Nestled on the hillside overlooking the seas of Souda Bay, this modern three bedroom villa offers superb comfort, loads of space, a beautiful salt-water pool set in 1,000sq.m. of gardens & probably has one of the most advantageous views that overlook Souda Bay.

Villa Amalia is arranged on three levels and not only is it generous in space and has the finest quality of furnishings but it also offers that easy & comfortable “home” away from home feel to it. So you can enjoy the surroundings as well as having a beautifully designed stylish villa.

Access from the rear of the property and just a few steps up from its private parking area, the main entrance leads into a spacious open plan living area with beautiful shiny cream granite tiled floors with two sets of floor-to-ceiling sliding windows facing towards the sea to ensure a sea view from nearly every area on this level. A wide granite breakfast bar separates the living area from the kitchen & has been cleverly designed so the chef even gets a sea view even while cooking on the ceramic hobs! Apart from that, the kitchen is superbly designed with ample countertop space with cupboards above and below, dishwasher and all the modern gadgets that are necessary and then some!

A small practical table is positioned by the bay windows providing more sea views towards the west. Beside it there is an access door that leads out to the parking area, making it easy for carrying groceries in or it leads down to the lower garden. Facing the sea, the large full length sliding doors lead to the spacious covered terrace which is where most of the dining during the summer will probably take place, complete with wicker table & chairs. Appreciate that the kitchen has a huge, double-door American-style fridge freezer with ice maker & cold water tap built in, making it so easy to sit on the balcony & top up your drinks with crushed ice & splash a few more drops of whatever your favourite aperitif, all while enjoying the glistening blue sea in the background. On the opposite side of the room the living area boasts two comfy leather sofas & a flat screen satellite TV & DVD player & stereo, plus full length sliding windows towards the sea. Whilst at the rear, the formal dining area with glass table & leather dining chairs, has bay windows that lookout to the pool area & even down towards the sea. To the rear a marble staircase leads to both upper & lower levels plus there is a handy wc off the living area.

From the covered balcony area a path on a slight incline leads to the side of Villa Amalia where the lovely pool sits amongst crazy paving & gardens. Once you have dipped into the refreshing non-chlorinate waters of this pool you may find it hard to get out again! There are plenty of sunbeds & umbrellas that are dotted around the pool area whilst just a few steps down leads to a small patch of grass with shady palm & pine trees, an ideal area for getting relief from the blazing summer sun. Even from this little garden the views are quite amazing, all the way through Souda Bay and on a clear day you can even see Rodopou Peninsular & Theodorou Island! Roman steps & ladders give access into the pool whilst a separate children's pool is also accessible.

External steps from the pool area lead to a second garden area which is where the well-equipped BBQ & wood oven are located as well as a table tennis for the more energetic & patio furniture for the somber observers in the shade. At the far side of the garden is a water fountain & after sunset it lights up & the water trickles creating a very soothing atmosphere. At this level large patio doors lead you into a second living area with a huge open fireplace and sofas. At the rear is a double bedroom and spacious shower room with a cabin corner shower. An ideal set up for grandparents or teenagers who are looking to have more space & a bit of privacy. Internal stairs lead from this lower level up to the main living area.

On the top floor, again with spectacular sea views, there are two spacious bedrooms where both have sliding doors that lead to the shared balcony area which has a small wicker table & chairs. The master bedroom with its pitched wood beamed ceiling has bay windows that looks out towards the sea, as well as sliding patio doors that lead to the shared balcony. At the rear of the master bedroom is the beautifully tiled ensuite with a generous 'cabin style' shower. The twin bedroom on the other side of the hall uses the large bathroom with full bath, including air jets & a washing machine, which is accessible from the hall. All three bedrooms & both living areas have satellite TV, with limited channels.

So whether it is at sunrise or sunset, the views are just breathtaking towards Souda Bay & the Akrotiri Peninsula on any level of Villa Amalia at any time of day.

There are tavernas & shops in the nearby in the villages of Megala Chorafia, Kalyves as well as Souda. The nearest sandy beach is Kyani or Kalyves beach approx 15mins drive. For walkers, there is a path that leads inland from the villa that takes you towards Aptera ruins or to Megala Chorafia but just remember to close the fences enroute so the sheep don't escape!

The owner, Stavros lives in the neighbouring villa & is usually waiting to greet you on arrival & show you around the villa but after that he lets you get on with your holiday in peace, but know that is on hand if you need any assistance. He speaks good English & is retired after many years living & working in the US and now enjoys feeding his many cats & observing the ships in the harbour below with a glass of wine in hand. He takes pride in his villa & understands the importance of privacy & has encouraged the green wall of shrubs to separate the villas to ensure his guests are secluded.

*Note that the villa is in close proximity to the National Highway, so you will hear traffic & in particular during high season, but remember that the windows are double glazed & with the air conditioner on, the sound is blocked out. But we believe the views & the comfort of this villa overrule any noise.

Air- conditioning is throughout the whole villa & wifi access is available.

Maximum pool depth is 1,75m & minimum 0.80m whilst the children's pool is 0.40m.
