Located in the tiny hamlet of Ladeveze Riviere, very close to Marciac, the gite is a recently converted (2011) 200 year old barn attached to a typical Gascon farmhouse. The gite has lovely large rooms including a newly fitted kitchen with granite central island. Three large double bedrooms and one smaller bedroom with bunk beds - two bathrooms - one en-suite, both brand new, one with a roll top bath. Separate dining room with a vaulted ceiling and a very large first floor lounge with floor to ceiling windows, ancient oak beams, wood-burner, two over-sized sofas and a leather easy chair.

The house is very spacious and extremely well appointed. There is a beautiful large fitted kitchen with a large granite central island, Bosch range cooker, built in Neff dishwasher, washing machine, Belfast sink and solid oak worktops.
Three large double bedrooms and a smaller room with bunk beds - in the white bedroom a cot and/or additional single bed could easily be accommodated if requested. The white bedroom has an en-suite shower room. There is a second large bathroom with large shower and roll top bath - perfect for relaxing in after soaking up the sun all day! There is a separate dining room with a double height ceiling, table and chairs for six. The first floor lounge is accessed via a wooden staircase from the dining room. The lounge is very large with two over-sized sofas (very comfy), leather easy chair, coffee and side tables, three windows (reaching to floor level), ancient oak beams (mind your head!) with rustic plasterwork. There is a flat screen TV with Freeview (English channels) and DVD with loads of films to choose from. For winter lets the lounge has an Esse wood burner, the bathrooms have heated towel rails and the bedrooms can be heated via wall heaters.

The house is attached to a typical Gascon farmhouse in a one acre flat garden - fully fenced in. There is secure parking directly outside the house. The pool is 8X4 metres, alarmed and is around 1.8 metres deep - note there is no shallow end, however a smaller childrens pool can be set up if requested. Outside tables, chairs and umbrellas are available. Also six sun loungers for around the pool, please bring your own pool towels.
The garden is flat, surrounded by hedgerows with numerous fruit trees such as peach, cherry, plum, fig, apple, quince and pear.
There is a large, two person hammock available to relax and doze in whilst topping up your tan, or if you are feeling more energetic, then we have four mountain bikes available to explore the very quiet lanes that surround the property.

The pool and garden are shared with the farmhouse which is not rented out, but used as our holiday home, so most probably, you would have the place to yourselves.
Note that the first floor lounge windows reach down to floor level - great for the breeze and lovely views but perhaps not safe for young children.
Clean, well behaved pets are welcome.

The Midi-Pyrénées region
Located in southwestern France, the Gers is part of the Midi-Pyrénées region. It is surrounded by the departments of Hautes-Pyrénées, Haute-Garonne, Tarn-et-Garonne, Lot-et-Garonne, Landes, and Pyrénées-Atlantiques. The Gers is often referred to as amongst the least densely populated, or most rural, areas in all of Western Europe. The department is characterised by sleepy bastide villages and rolling hills with the Pyrenees visible to the south.
The summers are very hot and dry, the temperature often exceeds 40°c. The Gers capital of Auch is together with Toulouse and Millau one of the hottest cities of France, with more than 300 sunny days in the year. The winters vary, with only occasional freezing temperatures, but the climate remains mild and dry, the departement is one of sunniest in France.
Every year in the first two weeks of August Marciac hosts a major international jazz festival with world famous names such as Herbie Hancock, Jamie Cullum, McCoy Tyner and Wynton Marsalis and there are vibrant festival (free concerts) in the town square and around Mariac lake –- a jazz fan's paradise!
There are many restaurants to choose from within 10 - 30 minutes' drive of the house. Such as Rive Droite, Villecomtal-sur-Arror (the other side of Marciac & very good food). Restaurant du Centre, Bassoues, tables outside under the ancient arches with set menu, perfect for children & lunches. Le Relais du Bastidou, lovely situation and good food - only about 10 minutes from the house & has to be booked. The Auberge, Marciac (main square) good for Sunday lunch outside overlooking the square. Chateau de Pallanne in Tillac, fabulous setting, good golf lunches but the ambiance is wonderful. Le Pigeonnier in Riscles, run by an English couple and very very good food. Plenty of activity venues, 10 pin bowling, horse riding, canoeing, water sports, tennis, high rope courses, water parks. Markets every day of the week in local towns. Visits to the Pyrenees. Visits to vineyards (both wine and Armagnac). Visit the Roman Villa at Seviac with its mosaic floors. Mirande: Puntous de Laguian: On a sparkling “Pyrenees viewing” day, see the spectacular view of the Pyrenees from this hill beside the N21. Bassoues: Close to the heart of D’Artagnan country, a 13th century bastide with a tall eye catching donjon one end and a covered hall at the other. Most farms seem to be duck farms so foie gras and tins of confit de canard are readily available and perfect presents to bring home. Look out for Sunday afternoon horse racing (with traps) in Auch. It is huge fun. For banks there is a Credit Agricole in Marciac, Plaisance and Maubourguet. For shopping there is a SuperU in Marciac & Maubourguet, Intermarche in Plaisance and Casino (mini supermarket) in Plaisance, Maubourguet & Marciac & open until 12.30 on Sundays. 8 to 8 (mini supermarket) in Marciac. Chemists, Tabacs in all three towns. Leclerc hypermarkets in Auch and Tarbes.

"Very well appointed, tasteful and calm house"
Our extended family, including young people, stayed here for one week as a base for the Marciac Jazz Festival, only about a 20 minute drive away. Communication with the owner was great, and keys were waiting for us when we arrived. Really well converted and tastefully decorated house with everything you would expect (and probably need!), including a large collection of DVDs for the young ones. We did most of our eating and cooking outside, using the gas barbeque, and on the one day when it wasn't so warm, eating in the dining area was a pleasure. The pool area was also great - very sunny and sheltered and bigger than it looks on the photos. For the area itself, apart from the festival, there wasn't a lot to visit nearby, but if you're looking for a chilled time, this is ideal.

"Fantastic house in a fantastic area!"
This is a well appointed holiday home in an interesting area of France. The house includes lots of thoughtful extras eg hair dryer, first aid kit, torches which we haven't found in many of the gites we have stayed in over the years. It has been decorated and accessorised to a high standard and is well maintained. The pool is also looked after properly. The surrounding countryside is full of interest, and the views of the Pyrenees, when the weather is right, are stunning. The Marciac Jazz Festival in August, has both an international line up in a covered area and local jazz bands playing in restaurants and the town square. Parking etc was well organised when we were there. There was also a rock concert near by which was also well organised. There are several large towns around, which take about an hour to get to, but there are local supermarkets and markets which are more than adequate for general supplies. There are also vineyards where you can taste and buy their wine and farms selling fois gras etc directly.

"Comfort and style ..."
Great style, beautifully set up and equipped - kitchen is brilliant! - plus beautiful, quiet surroundings. Lovely garden and nice pool area. The owners were present on our arrival and were wonderfully helpful and friendly. Exceeded expectations on most counts.
