Delightful cottage set in the heart of the peaceful hamlet of Marlesford Suffolk. The cottage has been fully refurbished with wooden and tiled flooring, oak beams and wood burning stove and is set on a gently sloping site with off road parking to the front (up to three cars) and grassed to the side and rear. A large water meadow forms the right hand boundary sloping up to the Grade 1 listed St Andrews church.

The entrance hallway leads to both the main double bedroom with en-suite shower & WC at ground floor and also to a narrow twisting staircase leading up to the small landing and twin bedroom at first floor.

A 'family' bathroom complete with ovehead shower is located at ground floor and two steps down from the hall takes you into a large kitchen with breakfast bar and fully fitted kitchen.

At the end of the house is the lounge/dining room with a large inglenook fireplace set to one end fitted with a wood burning stove. A straight flight of open tread stairs leads on to a small gallery over looking the dining room and providing a quiet sitting area.

The gravelled driveway to the front provides off road parking facilities whilst the garden wraps around the side and rear of the property to provide generous room to benefit from the sun either on the grass or the front or rear terraces.

The East Anglia region

With its heritage sites, many unspoilt villages and more listed buildings than other county, Suffolk is a byword for a slower and some would say, more civilised way of life. Whether it is walking across the fields, cycling in the forest or swimming in the sea, Suffolk can offer you a unique experience.

The Suffolk coast is one of low marshes and reed beds interspersed with beaches of sand and shingle. Several long estuaries serve to keep the major roads well inland and preserve a sense of unhurried calm along the coast.

There are RSPB nature reserves at Aldeburgh, Orford, and Minsmere, where you will see avocet, bitterns, and marsh harriers, in addition to numerous butterflies and wildflowers.


Nearby Dunwich Heath is an expanse of 215 acres of sandy cliffs and beach owned by the National Trust.

Aldeburgh is most famous for its international music festival, but the town has more to offer than music. The most northerly of the Martello Towers built to protect this coast during the Napoleonic era squats heavily on the shore to the south of the town, and fishermen sell fresh fish from their boats drawn up on the beach.

The attractive fishing and sailing centre of Southwold boasts more excellent bathing beaches, and close by is Walberswick nature reserve, overlooking the estuary of the River Blyth.

Orford is another town that has seen changing fortunes due to its seaside location. In the 12th century Henry II built a castle here, in recognition of its strategic importance as a port. The long shingle of Orford Ness gradually cut off the town from the sea, and today it survives as a small fishing village and holiday centre on the River Alde. The castle keep houses an exhibition of arms and armour.
