The Madrid region
Madrid is the capital of Spain. It is the third-most populous municipality in the European Union after Greater London and Berlin, and its metropolitan area is the fourth-most populous urban area in the European Union after Paris, London, and the Ruhr Area.
The city is located on the river Manzanares in the centre of both the country and the Community of Madrid (which comprises the city of Madrid, its conurbation and extended suburbs and villages); this community is bordered by the autonomous communities of Castile and León and Castile-La Mancha. As the capital city of Spain, seat of government, and residence of the Spanish monarch, Madrid is also the political centre of Spain.

The region of Madrid has a temperate Mediterranean climate with cooler winters, due to altitude, including sporadic snowfalls and minimum temperatures usually below 0°C Summer tends to be hot with temperatures that consistently surpass 30°C in July and that can often reach 40°C. Due to Madrid's high altitude and dry climate, nightly temperatures tend to be cooler, leading to a lower average in the summer months. Precipitation levels are low, but precipitation can be observed throughout the year.
Madrid City / Puerta de Sol area
The Sol district is the heart of Madrid. The statue of the bear and the strawberry tree, which is the city’s emblem and is located in the Puerta del Sol, is the most common meeting point in the city for the citizens of Madrid and tourists alike. The three main pedestrian shopping streets, namely Preciados, Carmen and Arenal, can be accessed from the Puerta del Sol. The main routes of Gran Vía (from which you can access the Plaza de España and the Plaza de Cibeles), and Calle Mayor, from which you can access the Plaza Mayor and the Royal Palace, also pass through the district.
It is with the strikes of the clock situated in the Puerta del Sol that the citizens of Madrid bring in the New Year, eating the famous “lucky grapes” at midnight, one with each strike of the clock. The district has everything you might need, from restaurants and bars to every type of shop or activity, including language schools, banks, Bureau de Change etc. Madrid is also considered one of the top European destinations concerning art museums.
The most famous one is the Prado Museum, the most popular Golden Triangle of Art member known for such highlights as Diego Velázquez's Las Meninas and Francisco de Goya's La maja vestida and La maja desnuda. The other museums are Museums National Archaeological Museum of Spain, Museo Nacional Centro de Arte Reina Sofía, Museo Thyssen-Bornemisza, Museum of the Americas, Royal Academy of Fine Arts of San Fernando, Naval Museum, Casa-Museo José Padilla, Casa-Museo Manuel Benedito, Museo de Antropologia Médica, Museo De La Farmacia Hispana Museo Del Reloj Grassy, Museo Lazaro Galdiano.
The main city attractions are: Juan Carlos I Park, the city's main park, Plaza Mayor, Barrio de La Latina, Gran Via, Descalzas Reales, Casón del Buen Retiro, Palacio Real, Templo de Debod, El Rastro, Puerta del Sol, Parque del Buen Retiro, Las Ventas, Torre España, Faro de Moncloa, Puerta de Europa, Puerta de Alcalá, Azca, Glorieta de Bilbao, Estadio Santiago Bernabéu, Estadio Vicente Calderón, Parque de Atracciones de Madrid, Plaza de Cibeles, Plaza de Neptuno, Palacio De Liria ,Teatro Real, Auditorio Nacional de Musica, Teatro Monumental, Teatro de la Zarzuela, Centro Cultural de la Villa, Teatro de la Abadía, Círculo de Bellas Artes, Teatro Español, Teatro de la Comedia, Café Central, La dehesa de la villa and the new social and cultural centre named Caixa Forum.
Madrid is also notable for its nightlife and night clubs. Some of the most popular night destinations include the neighbourhoods of: Bilbao, Tribunal, Alonso Martinez or Moncloa, together with Puerta del Sol area (including Opera and Gran Via, both adjacent to the popular square) and Huertas (barrio de Las Letras), destinations which are also filled with tourists day and night.The district of Chueca has also become a hot spot in the Madrilenian night life, not only for gay people but also for straight people looking for fun in their crowded clubs and popular discos. Madrid hosts the largest Plaza de Toros (bullring) in Spain, Las Ventas, established in 1929. Las Ventas is considered by many to be the world centre of bullfighting and has a seating capacity of almost 25,000. Madrid's bullfighting season begins in March and ends in October. Bullfights are held every day during the festivities of San Isidro (Madrid's patron saint) from the middle of March to the middle of June, and every Sunday, and public holiday, the rest of the season. Las Ventas also hosts music concerts and other events outside of the bullfighting season.

Conditions
Booking In order to confirm your booking, a prepayment of 25% of the full rental price must be paid in advance by credit card. Once this payment has been received and verified, we will confirm your booking via e-mail.
Security Deposit A security deposit must be paid in order to guarantee the surrender of the apartment in good condition. Upon expiry of the rental term and the surrender of the premises in good condition, this security deposit will be reimbursed. Refundable deposit € 200,00 (will be refunded on departure subject to no damage).
Payment Payment of the full rental price will be as follows: when booking, a prepayment of 25% of the full rental price by credit card; at check-in, the remaining 75% in cash. Failure to pay the remaining 75% in cash as here in above mentioned will amount to cancellation and forfeiture of the right to be reimbursed the 25% paid as prepayment when booking.
Cancellation Under no circumstances shall we reimburse the 25% prepayment when the booking is cancelled, as this acts as the cancellation charge. If the full rental price is paid in advance, 50% of the full rental price will be reimbursed if cancellation is made in writing (via e-mail) at least 30 days before the check-in date. No reimbursement will be made otherwise. This cancellation terms shall apply in all cases, including cases of force majeure or otherwise. In the event of the apartment booked not being available upon check-in, we reserve the right to substitute the apartment for an alternative of the same or higher category.
Check-in On the date of arrival, the apartment will be available for check-in from 3 pm until 2 am. If your check-in time is before 3pm, please contact us beforehand to enable us try and find a suitable apartment. If your check-in time is after 8 pm, an additional €30 charge will be levied.
Check-out Customers must leave the property before 11 am when checking out. If you need to leave later, please inform us before your arrival to enable us to try and make suitable arrangements. You may stay in the apartment until 6pm, but only if we have previously confirmed that the apartment will be available. An additional charge equal to 50% of the daily fee will be levied in this instance.
Cleaning Cleaning of the apartment will be carried out before the customers’ arrival. The apartment must be surrendered in a reasonable state of cleanliness; otherwise, an amount equal to the daily cleaning fee for your apartment will be deducted from the security deposit. Cleaning fee € 40,00
Number of people The number of people staying in the apartment must be stated when booking. At check-in, the number of guests must exactly match the number of people stated when booking. They will be identified with a passport or any other valid travel document (subject to applicable laws). In the event of the number of people not matching the number stated when booking, or if they cannot be duly identified, the booking will automatically be cancelled under the terms stated in Cancellation.
