This enormous villa and its charming outbuilding dates back to the end of the 19th century and is set in 1 hectare of grounds with century old trees, large furnished lawn and a wonderful swimming pool (set in earth 10 x 5m, deep: 1.70m, salt water) from which you have magnificent views onto the castle of Nozzano.The pool is shared by both villa and outbuilding.There are tables, chairs, deckchairs, sun-umbrellas, barbeque and wood-burning oven at your disposal and to make you feel comfortable. . The lower floor of the villa was originally used as wine cellar – the machines and accessories are still there. The villa has various entrances with a few steps. Ground floor: spacious equipped kitchen(coffee machine) with door onto the garden, large dining room with fire-place, living room with door onto the garden with sofa and upholstered furniture, TV, 1 bathroom with wc, basin, 1 twin bedroom with access to a balcony, 1 room which remains locked. 1st floor: billiard room with terrace, 2 bathrooms with shower, wc, bidet, 1 double bedroom with TV, 1 bedroom with 1 French bed (max. 1.40m), 1 twin bedroom, 2 double bedrooms, 1 bathroom with tub/shower, wc, bidet. The nearby outbuilding has a covered outdoor area equipped with a table, chairs and wood burning oven. Entrance on the ground floor: living room with sofa, fire-place, TV, upholstered furniture, sink made of stone, 3 steps access to 1 bathroom with wc, washing machine. Stairs to the 1st floor: 1 bathroom with tub/shower, wc, bidet, 1 twin bedroom, 1 bathroom with shower, wc, bidet, 1 double bedroom, 1 double bedroom with fire-place, kitchen with stove, oven, filter coffee machine, microwave, dishwasher, fridge/freezer, dining table, exit onto a spacious sunny terrace. Terracotta tiled floors, beamed ceilings, some paintings made by the owner, modern and antique pieces of furniture.

The Tuscany region
The villa is situated close to Massarosa which encompasses many characteristic villages such as Pieve a Elici, Gualdo or Montigiano within its municipality.Massarosa lies in the North of Tuscany – on the hills between Lucca and the sea. You have stunning views from these villages onto the wonderful landscape Pieve a Elici is famous for its concerts which take place in the church during summer. There is an open-air opera festival which is held during July and August at Lake Massaciuccoli.
The little town of Viareggio was founded in the year 1200 as a fishing village – today it is considered to be the pearl of the Versilia coast– with its historical baths, the long sandy beaches. It is one of the most famous of the holiday resorts in the Versilia, and is very chic. The beach of fine golden sand is very wide. The attractive promenade with the exclusive designer shops, sophisticated cafés, restaurants, bars and night clubs offers everything for the most discerning of guests.
Lucca area
Lucca is a small city rich in art and culture and well-known as the jewel of Tuscany and is about 7km from the villa. Lucca is one of the few towns which has maintained its town walls intact. These walls surround the historic centre with its many churches, towers, palaces, museums, traditional boutiques and characteristic lanes. It is forbidden to drive by car on the wall, therefore it is really beautiful place for walking and cycling. From the walls you have magnificent views onto the architectural beauties of the town and the rolling surrounding hills. Lucca still seems today like a labyrinth of squares and lanes which get narrower and more concealed the closer one gets to the heart of the centre. Visitors to Lucca not only admire the historic beauties of the town but can also indulge their palates in the mouth-watering local specialities. One can go shopping in the Via Fillungo (the most famous shopping mile of the centre) where stylish shops, antique shops, coffee bars and “trattorias” characterize the townscape. Very near to the Fillungo is the place drama lovers went to the theatre during the period of the Romans. Centuries later houses were built on the foundations of this imperial theatre and so the oval shaped “Piazza del Anfiteatro” was born. This square is one of the most picturesque in the whole of Italy and one of the most well- known in the whole world. It is a “must” for every tourist because you can still see the remains of the original town wall.

Parquet tiled floors on the 1st floor, partial frescos on the ceilings, some pieces of antique furniture and some paintings done by the owner. On request there is a cook at your disposal who will be happy to show his culinary art and prepare you fantastic local dishes; you may participate actively and get an insight into Tuscan specialties

Conditions
The use of air conditioning and heating is not included in the rental price and will be charged on consumption.
A security deposit of 500 Euros for each property should be paid upon arrival and is returned at the end of the stay after inspecting the accommodation for any accidental damages.
30% of rental fee is due immediately on booking and the remaining 70% due not less than 30 days before arrival.
