Located on the historic Ashton Canal and accessed through it's own private garden, every room in this modern double glazed apartment enjoys a peaceful aspect overlooking the canal and basin. Enjoy the passage of canal boats whilst the local waterbirds entertain and sip sundowners whilst the BBQ sizzles.

There is one large fully furnished double bedroom and two single "campbeds", an open plan living room/kitchen with breakfasting bar, a separate small utility room and a modern bathroom. Included are mattress and pillow protectors, hypo-allergenic double duvets and pillows, towels, tea towels and basic toiletries. Cleaning during your stay can be arranged in advance at additional charge.

The property has been completed refitted in 2014/2015 with new flooring, carpets, woodwork/doors, painting, bathroom and kitchen!

The development is fully secured and benefits from plenty of open space and private residents gardens, as well as a bicycle shed and recycling facilities. There is secure allocated parking on site. A short stroll along the canal tow path and over the Shooters Brook Aquaduct (built 1797) provides ready access to Piccadilly, the Northern Quarter and all amenities of the city centre. Piccadilly Train Station is under 10 mins walk away with Sportcity in the other direction.

Although this is a ground floor property, access into the property is up two garden steps. It is possible to enjoy the overall facilities of the village development, and access the canal tow paths on the flat/via ramps.

This property is STRICTLY non smoking and the entire Security Deposit shall be withheld for violation. Additional non authorised guests will result in retention of the entire Security Deposit. Regardless of the websites limitations, no booking shall be deemed "made" with me until the full name and address details of the guest have been received as well as the guests written confirmation of acceptance of my "Booking Terms and Conditions."

Sadly, whilst there are undoubtedly some rogue hosts/owners the current trend for essentially anonymous booking via such corporate websites as this is extremely risky for hosts/owners. As someone who prides themself on offering the very highest standards as evidenced by many successful years as a host with many regular visitors and household names, I shall do everything necessary to weed out the heavy drinking, smoking, drug taking louts who see an "easy" option for a wild weekend in Manchester. They are not welcome and I am sure that honourable guests will understand the extra security I am insisting on to safeguard against such abuse of the property. After all, damage jeopardises the availability for the next guest.

Please note that for some reason the website delivers multiple copies of teh sme booking enquiry and as I reply to one, and not all the duplicates, I have a lower response rate than true!

Piccadilly Village is a quiet and friendly residential development of low density and lots of wildlife. It is a safe and tranquil oasis in the very heart of Manchester, with all the cities amenities a short walk away.
