Joiners is set within the 250 acres of farm and woodland of the Rousdon Estate. It is a fantastic recent conversion that fuses modern comfort into the the robust grade II listed building, with deep flint walls and exposed timber beams and rafters. Lovingly created by its architect-owner, it is full of beautiful spaces and unique detail. Clean and comfortable, spacious and light - it is a perfect holiday for family or friends.
Rousdon Estate is a peaceful rural retreat within the World Heritage Site yet only a few miles from Lyme Regis with its cimena, sandy beaches, fossils, shops and restaurants. It has beautiful wooded walks, is directly on the undercliff coastal path and has access to its own private sandy beach. It is only a short trip to the many attractions of Dorset and Devon.

The West Country / Dorset region
Rousdon sits on the very borders of Dorset and Devon where the countryside starts to get more crumpled and rolling, the roads are arched with trees and the little country roads are a charming adventure in themselves. On our doorstep is fosilling at Charmouth, River Cottage at Musbury, Saturday market at Bridport, classic English seaside at Lyme Regis, breakfast on the beach at Beer (even a beer maybe!).
There are hundreds of fantastic country walks and cream teas galore. There are caves and a donkey sanctuary nearby, and loads of sites, attractions and experiences - from Diggerworld to nettle eating competitions - to be discovered all around. Lyme is great for a drink and meal in the evening or there is the nightlife of Seaton a few miles away or Exeter 40 mins away. Beyond this lies the rough heath and tors of Dartmoor. The 'undercliff' coastal path below the Estate the result of vast cliff landslide tha happened in victorian times and is unique for England, with a vast array of plants and birds. Rousdon is in England's only World Heritage Site.
Lyme Regis area
There is a social club and a garage with shop just outside the main gates of the estate. A few minutes the other way is the Dower House hotel which has a bar and restaurant. The beach is a short trip down the path past the mansion house.
How to get there
Drive west along the A303 and take the turnoff to Crewkerne, head for Axminster then Musbury and then take a left to Rousdon. Alternatively take the coast road out of Lyme Regis and Rousdon is a couple of miles west.
Axminster is the nearest station, on the Waterloo-Exeter line, and it is an £11 cab ride to the house. The X53 coast bus passes outside every hour during the day (you have to flag it down) and connects to Exeter, Lyme Regis, Charmouth, Bridport, Dorchester and Weymouth.

Further details indoors: The spacious first floor en suite master bedroom has a French king size bed and an open plan cast iron bath to soak away the hours staring at the great rafters and beams of the pyramid roof. Oak framed leaded windows cross one side allowing fantastic views of the surrounding buildings and the countryside beyond.
Also on the first floor is a charming, cozy and sunny twin room neatly tucked between the exposed rafters and wooden floor.
The third bedroom is located behind the original double doors of the joinery and contains a huge 4 poster bed with a mattress that is hard to drag yourself away from. All the joinery and floor is oak befitting the spirit and quality of the buildings origins.
The bathroom is stylish and modern with a limestone floor.
The kitchen has a double ceramic sink embedded in its sweeping oak worktops whose grace belies the space and modern conveniences concealed within it, allowing you minimise the chores and maximise the enjoyment of cooking.
This gives way to the fantastic double height main room with working fireplace to curl up by in the winter, and the gorgeous array of its exposed timber roof structure. There is underfloor heating and the thick walls are lined on two sides by heavy oak windows. The dining table seats six or eight comfortably, a grand but very comfortable sofa seats five, (or two end to end) and matching arm chairs. Entertainment-wise there is a large tv, dvd player, stereo and books and games. The full height double doors give way to the sunny private walled garden which is gravelled and surrounded by flowerbeds and potted plants. there is a table and chairs for outside dining and enjoying a glass of wine as the sun goes down, and a lounger for that full relaxation.
Children and pets are welcome. Linen and bedding is provided but not towels. The central heating is oil fired via Victorian cast iron radiators. There is a dressing up box for the adventurous. A travel cot is provided, and if you have a baby there is also a high chair and interlocking foam play floor tiles to put on the underheated liviing room floor. (a pram and baby monitor are also available).
Further details outdoors: The Rousdon estate is a perfect setting for strolling and soaking in the peace of the countryside or admiring the old buildings and gatehouses of the Estate, it is perfect for children as there is minimal traffic so great for a bike ride, plenty of woods to explore sheep to visit* and pheasants* to spot. (not guarunteed i am afraid as they are seasonal)
