The Tuscany region
Il Passo degli Ulivi is located in the Tuscan Maremma, a sparsely populated area of hills and lowlands that are home to an incredible variety of plant and animal life. The Maremma has not been overwhelmed by mass tourism like other more well-known parts of Tuscany but this is not for lack of things to do and see.
The agriturismo is ideally situated for use as a base for day trips to all of central and southern Tuscany. Create your own itineraries and discover a land rich in artistic and natural heritage.
Il Passo degli Ulivi is close to Siena, and the surrounding wine regions, to the beaches and nature parks of the Tyrrhenian coast, to the Etruscan ruins near Roselle and Pitigliano, to the thermal hot springs at Petriolo and Saturnia and to Monte Amiata and the Val d'Orica.
It is also located in the heart of the D.O.C. Montecucco wine region along the border of the renowned Brunello di Montalcino area.
Maremma / Civitella Paganico area
The nearby town of Paganico (only 6km away) has all the essential services: two supermarkets, two banks, bank machine, gas station, restaurants, bars, pharmacy and clinic.
How to get there
The nearest airports are Pisa (many low cost airlines - Ryanair, Basiq Air, etc) and Florence. Rome is not too far either.
A car is absolutely necessary.
Il Passo degli Ulivi is located in the Upper Tuscan Maremma not far from the town of Paganico and the highway that connects Siena and Grosseto.
From Florence and Siena: Exit the autostrada at Firenze Certosa and head in the direction Siena/Grosseto. When you arrive at Siena, continue along highway SS223 towards Grosseto. Approximately 35km after Siena, you will pass over a long bridge followed by a long straight tunnel. Immediately after leaving the tunnel, exit the highway to the right at the exit marked Casal di Pari. Turn left as you come off the exit ramp and follow the signs for Grosseto and Il Passo degli Ulivi. Continue along this road for another 6km until you find the turn off for the agriturismo on your right.
From Rome: Head in the direction of Civitavecchia/Grosseto. When you reach Grosseto, take highway SS223 towards Siena. After around 25km you will find the exit for Paganico and Monte Amiata on your right. Exit the highway, drive through the town of Paganico and continue towards Monte Amiata. 2km after Paganico turn right towards Monte Antico and pass under the arch of the railway bridge. Follow this road towards Petriolo/Siena for approximately 3km until you find the sign on the left that indicates the turn off for Il Passo degli Ulivi.
From Pisa: Take Autostrada A12 (Genova/Civitavecchia) towards Livorno. At the end of the auotstrada, follow directions towards Grosseto/Rome. When you reach Grosseto, take highway SS223 towards Siena. After around 25km you will find the exit for Paganico and Monte Amiata on your right. Exit the highway, drive through the town of Paganico and continue towards Monte Amiata. 2km after Paganico turn right towards Monte Antico and pass under the arch of the railway bridge. Further details indoors: The apartments at Il Passo degli Ulivi are made up of three rooms: a large sitting room with kitchenette, a comfortable double bedroom and a bathroom with shower.
The kitchenette is equipped with everything needed to allow our guests to be completely self-sufficient. It has all major appliances including refrigerator and freezer, electric oven, filter coffee machine and toaster and is furnished with a table and four chairs.
The sitting room has a television and a comfortable sofa which converts into a pull-out bed that sleeps two people.
The double bedroom is furnished in Tuscan rustic style and has a double bed with bedside tables, wardrobe and writing table. An additional cot or baby crib are available upon request.
The bathroom is decorated in a rustic style and is equipped with a shower stall, heated towel rails and a hairdryer.
All of the rooms can be heated independently in the winter months or air-conditioned in the heat of the summer.
Guests of the apartments can relax outdoors under the portico. They may also make use of the swimming pool, umbrellas and lounge chairs on the large patio, the barbecue and the laundry facilities.
Bedroom linen, bathroom and kitchen towels are provided and are changed on a weekly basis.
The apartments are exclusively non-smoking.
Pets are not allowed.

When you choose Il Passo degli Ulivi for your holiday in Tuscany, you can use the agriturismo as a base to discover the natural beauty of the area or you can sit back, relax and enjoy the tranquility of the garden while you soak up the sun next to our inground swimming pool. The pool is available to all guests of the agriturismo throughout the summer months and is equipped with diving board, reclining lounge chairs, tables and umbrellas for your comfort. From the garden around the pool there is a spectacular view of the surrounding countryside and in particular the nearby hilltop village of Civitella Marittima.

Relax in the countryside: Il Passo degli Ulivi is surrounded by a vast garden which offers spectacular views of the Tuscan countryside. From the apartments, the hilltop village of Civitella Marittima is visible in the distance. The garden is dotted with olive trees and lavender plants grow around the patios leaving a fresh fragrance in the summer air.
In the garden there is a stone barbecue for use by all of our guests.

The apartments at Il Passo degli Ulivi opens onto a covered, paved patio furnished with tables and chairs. Guests can lunch in the open during the beautiful spring days or enjoy a drink under the stars on hot summer nights. In addition, there is a large, sunny terrace available to all guests of the agriturismo. All of the outdoor spaces are adequately lit so that they may be enjoyed both day and night.

Conditions
In high season apartments are rented on a weekly basis only. In low and mid-season it is possible to arrange a shorter stay, including weekends. In low season, there is a minimum stay of 2 nights. In mid-season, the minimum stay is 3 nights.

The apartments apartments are strictly non-smoking. No pets allowed.
Rental prices include:
- bedroom linen, bathroom and kitchen towels (changed weekly) - final cleaning - consumption of water, electricity and gas - use of the laundry machine and iron
Check-in is between 3pm and 6pm. It is possible to arrange for a different arrival time upon advance notice. For weekly stays, the rental period is from Saturday to Saturday. The apartments must be vacated by 10am on the day of departure.
Any damages to the premises are the responsibility of the guest and must be paid at the time of departure.

50% of the total rental price is to be paid in advance at the time of reservation. The remaining 50% must be paid at the time of arrival.
Upon arrival, guests must leave a security deposit of €100.00 which will be returned on the morning of departure provided that there are no damages to the premises.

In the case that a confirmed reservation is cancelled by the guest the following fees will apply:
For cancellations up to and including 45 days before the scheduled arrival date: 30% of the total agreed upon rental price For cancellations less than 45 days before the scheduled arrival date: 50% of the total agreed upon rental price

We rent for a minimum of 3 nights in low season and of 5 nights in midseason. In highseason only from Sat. to Sat. but in low season different options are possible.
In January and February heating expenses are to be paid according to usage and are not included in the rental price.

The agriturismo Il Passo degli Ulivi is a very nice place you feel well from the beginning. The apartment is top and the owners are very kindly. You have a great countryside around and with car you can reach Siena, Montalcino, Il Giardino dei Tarocchi (the Tarot Garden) or the sea without problems. (by Ricciarelli)
The agriturismo is composed of three apartments, all of the same size and structure. Each has a double bedroom, a bathroom and a large kitchen, and a double sofabed.
Each apartment is very well furnished, with taste, in the old country style, and the kitchens are very well equipped. Everything was really clean. (By Gloria)
