Directions from the M5 motorway (signposted 'The South West, Bristol (West), Airport'): 
Join the M5 motorway
At Junction 31 continue onto the A38 (signposted Plymouth)
Keep in left hand lanes then branch left, then merge onto the A380 (signposted Torquay)
At Ashcombe Cross, branch left, then at roundabout take the 2nd exit onto Colley Lane - B3192 (signposted Teignmouth)
Follow all signposts to Teignmouth
At the traffic lights when you reach Teignmouth (on Bitton Park Road, A379), turn right towards the quay
Bear left onto Quay Road
Bear left onto Somerset Place
Turn right onto Northumberland Place
