This luxury barn has been sympathetically modernised and offers exceptional living accommodation for up to four people on one level. The property is open plan, comprises of kitchen, dining and living area, with views out of the patio window over the shared field and duck pond with sun terrace. The main patio areas leads from the living room with the double bedroom having an additional breakfast terrace (tables, chairs and a gas BBQ supplied in warmer months).There is a green house and vegetable patch the produce from which is at the disposal of the holiday makers free of charge.

The hand painted bespoke kitchen has a Neff cooker/mircrowave /grill and a hallogen hob, a dishwasher and fridge with freezer compartment, there is also an additional chest freezer.

Living room and bedrooms all have flat screen TVs with DVD, free view and music. The double room has a four poster king size bed with pocket sprung mattress and the twin bedroom has two singles ( which can be zipped together to create a super king with memory foam and mattress topper,) securing a restful nights sleep. Both bedrooms have en suite with large waterfall showers and the twin has a free standing bath. Underfloor heating runs throughout the barn. There are two designated off road parking spaces next to the barn.

Located within the grounds of the owners own property, who aim to make your stay a very enjoyable and memorable one.

Leeds is also a short distance with many shops including Harvey Nichols and the Victoria Quarter. Or drop into Betty's tea shop in Harrogate for an unforgettable experience.

Marton cum Grafton

Marton-cum-Grafton is an idyllic Yorkshire village located within the Harrogate district of North Yorkshire, England. It is situated approx 15 miles(24K) north west of the city of York and 6 miles (9.7K) north east of the market town of Knaresborough and 3 miles (5K) south of Bouroghbridge.

The village pub is two minutes walk from the cottages and is a sixteenth century inn which still retains many of its original features

The village is steeped in history dating back to the doomsday book. The locals are true friendly Yorkshire folk, there are often events on at the village hall. You will find a well stocked shop and post office in the village.

The web site gives details of what's happening, and when, in the village (including the open gardens in the summer months) and there is also a local history group which has its own web site which might be of interest to

An ideal location to enjoy the beauty of the local landscape and places of interest, with activities for all of the family, including walks and cycling, and some of the best country pubs and restaurants around.

"Great location but slightly disappointing accommodation"

The Barn is one of two Primrose Cottages in Grafton cum Marton. The village is very picturesque and we had a great meal in the local pub/ restaurant, The Punchbowl, which had a good beer garden and friendly staff. Grafton is ideally situated only minutes from the A1 and with Harrogate, York and Knaresborough all close by.

The property has a huge garden, which is particularly good for children. There is a patio area/BBQ, duck pond and chicken coop and on a sunny day you could spend hours in the garden with the kids.

The accommodation is modern with good amenities, both bedrooms of good size with en suite and TVs. The main issue we had was to do with the curtains in the bedrooms, which were cream coloured and thin meaning that they let in a lot of light. This wouldn't be a problem in winter but in summer it meant that my six year old's bedroom was full of light until 10pm and again from 6 in the morning. We ended up hanging the throws from the bed over the curtains to make the rooms a little more dark.

We also felt that for a five star accredited holiday cottage the housekeeping could have been better; I found a broken glass beside one of the beds (partially hidden by some wooden ducks!) and we had to replace several of the light bulbs when we arrived as they weren't working. Small things perhaps, but not quite what we were expecting.

In summary, great location but slightly disappointing accommodation.

"Fabulous stay - highly recommended"

My husband and I stayed at The Barn for 4 nights with my parents and our 11 month old daughter. We were very impressed and had a fabulous time.

The Barn has been converted to a very high standard and is extremely comfortable and spotlessly clean. The decor is gorgeous and we instantly felt right at home. The kitchen is modern and well equipped with everything you will need. There is a spacious dining/living area where we enjoyed some lovely evenings playing cards or watching TV. There are two spacious bedrooms with the most comfortable beds and pillows. Each bedroom has a beautiful ensuite bathroom. From the livingroom there are glass doors which open onto a private garden with table and chairs and a barbeque area and beyond this there are beautiful views of the fields and duck pond with so much wildlife to see.

The village is so picturesque we enjoyed taking a walk to the local pub for dinner. The owner Phillipa was lovely and made us feel very welcome and provided us with local information.

North Yorkshire itself is a fabulous place to visit for a holiday with so much to do and see. It is such a beautiful place. We can't wait to return hopefully next year and The Barn or The Stables will be our first choice for accommodation - Thanks for a wonderful stay!
