About the home
The Sand Cottage is decorated in ultra modern style, its brightly coloured walls and fabrics giving a vibrant feel. The living area of this cottage is open plan, with the open fire as the focal point in the winter, also full oil fired central heating. For our summer visitors the french doors to the gardens offer a panoramic view of the Nagle mountains and the lush Blackwater valley. The straight lines of the bedroom furniture give a sense of space. Two of the bedrooms have TV sockets if guests wish to bring along an extra set. The master bedroom has an air of spring with its daisy prints while the double room exudes sophistication. On arrival, as with all our cottages, you will receive a tea tray with home baking, and a starter supply of tea, coffee, sugar and milk.

The Bungalow has an open plan living, dining/kitchen area making it ideal for family or friends. The kitchen is well equipped with oven, hob and hood, Washing machine/tumble drier and fridge/ freezer. There is a kettle, toaster and microwave cooker, plus all crockery, cutlery and kitchen utensils you would require.
The large flat-screen TV has English free-to-view stations and there is a DVD player and CD player. The conservatory/games room is an ideal extra living area, with pool table TV for electronic gamesand library with many books of local and national interest. All exterior doors have ramps , interior doors are wide, bathroom has safety grabs, ensuite is a wet room with shower seat and safety grabs suitable for guests with disability. Both living room and conservatory open on to a south west facing patio with BBQ and garden furniture.

Sand Cottage is situated in a shared garden of 1.3 acres that includes a tennis court, children's play area and mini football pitch.
The garden overlooks the Blackwater Valley and the Nagle Mountains.

Booking Conditions:
* A £150 non-refundable deposit per week is required to secure the booking
* Balance is payable 8 weeks prior to arrival.
* Refundable breakage deposit of £100 to be paid with balance, refundable on departure (subject to
satisfactory inspection)
* Failure to pay the Balance in full and the Security Bond will constitute a
cancellation of the holiday by the holidaymaker. Reminders are not issued
* Any breakages to be replaced with like for like.
HOLIDAY INSURANCE - Please ensure you have appropriate travel insurance at the time of booking.
CANCELLATIONS: Cancellations of the booking by the holidaymaker should be made in writing. If the reason for the cancellation is illness, or other extreme unavoidable cause, the owners will repay, excluding the deposits, the following amounts.
a, 29 to 56 days before the holiday date – 50% of the rental
b, 15 to 28 days before the holiday date – 25% of the rental
c, 2 to 14 days before the holiday date – 10% of the rental
d, Less than 48 hours before the holiday date – 0% of the rental
e, Where there is no qualifying reason for a refund, such as illness, no refund will be made. However
under exceptional circumstances we may allow deposits to be carried forward against suitable
alternative holiday date.
CHECKING IN/ BOOKING OUT: The villa will be ready at 4pm and you are kindly asked to vacate the property by 10.30 am. This allows time for the cleaner to prepare the bungalow for the next guest.
Guests are kindly asked, when leaving, to make sure and that the BBQ has been cleaned.

County Cork is one of Irelands largest counties, is home to the second largest city, and has both spectacular coastline and lovely countryside in abundance, Cork is World renowned for its beautiful coastline. Moving in-land, and you are soon in the hills with great walks and climbs; the heights offer spectacular views over the southern Irish landscapeand interesting villages offering everything from heitage ,history ,golf , wonderful beaches , and the best pubs and restaurants that you will find anywhere in Ireland.
The Mallow / Castletownroche area
Mallow is centrally located for everything from historic buildings and stately homes and gardens to activities like golfing, fishing, walking, mountain biking, pony-trekking and horse riding. The town has an excellent tourist office and information centre, genealogy centre, two historic castles, and great bus, rail and road links.
It boasts two weekly food markets for those wishing to avail of the best of local produce, fresh from the producers. And within striking distance of the town are two excellent activity centre's that offer everything from fishing lessons, to archery, kayaking to Zorbing and Zip lining! There's a choice of equestrian centre's and for those of us preferring less challenging activities there's everything from Liscarrol Donkey Sanctuary, Cork Racecourse Mallow and Doneraile Park. Of course during the summer months there's road bowling on Sunday afternoon's and on Sunday evenings there's the wonderful old tradition of dancing at the crossroads at Laharn. All this and so much more to do!
Local amenities include golf ( Mallow, Fermoy and Doneraile within 12klm), angling at the farm, horse riding, walking - Ballyhoura Mountain walks - the Ballyhoura Bears welcome our guests on their weekly walks and heritage sites. Killavullen farmers market is a must for our guests. Stay with us and go Mountain Biking on the Ballyhoura Mountain BikeTrails 10 minutes from our cottages.
Walk the bank of the Blackwater River at the farm where nature can be experienced at it's best, enjoy the wide variety of plants on the hedge rows, count the many birds you will see, robin, swallow, trush and yellow hammer to name a few, sit by the river and watch the ducks and swans swim by and if you are lucky the shy otter may peep from under the over hanging bank. At dusk enjoy the flight of the bats.
Stroll from Sand Cottage along the country road to Bridgetown Priory which was founded by Alexander Fitz Hugh Roche in the early 13th century. Its buildings are placed around the usual quadrangle. The church is on the north side, and is divided into two parts, with the eastern section having 13th century lancet windows and a good 15th century tomb niche. Considerable portions of the domestic buildings remain including a covered passage beside the cloister on the east side and a fine refectory with 13th century lancet with windows on the first floor of the southern range of buildings.

From Dublin, Cork, Rinaskiddy Port and Rosslare Port, come to Fermoy town, take N72 towards Mallow. Drive through Ballyhooley village, continue for two miles, take a left at the sign for Bridgetown Priory, drive through the next cross roads, take the second left to farmhouse.
From Limerick, Kerry Airport and Mallow: At Mallow drive through the town, take the N72 heading for Fermoy, drive 9 miles, on right you will see a petrol station " Top ". Drive past it and take right directly after the station, then the next left, take the second right to farmhouse. If you are having difficulties ask at the petrol station, in this area we are well known.
