make a charge to recover any costs for damage.
Please note - The Apartment is located above the town store. We wish to make you aware that there may a small amount of noise from the normal day to day running of the shop, for instance noise from customers outside the shop and deliveries during the day. Most visitors do not notice this, however we wish to make you aware before you make a booking. (We find that being in the centre of the town being above the store is ideal for those dinner party moments when a key ingredient has been forgotten!)

Walking: Follow the Rivers Ure or Burn for a riverside ramble through green and pleasant countryside. Alternatively, take to the hills for spectacular views of the Yorkshire dales. Fountains Abbey & Studley Royal: A World Heritage Site, Fountains Abbey & Studley Royal is a huge estate of beauty, contrasts and surprises including the largest abbey ruins in the country and one of England’s most spectacular Georgian water gardens.
