Oreti River House offers boutique accommodation in Lumsden, situated in the lower part of South Island of New Zealand. The self contained house combines old charm with modern amenities in a quiet secluded location, close to town amenities. It is a perfect base for trout fishing in the Oreti River, Mataura River, Nevis River and many others.

It is also very agreeable holiday accommodation for families or friends who are travelling in Southland and interested in the many sporting, sightseeing and adventure pursuits offered in this beautiful part of New Zealand. The Oreti River is a 2 minute drive or a 15 minutes walk from the house. As a river on a glacial stream-bed, it winds and braids its way through wide open areas of colourful pebbles. The Oreti is famous for its aqua blue, crystal clear water - home to rising trout, ducks and geese.

The house is surrounded by mature hedges, wide green lawns and an extensive landscaped garden.

Lumsden forms part of the spectacular new cycle trail called "The Around the Mountains Rail Trail" which winds through majestic mountains and along clear streams. The trail follows old railway easements so it offers low grades through some of New Zealand's most beautiful scenery. Oreti River House is very close to the middle reaches of the aqua blue Oreti River and near to the upper and middle sections of the crystal clear Mataura River. Also within one hours drive of over 35 other rivers, streams, burns and lakes.

Lumsden sits along the middle section of the Around The Mountain Cycle Trail. Two bicycles are available for hire for a small cost. They can be requested on the booking website.

A House Manager lives nearby to the property and is available to answer any questions about the house facilities and about travelling in Southland.

The house is all on one level but has two broad front steps leading onto its front balcony. There is one small step between the house and concrete balcony The garden is fully fenced and all on one level. It is fully fenced and contains large areas of flat lawn surrounded by wide garden beds and hedges.

The accommodation is situated in the country town of Lumsden which is centrally located to many of Southland's most scenic tourist destinations. It is a quiet, picturesque holiday residence within walking distance to shops, town facilities and services.

The South Island region

Oreti River House is ideally located for day trips to Queenstown, Arrowtown, Gore, Te Anau, Invercargill and Bluff. Lumsden sits at the crossroads to many of Southland's most scenic destinations. It is within 1 hours drive of many of Southland's main towns and attractions.

Lumsden is a small country town surrounded by sheep, deer, ostrich and dairy farms. It has long hours of daylight in summer perfect for travelling, trout fishing, walking and cycling. During December there is up to 18 hours of light giving plenty of time to relax, read, experience an outdoor activity, enjoy long lazy meals and also grab some sleep!

Winter brings shorter days and some periods of light to heavy snow. It is still a pretty time to visit and enjoy the house and garden. In winter, the rivers are closed for trout fishing but walking, cycling and touring are still possible.

Lumsden lies in a broad glacial river valley surrounded by the Oreti River, farms and mountains. It is a very friendly farming and tourist town that is centrally located for sightseeing, fly fishing, cycling and tramping.


The regions most popular tourist activity is fishing for large wild brown trout. With a rod and NZ fishing license an angler can easily access many waterways. Some waters are crystal clear and suitable for careful sight fishing and stalking while other rivers are fast flowing and can be fished with multiple casts over promising water. Some rivers have smaller populations of very large trout while others have larger populations of medium sized fish. In fact there is water suitable to test every fly fishing skill level. Lumsden forms part of the spectacular new cycle touring trail called the Around The Mountains Cycle Trail. This is a mountain bike and cycle trail that traverses over 172km through towering mountains, forests, farms across rivers and past lakes. The trail starts from Queenstown with a ferry trip across Lake Wakatipu. Cyclists then ride to Walter Peak, Mavora Lakes, Mossburn, Lumsden and Kingston.

Sections of the trail have been progressively opened during 2011 - for example guided day trips are already available from Queenstown to Mavora Lakes and around the shores of Lake Wakatipu. Longer overnight trips are planned for November 2014. Eventually the full trail will operate over 5 days and 4 nights.

Oreti River House will offer very comfortable accommodation to cyclists seeking to sample one leg of the trail over a weekend. Two circuits are possible from Lumsden. The first is to Mossburn. This circuit involves crossing the Oreti River then passing farmland with a majestic mountain backdrop, lunching at Mossburn before returning to Lumsden. This trip is a very pleasant 40km return which should take some 3- 4 hours to complete. The other circuit travels north to Five Rivers. This pleasant 28Km round trip passes along the banks of the Oreti River before stopping at Five Rivers for lunch. The round trip back to Lumsden will take about 3-4 hours.

The Around The Mountains Cycle Trail is also open to walking parties who will also appreciate the spectacular scenery and safe off-road pathway. Many sections of the Around the Mountains Trail follow old steam train easements offering gentle grades and curves away from busy roads.

Other suggested activities include jet boating on Lake Manapouri, enjoying the Milford Track guided day walk or visiting the Glow Worm Caves from Te Anau, seeing a real tuatara in the Southland Museum and Art Gallery in Invercargill (a fascinating and rare reptile dating from before the dinosaur age), having a fabulous day out on FishJet on the Waiau River, visiting the Croydon Aviation Heritage Museum at Mandeville and seeing the bottle house at Waikaia.

One of the most popular and simplest activities offered in Lumsden is walking along the edges of the Oreti River which passes near Lumsden - about a 10-15 minute walk away. As a river on a glacial stream-bed, it winds and braids through wide open areas of colourful pebbles- its aqua blue waters home to rising trout, dipping swallows, timid ducks and geese.

"Fabulous location, beautiful house"

What a lovely week we had in the Oreti River House. A quiet location in the pretty town of Lumsden made a fabulous base for us. The house had all the amenities you could wish for, including a funky, fish-shaped fire pit which meant we could have some glorious outdoor meals. We were in walking distance of some fabulous trekking routs along the Oreti River, and an easy drive away from endless other attractions, some well-known and others much more off the beaten track. We would highly recommend this for people wanting a calm and relaxing holiday.

On arrival, there had been a maintenance issue which the housekeeper was working hard to fix. she and the owners had taken the trouble to arrange alternative accomodation for us just in case the matter couldn't be fixed in time. We were disappointed at first, because this was a special holiday to celebrate a milestone birthday. However they turned the situation around splendidly - got the house ready for us in time for us to move in, AND then kindly left birthday cards and gifts for me making it an even more special day.

Oreti River House is a well maintained, comfortable home with everything you'll need for your stay. A lot of thought and effort have gone into the remodeling and landscaping of this property. The beds and pillows are very comfortable, linens are of a high quality. We enjoyed the gardens and watching the birds and the hedgehog. The owners and manager have been great to work with. Lumsden is a friendly, quiet town with plenty of good fishing, and easy access to other attractions.

"Beautiful house, very comfortable and with everything you need."

The house has recently been renovated to a high standard with all modern fittings. The lovely kitchen is well equipped for self catering and the dinning area nice and spacious. The comfy lounge is well set up for evenings in with a selection of movies and sky TV in front of a great remote controlled gas fire. The wifi internet is excellent. Both bathrooms are modern with great hot showers and underfloor heating in the main bathroom. The laundry is an added bonus and the bedrooms are tastfully funished with luxurious beds. The electric blankets and heat pump make it lovely and warm even on the coldest nights and days of winter. The house is kept to an extremely high standard thoughout both in terms of cleanliness and comfort. The garden has been lovingly tended and would be perfect for BBQ's in the summer months.

The little contact I had with the owners and the manager was easy and friendly - it's a great place to stay and relax. Highly recommended!!

"A very special house for a Southland holiday base"

Whether you are fishing or just visiting the patchwork splendour of New Zealand's Southland, this house would have to be a benchmark for good value, high quality accomodation. The whole house excudes a quality restoration, and is situated in a lovely garden setting.
We took full advantage of the gourmet kitchen & stocked up in Gore with local produce & wines of all varieties that NZ is increasingly famous for- all sub $20 kiwi a bottle!!
If like us you love to chase trout, then you are spoilt for choice with numerous rivers nearby, aided by the excellent NZ Fish & Game maps of the region.
A lovely base for a Southland holiday, & so close to Melb or Syd via direct flights to Queenstown!

"Modern country charm"

My girlfriend & I stayed at Oreti River House for a week over the New Year period as part of our travels throughout the South Island. The house is very modern, but with country charm. We love to cook and the kitchen was well equipped with everything we could want – there is even a lovely herb garden just outside the kitchen door. We enjoyed New Year's Eve outside by the open air fire pit with a competitive game of croquet on the lawn (the owners have left a cupboard full of indoor and outdoor games). The house is extremely close to a number of river systems and we did a few days guided fishing on the Mataura and Oreti Rivers. The owners were extremely helpful with recommending guides and local fishing spots. As keen golfers we played at Jacks Point (Queenstown), Lumsden Golf Club and Invercargill Golf Club, all within an hour's drive of the house. We also did day trips to Queenstown/Arrowtown (can recommend the sticky buns at Provisions in Arrowtown!), Invercargill and the glow worm caves in Te Anau. If you are looking for self-contained accommodation in the South Island, this is a wonderful choice. We couldn't have planned a more relaxing stay.

"Happy Days at Oreti River House"

We enjoyed a wonderful few days at Oreti River House. The accommodation was excellent with very comfy beds and a very well equipped kitchen. The garden is lovely and we enjoyed a very pleasant afternoon playing croquet. I would highly recommend Oreti River House.

"This is an excdellent first class accommodation way above average."

My wife and I were very pleased with the standard of accommodation it would please the most astute traveller.
Everything was first class and the standard of workmanship on this property was first class.
The place is perfect for catching fish with fantastic rivers all around we had a great time and will come back as there is so much to see.
