This self-catering terraced holiday cottage rests in the heart of the historic estuary-side village of Lympstone. The property is a few minutes walk from the pretty harbour and the new cycle paths to Exmouth and Topsham. The village has four friendly pub-restaurants, a post office and well-equipped village shop. The Exe Estuary cycle path runs through the village and there are 18 footpaths offering beautiful coastal and country walks. The village train station has a frequent and regular service to Exmouth and Exeter, and there is also a bus service close by. A car is not essential.

Exmouth with its 2 miles of sandy beach and Jurassic Coast path is a few minutes away by car and a pleasant 30-minute stroll along the coast path.

The entrance hall leads to the light and airy sitting room. The fireplace and window seat along with a good selections of books and games and decorative detail create charming character, giving the room a perfectly executed blend of modern and vintage. There is a dining room with gas fired 'wood burner' effect stove, and a very spacious kitchen with cooker, fridge, and all the essentials needed in a modern self catering cottage.

At the end of the kitchen is a very handy downstairs toilet room with wash basin and a cupboard which houses the washing machine.

On the first floor there is a family bathroom with bath (shower over) and a separate WC. The spacious master bedroom again retains the blend of modern and characterful charm with large windows filling the room with light. The single bedroom retains a Victorian fireplace, and the rear bedroom has a single bed with pullout single under, meaning it can be used as a twin room if required.

On the top floor of the house is an attic room with a double bed and sofa.(NB there are sloping ceilings so some restricted headroom in this area).

NB; it is possible to use the fireplace in the sitting room but should you wish to do so please inform us of your intention to use this in advance of your stay. There is a £15 charge per week for its use, this does not include fuel (coal, logs etc).

At the back of the house is low maintenance patio garden - perfect for BBQ'S in the sunshine.

Parking is available on the street outside the property on a first come first served basis. There is also a car park only a few minutes walk away if parking cannot be found on the street. Please ask for details of parking permits for the local area.

It is also easy to get around without a car from this location as there is a train station and bus routes within easy walking distance as well as the Exe Estuary cycle path.

The Devon region

England's West Country is a temperate region where rural land is surrounded by sea. There are stunning beaches (both sandy and pebbled) and soaring cliffs provide spectacular walking. For nature lovers, the Exe Estuary is a haven for bird watching and Woodbury Common - an area of heather and gorse covered pebble heath - is nearby. Along the spectacular Jurassic coastline are many charming towns and villages most of which have excellent pub/restaurants


Lympstone, is located to the immediate north of Exmouth and is a charming historic fishing village on the River Exe. The village retains its character and charm with cobbled lanes, fisherman's cottages, and delightful footpaths through meadows and woodland. At low tide there is a pebble beach which is easily accessible. The sandy beaches and facilities of Exmouth are just two miles away, and the historic city of Exeter is some 10 miles to the north - both are easily accessible by road, bus or train. A new cycle path has been opened along the river bank to Exmouth.

The Jurassic Coast path, Woodbury Common, Dartmoor and Exmoor are all within easy reach.

Although small, the village boasts a well-stocked shop, a post office, four pubs (all with restaurants), a cafe, a hairdresser, a railway station (with regular trains to Exmouth, Exeter and further afield). The village is vibrant and most weeks there are events, shows and concerts in the Village Hall and church for all to enjoy.

Nearby Exmouth is a vibrant seaside town with two miles of golden sandy beaches. The town centre has pretty parks and gardens and there are numerous tea shops, pubs, cafe's and restaurants. The sea front has miles of flat walking, and there are cafes and kiosks for refreshments. The prestigious Exe Marina development is situated at the mouth of the River Exe and has character waterside buildings, shops (including a superb fishmonger), a restaurant and cafe. There are boat trips and fishing trips leaving from this location throughout the season. Nearby Budleigh Salterton, Topsham and the cathedral city of Exeter provide charming and interesting venues for day trips.

We stayed here as a group of friends. The house is bigger than it looks in the pictures and well appointed. The beds were very comfortable, the house very clean and well maintained. The village is lov… More
