This lovely Tuscan village house in Viano is on 3 levels, main house sleeps 8 with 4 bedrooms, bathroom and shower room. The annexe has 2 bedrooms, shower room and galley kitchen with open plan living area.
The gardens extend to 4000 sq mt some level, mostly terraced with many separate areas for seating and sunbathing. There is a gazebo by the large pool (11m x 5m) Pool area has outside shower. There are 2 designated outside dining spaces, in the courtyard garden and in the garden overlooking the pool and mountains. There are sunbeds and a variety of chair types, BBQ.
An ideal location for walking trecking or just relaxing. easy access to the main cities of the region Florence, Pisa and Parma and only 45 mins from the coast and the beautiful Cinque Terre.

The Tuscany region
Casa Carlotta is located in Viano in the Lunigiana region of Northern Tuscany. A magical unspoilt area free from tourist crowds, Tuscany's best kept secret, a landscape lost in time where medieval castles and villages perch high above green wooded valleys of chestnut, pine, olive and beech trees and numerous grape vines. It offers a unique location for anyone wishing to rediscover the charm of the Middle Ages in the midst of unequalled countryside.
The Lunigiana is the region to the extreme north of Tuscany, situated between Liguria and Emilia Romagna along the course of the river Magra and its affluents, but historically its borders are much wider. Characterised from beautiful hills, immense green meadows and high mountains, it is encircled by the Apennines and the Apuan Alps. It is a small region that offers a mild climate and a clear atmosphere, perfect for walking, relaxation and holidays. It is a magical unspoilt area free from tourist crowds.
Lunigiana / Viano area
The location of Casa Carlotta is perfect for exploring the region on foot and for easy day trips to many popular destinations including the Versillian coast and the famous Cinque Terra, ski resorts and the cultural centres of Florence, Pisa, Lucca, Parma and Milan besides the opportunity to visit many unspoilt medieval villages situated in close vicinity to the village of Verrucola di Fivizzano.
Lunigiana, some say, takes its name from the port of Luni, a colony founded by the Romans in 177B.C. at the mouth of the Magra River which was later destroyed by the Normans. Others say that it derives from the crescent-shaped outline of the Magra river valley, which resembles a moon (Luna, in Italian). Lunigiana is situated inland of the Ligurian coast adjacent to the plains of Emilia Romagna. The medieval atmosphere which we can soak up in Lunigiana is in no way inferior to that to be found in other, better-known parts of Italy. Everywhere the eye turns it sees traces of Italian and European history, from Prehistory to the Middle Ages and modern times. The whole area is characterised by a picturesque sequence of castles, Romanic churches, walled medieval villages.
Besides architecture and monuments Lunigiana offers the tourist a mild climate, a calm and soothing atmosphere in the hills criss-crossed by clear streams. The area caters for all offering museums, thermal waters, sport centres, ski resorts at Zum Zeri and Cereto and trekking on foot or on horse-back. Then add to all this the folklore, traditions, the cuisine and local handicraft and you have something for everyone and last but not least wonderful, friendly people.
