Middlemist is a Grade II listed corner courtyard cottage, situated adjacent to the stately mansion house in the heart of Rousdon, an exclusive 350 acre private estate set atop the Devon and Dorset Jurassic coastline.
This beautifully restored and spacious dwelling can comfortably accommodate 8 (with the option of another 2) people offering four double bedrooms (2 en suite) and a sofa bed. With its flint stone walls and exposed beams, traditional decoration but with all modern appliances it offers a truly wonderful setting from which to explore nature or simply relax with some rooms offering distant sea views.
Guests have access to the surrounding countryside and the half mile stretch of private beach perfectly fulfilling those with a sense of adventure as access to the beach is via a steep (but safe) cliff top path.
Rousdon is just a few miles from 'the pearl of Dorset' Lyme Regis renowned for its fossil hunters treasure trove and famous for its Cobb, setting for the opening scene of The French Lieutenants Woman and close to Axminster home of River Cottage.

Kingsize wooden sleigh bed; exposed wooden beams; small en suite shower room. ** PLEASE NOTE ** the sofabed is effectively in the same room as the Gilpin bed - the sofabed is on the lower floor in the lounge area and the kingsize bed is up on the mezzanine level. There is no door!

The BBQ is in the open garden which is behind the property accessed via the lounge french doors.
As the estate is private, traffic is minimal and is perfect for walking, bike riding and exploring.

Occupancy runs from Friday to Friday (unless otherwise agreed), arrival is from 2.30pm, vacating by 10am.
Short breaks may be considered for any date if the property is not rented. Just ask!
A further two could be accommodated due to the sofabed in the upstairs lounge, bedding isn't provided for this, please state at booking if it is required.
Payment by online transfer preferred but cheques accepted.
Conditions
Refundable breakages deposit of £350 required which will be refunded within two weeks of departure (subject to satisfactory property inspection)

The West Country / Dorset region


Rousdon can be found sitting on the borders of Devon and Dorset and although quiet and private is close to many popular attractions and quaint villages and towns. Being part of the Jurassic Coast (and a World Heritage Site) there are many opportunities to go fossil-hunting at Lyme Regis (which is also home to Dinosaurland) and Charmouth.
Axminster is about a 15 minute drive away, home to TVs River Cottage, and also offers a sports complex with a swimming pool and other facilities. It is a wonderful area to explore on foot along the West Coast pathway
Go fishing and see the quarry caves in Beer; see the forge in Branscombe; travel the tram at Seaton; visit Jacob's Ladder beach at Sidmouth; grab a cream tea or pub lunch almost anywhere!
The Lyme Regis / Rousdon Estate area
Rousdon is one of the smallest parishes in England. There is a social club just outside the main gates of the estate and a small general shop and garage. The Dower House hotel is a minute in the other direction has a bar and restaurant and the Orchard Hotel is opposite the main gates.
Charton Bay is the beach (exclusive to the estate) and access is via a steep, cliff top path (weather permitting) which may not be suitable for the infirm or very young. The public beaches of Lyme Regis and Seaton are within a few miles.

From the East - take the A303 to Crewkerne. Take the signs to Axminster through to Musbury and then follow the sign to Rousdon (left turn), OR from Lyme Regis follow the coast road out of the town and Rousdon is approximately 2 1/2 miles on the left.
The nearest station is Axminster which has trains direct from Waterloo (through to Exeter). It is a 15 minute car journey from Axminster to Rousdon.
The X53 bus stops outside the main gates every two hours or so and goes to Exeter, Lyme Regis, Charmouth, Bridport, Dorchester and Weymouth.

Fantastic Christmas week at Middlemist, facilities and home from home comforts allowed all of us, from the youngest at 18 through to the oldest at 68 to have an excellent time. Plenty of room (to escape from the confines of 'being together' at Xmas) and 3x bathrooms to make sure no queues to get clean. Great Boxing Day walk (ok trek) to the beach, and nearby Seaton with a fantastic new Tesco store next door to the fun historic electric tramway. Good location, and made even better by being just out of mobile coverage, to escape the World and just chill. Highly recommended |

We went with extended family for a special birthday. Middlemist was perfect. So well equipped with everything you could hope for. The house was spacious yet cosy with beautiful old features and a fabulous wood burning stove in the lounge for a cosy winter's night in. The kitchen/dining room was fabulous especially if you are eating in every night. The views are lovely from the house and the stars at night were spectacular. Lyme Regis was 5-10 minutes away which hasn't changed much at all since we last visited 25 years ago! I would highly recommend Middlemist for a family get-together or special occasion. Although there were no children in our party I am sure kids would love it as well. |

When you see a holiday home on a website you never really know what to expect so when we arrived at Middlemist we were blown away. It's set in the most enormous grounds with lovely walks and its own beach ( not a fossil beach :-( ) but stunning location. It's quite a walk to the beach but worth it. Huge Buzzards flying around and we were very lucky to see some Badgers one evening ( had to sit VERY still). The 3 acre walled garden which is a 5 minute stroll from the house just gives you a small insight into what an incredible estate this was in its heyday. The kitchen was huge with every possible pot,pan and utensil supplied. The bedrooms were lovely. and there was great debate over who should have which one-two have en-suite shower. If you ask my daughter the best bits of staying at Middlemist it would be playing Sardines ( theres so many places to hide as its so big), Swinging on the swing, playing in the treehouse and throwing the ball for the beautiful dogs next door especially Cuba. Lyme Regis is a great place to visit and Middlemist is 5 mins by car. Hix restaurant was amazing well worth a visit. |
