This property is ideal for anyone wishing to experience Italy and the Tuscany region, which includes Florence, Lucca, Pisa and Siena and the elegant spa resort of Montecatini Terme.The beautiful beaches of Versilia and the resort town of Viareggio are just 25 km away. As well as being spacious and rich in atmosphere we can also offer a large patio to the rear equipped with dining furniture, sun umbrella and loungers, so you can make the most of outdoor living during your stay.There are a number of award winning eating places within a couple of kilometres including La Mora and Antica Locanda as well as economical family friendly places like La Pinzo in the village square,a few minutes walk from the villa ,which also offers a pizza delivery service.

The Tuscany region

Lucca itself is the best example in Italy of a walled fortified city which is entered by one of 5 gates and the town is known as Italy's best kept secret owing to its lack of hotels and scarcity of accommodation.The walls at almost 5 km.long are a favourite walking and cycling route.Ruskin said it was in Lucca that he first realised what architecture really meant.Artists have been drawn to the area over hundreds of years for its unique landscape and natural light.

Tuscany is known for its varied landscape: mountains, seaside resorts, vineyards, olive groves and hilltop towns. The Etruscan Archipelago along with the area known as Cinque Terre are within easy reach. Villa Reale, the home of Elisa, Napoleon’s sister and the Villa Mansi are just a few kilometers away and well worth a visit, as is the beautiful town of Barga, a typical Tuscan Hill Town about 35 minutes drive from the house.

Ponte a Moriano is in an ideal position to reach the most historically important towns of Tuscany, including Florence, Lucca, Pisa and Siena, and other fascinating destinations such as the village of Collodi (with its Pinocchio Park) and the elegant spa resort of Montecatini Terme.

Rome and Venice are each a drive of just over 3 hours from Lucca and it is motorway all the way so pack a picnic and head off!

Cycling enthusiasts will have the use of two bicycles at the villa to explore the wonderful cycling trails throughout the area. For Golfers there are many acclaimed courses all within 40 minutes of Ponte a Moriano: Versilia Golf Resort , Golf Club Tirrenia , Le Pavoniere Golf Club.

Winter skiing at Abetone is a 50 minutes drive away and has 5 lifts and slopes to suit all skill levels along with reasonably priced lift passes.

Lucca has a great musical tradition and was the birthplace of Puccini,indeed every summer at his home near Torre del Lago there are performances of his works in a large open air theatre...also in the summer there are open air concerts in the city featuring artists such as The Eagles...Elton John...Rod Stewart...Leonard Cohen...and many more world class acts.

The property is also close to a variety of local restaurants serving local Tuscan specialities and is just a few minutes walk from the village square with its local shops including 3 cafe bars a laidies hairdresser, dry cleaners ,pharmacy, post office and two banks and there is a local market on a Tuesday morning in the village square.

How to get there

Tuscany is well served by many major airlines and there are regular flights with Easyjet and Ryanair to Pisa.
There is a daily Delta Airlines flight from U.S.A. and excellent connections to most European destinations.Pisa Airport is a 35 minute drive from the villa.

Car hire is advised and all major companies are based at Pisa Airport..

The property has 4 double bedrooms with a combination of single and double beds, two bathrooms, each with wash basin, W.C, walk in shower and hot towel rail, mirrored cabinet with power point and a hairdryer.. All the beds can be combined to make double beds or detached to make eight to suit your needs. Sleeping arrangements are highly flexible and cots can be arranged for two children if required in addition to the 8 guests.

The main floor has been made into a comfortable holiday apartment. The architecture of the house, the beautifully decorated fresco's on the ceilings, the tiled floors, interior shutters and fittings reveal the highly skilled craftsmanship of pre-war Italy.The house is very spacious with 4 metre high ceilings throughout.

A large living/dining room comes with with 3 three seater sofas, TV with DVD and Satellite. The dining area has a large table and will comfortably seat 8 to 10 people. All cooking utensils and crockery for 8 to 10 guests.

The breakfasting kitchen which is also big enough for 8 seated is well equipped with basics such as soap powder, cleaning materials, most condiments and spices, sugar, paper towels,picnic icebox, napkins etc. and these are free for use by our guests.

There is ample parking for two/three cars within the grounds of the villa.A small balcony at the front of the villa has a table and a couple of chairs and provides refuge for any guests who wish to smoke as there is a strict ban on smoking in the house.There is ample exterior lighting and the garden has floodlights .The property has two sets of gates and is very easily secured with shutters on every window.At times the owner is in his flat in the lower ground floor.

There is a selection of books and games.

A free welcoming pack of fresh fruit, sandwiches, milk, bottled water, local wine and some soft drinks will be in the fridge on your arrival.

A change of bed linen is available midweek if required, at an extra charge of €24.00. This charge covers all 8 beds. Maid service is available and is charged at €20.00 per day for 3 hours light housework to include washing up, cleaning kitchen and bathrooms, general tidying up and freshening towels as required.

If you opt for maid service it will be a local woman ,Sabrina who will look after you,she is Scottish and has lived in Italy for 40 years so will be able to offer advice and help with any questions you may have.

If you have an agent or friend in the area we would be happy for them to make an appiontment to look the place over on your behalf.

Conditions

Guests are asked to refrain from smoking in the property as smoke will damage the delicate fresco's on the ceiling and may result in the loss of your deposit.

Final departure cleaning will be charged at €80.00 for a normal clean. This will be reduced to €40.00 where guests have opted for the daily maid service.

Guests will be expected to vacate the villa by 10.00 am on the day of departure or 12 noon if the daily maid service has been used. Arrival can be no earlier than 3.00pm on the day of arrival or by prior arrangement, we will try our best to be flexible about this and we will always try where possible to allow guests the option of booking for periods starting weekends or midweek, and for as many days as they want.

We are there to accommodate you...not the other way round!

A security deposit of €400 is required and is refundable in full less costs for any damages or breakages.

For reservations made more than 8 weeks before the holiday start date, a deposit of 50% of the rental cost is payable, with the balance payable 4 weeks before the start date of the holiday. For bookings made less than 8 weeks before arrival, full payment is required on booking.
