The Villa is spread over 3 floors, with the main villa on floors 1 and 2, and an interconnecting one bedroom apartment on the ground floor. The apartment is fully independent with personal access, and eating area, but interconnects internally, with the main Villa as required.
The apartment is fully furnished, with an open plan style kitchen/diner/living all connected by arches, with direct access to the courtyard and garden. There is also a comfortable double bedroom and good size shower room. The sofa bed is also located in this apartment.
The Villa itself is very spacious, and is a well loved, well kept property, previously used as a family home.....In this part of the house, on the second floor there are 3 further bedrooms, and 2 bathrooms (one with a tub), with the first floor boasting a large entrance/living hall with wood burning stove, comfortable and ample living room with open fire, spacious and well equipped kitchen/diner leading to the garden.
The mature beautiful garden is fully enclosed, and flat, and boasts a large private swimming pool with views over the mountains, covered gazebo for dining al fresco

The Tuscany region
The Tuscan Region of Italy is well known for its warm balmy summers, beautiful countryside, rolling hills, mouth - watering food, and of course its towns and villages, rich with mediaeval architecture…
The Garfagnana region of Tuscany, often known as its ‘Green Lung’ is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism. The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping… The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable! The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or ‘cheese throwing’. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery. For ‘townie’ days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too… This is Olde Worlde Italy
Lucca - Garfagnana / Barga area
Situated just a 15/20 min walk from the centre of the town of Barga, with its hilly windy cobbled streets, duomos, 10th Century cathedral and ancient architecture. Barga is also renowned in the area for its good quality, but reasonably priced restaurants. There are often outdoor concerts/plays performed many times free of charge, and during the festas the town often puts on wonderful firework displays. There is also a station for stress free exploring.
Closer to home, and within easy walking distance is a bar/restaurant/pizzeria with plenty more in town.
Barga itself is circa 1 hour from Pisa, 1 hr 30 mins from Florence; 45 minutes from the walled mediaeval city of Lucca and close to the National Parks of the Apuane Alps. Hilltop villages abound, and exploring can be either townie or totally rural - the choice is yours.

Further details indoors: Enter into gated grounds via gravelled driveway, where there is plenty of parking. The entrance to the villa is at the back of the house and is reached via external steps.
Enter the villa into large entrance hall with woodburning stove Left into spacious, airy and comfortable living room, with open fire, CD, DVD, and freeview SAT TV Right into good sized kitchen/diner, with oven, hob, dishwasher, microwave, fridge/freezer, breakfast island, and dining table. Door leading into garden area
Upstairs there are 3 bedrooms - 1 double, and 2 twins, a shower room, and a bathroom with tub.
From the entrance hall, down into interconnecting apartment, whcih also has its own double doored entrance from garden/courtyard. Through to large kitchenette/diner with beamed ceilings, oven, hob, fridge/freezer open fireplace, sofabed, and dining area. There is a tv, and cd player. Washing machine

Further details outdoors: Outside there is a gravelled courtyard area, for shaded relaxing, a large, mature and beautiful garden with wonderful views over the mountains. Large pool (6M x 12M plus Roman steps. Depth ranging from 1.2M to 2M), various seating areas, 2 BBQ's, wood burning oven, covered gazebo.... A wonderful place for relaxing. The garden is fully enclosed, and approached via electronic gates. Plenty of parking

Bedding and towels are included in the cost of any stay, as well as all utilities with the exception of heating which if required is payable locally We take a 15% deposit with the remainder payable 8 weeks prior to arrival We accept payment in sterling and euros
