About the home
This edge of the village 18th century stone house has been meticulously renovated to provide comfortable and spacious accommodation.The layout is such that two families can be easily accommodated, with three bedrooms (two double, one single) on one side of the house and on the other side an additional sitting room and luxurious ensuite double bedroom, leading to attic rooms that are fitted out with two additional single beds (therefore, the house can actually sleep up to nine people).
The house boasts a combination of charm and practicality with a large family kitchen/diner adjoining a 'breakfast room/bar' with double french doors opening onto a lower patio and BBQ area, and, in the lounge, a wood-burning 'Toulouse' brick fire. The lower terrace leads up to the secluded swimming pool which is flanked on one side by a covered terrace - ideal for dining al fresco! Thoughtfully integrated lighting both inside and out, ceiling fans, terracotta floor tiles and authentic beams make this all in all a very pleasantly appointed holiday location.
The village is well-maintained, and includes a small convenience store, providing fresh bread daily and essential provisions. Adjoining the shop is a restaurant, 'St Saturnin', which provides a great meal - either 'formule' or à la carte - at reasonable prices at both lunchtime and in the evening, as well as takeaway pizzas. There is a farmers' market each Monday on the other side of the square from the house.
Valence d'Agen (10k) boasts two supermarkets and the 'national' market each Tuesday. Plenty of fab restaurants within 15 minutes drive of the house in pretty much every direction (specific recommendations are provided in the information pack at the house)!
Easy access to Bordeaux and the beaches around Arcachon and Lacanau Océan, or Toulouse, Albi and Carcassonne. Just two hours drive to the Pyrenees (and a step into Spain). Plenty of easy half or full day outings to places such as Saint Antonin Noble Val, Corde-sur-Ciel, Cahors, St Cirque la Popie, Roquefort, the Viaduc de Millau, not to mention the broad choice of fine wine regions (Bordeaux, Cahors, Fronton, Gaillac etc).

The family bathroom contains WC and shower over the bath, whereas the en suite has a corner bath, separate shower and bidet as well as WC. There are two additional separate WCs (one poolside).
We are looking to increase the number and variety of games available for use. There are a selection of board games, as well as table football.

Apart from some pool-based games, there are badminton rackets and a petanque set . There are also four teenage/adult bicycles. The village is adjacent to the valley, so provides walks and cycling for most tastes and capabilities!
Conditions
A deposit of 30% of the total agreed cost is required to secure the booking. The balance of your holiday is due six weeks before your arrival.
A security/cleaning deposit of GBP100 is to be paid with the balance of your holiday. This amount is refunded after your return home subject to no loss/damage and leaving the proporty clean and tidy.

The region benefits from plenty of sun and warmth through a long summer season, yet has beautiful rolling countryside - great for cycling and walking - as well as fantastic rivers and canals for canoeing and relaxing cruising. From here you can stretch from the Atlantic to the Mediterranean, step into Spain or visit many beautiful and historic towns and cities. There are plenty of vineyards and caves, as well as a wide choice of lively markets through the week. Park Walibi, near Agen, is within easy reach for younger children.
The Mansonville area
Visit some of the most beautiful villages in France, the Medieval villages/small towns of Auvillar, Lectoure, Fleurance and Lauzerte, to mention just a few. Take a day trip to the fortified village of Cordes-sur-ciel or the fabulous walled city of Carcasonne (2 hours), or - closer by - Auch, the home of Dâ??Artagnan. The cities of Montauban, (about 35 kilometres or less than 30 minutes on the autoroute) is the Florence of the Southwest, and Toulouse (about 90 kilometres or 1 hour to the centre) often referred to as the pink city due to the colour of the granite buildings, provide plenty to see and do including the Ingres museum and other galleries, the Cité de lâ??Espace (space city) and Airbus Industries (the birth place of the new A380), and numerous restaurants. Why not take a trip down the Tarn, the Garonne or the Canal du Midi or visit Moissac (about 25 kilometres or 30 minutes) and its Romanesque cloisters. There are many festivals and events, including garlic and wine festival, music and theatre events as well as medieval and craft festivals.

It is really necessary to have a car whilst holidaying here, although possible to travel to Valence d’Agen or Agen and take a taxi. The bikes in the house would enable you to gather provisions, but the extent of this beautiful region would be lost if you don’t have a car available.
BY AIR
The house is an easy 50 minute drive from Toulouse Airport (BA/Easyjet etc) and 75 minutes from Bordeaux Airport (again BA/Easyjet). Flights can easily be checked through http://www.skyscanner.net. We recommend that you hire a car from the airport (try www.holidayautos.co.uk or www.carrentals.co.uk).
BY CAR
If driving from the channel ports, you can avoid getting lost in Paris (as so many do!) by following signs to Paris until you see signs to Bordeaux and then on towards Toulouse! Alternatively, you can go round the ‘Peripherique’. The house is about five kilometres from the A62/E72 motorway and so easily connecting to the excellent French motorway system.
It is 11-12 hours from Calais (whichever route around Paris) or – for those who are happy to start further west (and avoid Paris totally) – it’s about eight hours from Caen.
BY TRAIN
Arrive in Paris for dinner on the Eurostar from the UK (www.eurostar.com) and then take a south bound sleeper train or TGV to Toulouse, Bordeaux or Agen. From there, you will need to hire a car or catch a local train to Valence d’Agen.
