Villa dei Cipressi is a stunningly renovated (completed January 2010), 500 sqm. historical country "palazzo", once owned by the noble Vannicelli family of Florence. It is perfect for those seeking a luxurious holiday experience in an exclusive, historical setting. The Villa, fully decorated with antique furniture, boasts chestnut beams and doors, hand-painted ceramic tiling, terracotta floors and large old fireplaces. The Villa offers all modern amenities, including air-conditioning (bedrooms), a controlled access system, professional kitchen appliances and wifi internet access.

Groups of up to 12 persons can rent the entire Villa. Smaller groups (maximum 5 adults and one child) can rent the lower two floors only, with access to the billiard room, garden and swimming pool.

Villa dei Cipressi has a private 3000 sqm. garden with cypresses, an olive grove and fruit trees. The 13 x 5.5 m. swimming pool features luxurious deckchairs, sun beds and umbrellas, a shower and a changing room. The garden further boast an "al fresco" dining area with a stone BBQ, table and chairs, a bowling green and a volleyball court.

Villa dei Cipressi was once part of a large estate owned by the noble Vannicelli family of Florence, dating back to the 18th century. Today, the Villa still forms part of a larger property which includes the adjacent tuscan-style greenhouse or orangerie, linking the Villa to the private residence of its owner. The Villa is surrounded by olive groves and vineyards, featuring a medieval tower and family chapel which once belonged to the estate.

Villa dei Cipressi, a prestigious country villa, has recently been restored by its owner, an architect, to the highest possible standards of modern living.


The main entrance at the ground floor opens into the impressive setting-the-scene billiard room, equipped with an old fireplace, card table and a guest bathroom. A fully equipped kitchen (with dishwasher, refrigerator, icemaker, microwave, etc.) leads onto a garden patio, equipped with wrought iron furniture for "al fresco" dining.

A spacious stone staircase leads to the sitting room on the first floor, elegantly furnished and equipped with a “pietra serena” fireplace, satellite/cable TV and DVD player. The sofa can be transformed into a comfortable bed for one person. The first floor features two bedrooms, overlooking the garden, each with an en-suite bathroom (toilet, bidet, sink and shower). The “Travertine Arches” or master bedroom features a double bed and a lovely antique cradle; the “Pine Tree” bedroom has a double bed and a foldable bed for children.

All bedrooms feature air-conditioning, high-quality mattress and fresh, elegant bed linen to guarantee a restful sleep. Towels and hairdryers are provided in all bathrooms.


A second entrance to the house, accessible from the road, provides an independent access via a comfortable basalt stone staircase to the upper floors, which form an independent apartment. The second floor accommodates a spacious living room featuring a 7-meter high beamed ceiling, three large windows with fitted curtains, an elegant fireplace and a library with a selection of art books. Large sofas and armchairs, warm carpets, a flatscreen TV (cable/satellite) and a complete hi-fi music system with records and CDs with classic and jazz music make this a very comfortable and entertaining room.

A travertine arched door opens into the spacious dining room, featuring an extendable wooden table and chairs for 14 guests; the room is further decorated with a number of carefully selected paintings of Rome and a beautiful iron chandelier. Large French doors open onto an arched loggia overlooking the medieval tower and the garden, with a wonderful view of the valley, the village of Lugnano and the hilltop towns of southern Umbria and Latium. The loggia is equipped with a stone table and armchairs and a charcoal barbeque; imagine enjoying a romantic candlelit diner here on a warm summer night, looking at the twinkling light of the villages in the distance through tall cypresses and pine trees!

The adjacent spacious kitchen, with a balcony overlooking the valley, has custom-made, hand-painted ceramic tiles on the walls and is equipped with deluxe appliances including a hot-air oven with grill, dishwasher, fridge/freezer and microwave oven. Crockery and cutlery, along with everything one might expect in a luxury kitchen, is provided, as well as table cloths, dish-towels and a selection of non-perishable food and drinks. Adjacent to the kitchen is an utility/laundry room with a washing machine, iron and ironing board; this room can also provide accommodation for a maid, if required.

A beautiful stone staircase leads to the top floor, featuring three bedrooms overlooking the garden and a living area with an antique empire-style sofa bed. The “I Cipressi” bedroom (double bed) has an en-suite bathroom with a tub. The "Tower” bedroom (double bed) and the "Mountain” bedroom (two single beds) share a small hall and a bathroom with a shower.

All bedrooms feature air-conditioning, high-quality mattress and fresh, elegant bed linen to guarantee a restful sleep. Towels and hairdryers are provided in all bathrooms.

The Villa has a private 3000 sqm. / 32,000 sq ft. fully fenced garden with mature cypresses, pine trees, holm oaks, olive and fruit trees and an avenue of lime trees near the entrance gate. The garden, reserved for use by our guests, features an “al fresco” dining area equipped with a stone barbeque, table and chairs, and a kitchen garden providing herbs, salad and seasonal fruits. Guests can also enjoy our new bowling green and volleyball+badminton court. Swing set, balance beam.

An iron gate opens to a swimming pool (13 x 5.5 m / 43 x 18 ft) for private use, situated only a few meters away from the house. The terrace around the pool offers a magnificent view of the hilltop village of Lugnano and is fully fenced to ensure your privacy and security. It accommodates a solar-heated shower, a changing room with a small fridge, a table, umbrellas and luxury sunbeds and deckchairs and is surrounded by oleanders, lemon trees and pomegranates.

Upon arrival, our guests will find a generous welcome-pack provided by the owners themselves (including home-made pizza, quiche or another warm dish, cheeses, salad, fruits and wine), so there is no need to rush out to the supermarket or restaurant after a possibly tiring trip! Other practical items, including washing-up soap, toilet paper, kitchen paper, cleaning products etc. are also provided.

The English-speaking owners of the Villa live on the adjacent property; they are available for any practical questions or emergencies. Guests may also contact the agent for any assistance.

The bed and kitchen linen are changed weekly (included in the rental price).

Cleaning service available upon request (10 €/ hour).

The Umbria region

Umbria, the "green heart" of Italy, will surprise visitors with its unique blend of nature, history, culture and cuisine. The area, unspoilt by mass tourism, offers a wide range of possibilities for holiday makers. The green hills of Umbria are dotted with pittoresque medieval villages, of which many have changed very little over the centuries. Not to be missed are the charming little towns of Amelia, Narni, Giove, Todi, ... and of course the better-know cities of Perugia, Orvieto, Assisi and Spoleto, to name but a few. Nature lovers must see the lakes of Bolsena and Piediluco, the Oasis of Alviano, the fossil forest of Dunnaroba or the waterfalls of Marmore, the highest waterfalls of Europe.

Those interested in Roman or Etruscan history should visit the ruins of Otriculum, Carsulae, Tuscania, Tarquinia and Volci. The region boasts a number of natural spas, including the Bulicame sulphur springs near Viterbo, described in Dante's "Inferno". Antique lovers should not miss the national antique show, hosted each year in Viterbo's papal palace.

A trip to Umbria would not be complete without enjoying its cuisine. Excellent food and wine are just as much a part of the region's charm as its forests, frescoes, and castles. Wine and olive oil, the two absolute protagonists of Umbrian cuisine dating back to the Umbrians and the Etruscans, have modelled the landscape into a characteristic succession of vineyards and olive groves. Visitors can tour the region's many vineries, following for example the "Strada dei Vini Etrusco".

Lugnano in Teverina

Medieval Lugnano in Teverina, listed as one of the most beautiful hilltop villages or "borghi" in Italy, boasts many beautiful churches and convents and fine, noble buildings or "Palazzi". The jewel of Lugnano is with any doubt the Collegiata di S. Maria Assunta, one of the most beautiful examples of Romanesque art in Central Italy and dating back to the XII century. Palazzo del Pennone, the palace of the medieval "podestà" or village ruler, and the ancient convents of St. Francis (XIII century) and of the Capucines (XVI) boast beautiful architecture and precious fresco paintings. Lugnano is listed among the "Città dell'Olio" or the villages of olive oil. Extra-virgin oil is the most typical product of Lugnano and can be purchased at the town's oil mills.

A beautiful, authentically medieval hill town itself, Lugnano is the perfect base for seeing central Italy's historical and cultural delights. Rome is just a one hour trainride away, while Orvieto, Viterbo, Lago Bolsena, Bomarzo, Amelia, Narni and many Etruscan archaeological sites are but a few of the wonderful places that can be reached in 30 minutes or less. Todi and Spoleto are within 45 minutes; Perugia, Siena, Assisi, Gubbio, the vineyards of Chianti and the Tuscan seaside take about an hour. In addition, the Villa is ideally located for an active holiday, including trekking, cycling, and swimming.

Tennis courts, restaurants, food stores and supermarkets, a cash point, a newspaper stand and a pharmacy are all within walking distance from the Villa.

"A slice of Heaven in the Umbrian countryside"

We had the pleasure of staying at the beautiful Villa Dei Cipressi during the months of June, July and August 2012. During this time, 25 friends and relatives from Australia and the UK joined us for varying stays from 1-9 weeks.
The villa is magnificent, beautifully restored and very comfortably furnished. The attention to detail leaves nothing to chance so all you need is to unpack your suitcase, relax and enjoy all it has to offer.
A game of pool, a walk in the beautiful garden, a swim in the well equipped pool area, a game of badminton or just a quiet sit on the loggia taking in the magnificent view of the ancient village of Lugnano, these are just a few of the many options available as a guest of the Villa Dei Cipressi.
The owners live next door and are available should you need information about anything. The welcome pack they left for us on our arrival was fantastic. We arrived after 7.00pm and imagined we would be looking around for a local restaurant but a home made quiche, straight from the oven, was brought to our table along with everything we would need for many days to come. An amazingly generous gesture from two wonderful people.
The surrounding villages and towns are within easy reach but a car is a must. Whether you want a half day or a full days excursion, towns like Amelia, Montecchio, Narni, Todi and Orvieto are easily reached and a delight to explore. A longer trip to Assisi or Lake Bolsena is well worth the drive. We had friends from Australia who travelled many times into Rome and also went on to Florence and up to Venice as well as a trip down to Naples and Capri, really making good use of their nine weeks in Italy.
The Umbrian countryside is stunningly beautiful and we would return in a heartbeat especially as we were so warmly welcomed into the village of Lugnano. The hospitality of Mary and Paolo who run Trotty's Bar was especially wonderful.

"Villa dei Cipressi lives up to high standards"

The styling and levels of comfort of Villa dei Cipressi are of quite high standards, inside as well as outside of the property. Also the owners will give you any additional support in the unlikely event you need something which is not already provided for. For us it was a unique experience. The comfort and flexibility of the interiors of the villa suited us especially since the weather didn't turn out as good as it normally is. Sitting at the pool area having Lugnano village and hill top in view is quite relaxing.

Our stay for 1,5 week in July at Lugnano and in the villa was quite comfortable. We would advise anyone to come by car : Lugnano village is quite nearby but the village has very limited dining out and entertainment facilities.
