Situated at the edge of the Apuane Alps Regional Park atop the fortified medieval village of Viano, "Il Fortino" has breathtaking views over the Aulella and Lucido valleys. Nearly 400 years old, the stone village house is an original part of the village fortifications with its ramparts standing guard over the beautiful Lunigiana countryside.

The Tuscany region

Lunigiana area
An ancient territory that has been a well kept Tuscan gem. It is rich in mediaeval history through its many castles, Romanesque churches and ancient hilltop hamlets. Bounded by the Mediterranean Sea, the Apuane Alps and the Appenine Mountains, Lunigiana is a land lost in time. Its geographical location and turbulent history have combined to create a unique landscape, one that, even to this day, remains preserved and intact from over-development. Lunigiana remains virtually untouched by the rampant urbanisation and industrialisation that plague many areas of outstanding natural beauty in other countries. It has a uniquely rural character where life moves at a traditional pace yet it is easy to reach from the international airports at Pisa, Genoa, Parma and Milan.
It is an area home to magnificent Mediterranean beaches, you can partake in various sporting activities, go for walks around the local landscape or top up your cultural knowladge. Some key places of interest would be the marble quaries, Fosdinovo adventure park, museums and at certain times of the year there are some fantastic festivals.
The property is just 10 mins drive from shops, restaurants and train station and only 20 minutes drive from the motorway. The beautiful seaside resorts of the Versilian Riviera are just a short car ride away as well as the famous "Cinque Terre" coastal villages. The Renaissance cities of Florence, Lucca and Pisa are also within easy distance and can be reached by train - a very relaxing and scenic option.

Lunigiana is well served by low cost airlines which fly in to 3 airports that are all about an hour away - Pisa, Parma and Genoa. Further details indoors: "Il Fortino" is built on three levels and has been lovingly restored to retain many original features, such as its very ol cotto flooring. Access is from the village 'borgo' into the entry hall at ground floor level with bathroom, living/dining room with fireplace and fully fitted kitchen opening onto the terrace which sits in a commanding position atop the vaulted wall walk.
Stairs from the living area lead to the gallery landing from which are two double bedrooms with sloping wood ceilings, one with en-suite shower and one with vanity unit. The lower ground floor is accessed via stairs down from the kitchen and contains a further twin bedroom with french doors leading directly onto the vaulted portico in front of the property.
The property has a real log fire for atmosphere and warmth on chilly evenings and it comes very comprehensively equipped with appliances, accessories and utensils. Hairdryers in all bath and bedrooms, reading material, videos and local guidebooks are all provided.
Further details outdoors: The property enjoys a truly spectacular hilltop position with breathtaking views across the Aulella and Lucido valleys to the Appennines and Alpe Apuane. The private terrace sits atop the vaulted portico in a very elevated position where you can wine and dine surrounded by the magnificent Lunigiana landscape. In common with other medieval villages, cars are parked at a communal car park near the village centre and a short walk along the village ‘borgo’ leads to the property.

About Viano Built on an ancient Roman site, the medieval fortified village of Viano is crowned by the Tower of Viano a remnant of the Viano Castle once owned by Spinetta the Great (died 1352), a powerful member of the Malaspina family which dominated the area in the middle ages. Under the gaze of the tower stands a public courtyard, a magical place in a stunning hilltop position where various community events are held every year. You will find the local people in Viano warm, friendly, trusting and proud of their traditions. There is a bar and a shop in the village and regular vans bring fresh bread, fish, groceries and produce. The villages of Gragnole and Monzone have shops and are just 10 minutes drive away. Larger supermarkets can be found in Aulla, Villafranca and Sarzana. There are post offices and banks in nearby Gragnole and Monzone. Gragnole has a chemist.

1. Lets normally run Saturday to Saturday. However if you have different requirements please provide us with your needs and we will endeavour to oblige.
2. The arrival times for this property are from 4.00pm onwards and the property must be vacated by 10.00am on the day of departure. Please note that we cannot vary these times due to the need to thoroughly clean the property between arrivals.
3. 25% deposit at the time of booking and the balance no later than 8 weeks before the start of your holiday. We can accept payments in either Euros or GBP. Payment can be made by cheque, direct deposit, bank draft, wire transfer or money order. A refundable security deposit of £200 is payable with the balance of the rental fee.
4. A Fuel Surcharge of 7.5% will be added from Oct - April incl. to cover heating & other power usage.
5. All holiday bookings are subject to LeisureItalia’s standard Terms & Conditions.
Conditions
Although there is a child guard fitted, due to steep stairs to the twin bedroom the property is not ideal for children under 10.
