The covered balcony, at the rear of the property, has a cocktail table and a pair of bar stools for a couple to take some fresh air without too much effort.

First Floor


The open plan first floor double storey height lounge at the rear of the property has full width panoramic double glazing with two sliding patio doors onto a full width private balcony with stunning unobstructed westerly views over Clear Lake.


The modern kitchen, at the front of the property, comes complete with quality granite worktops and lots of cutlery, crockery, pots and pans. There is plenty of cupboard space, a fridge freezer, 5 gas burner stove incorporating central wok burner, electric fan oven and microwave all complimented by a limited selection of cookery books should you wish to experiment on your other guests. A dishwasher takes care of the washing up, and there is a washing machine for your laundry (A tumble dryer is available on the ground floor).

The kitchen window affords views over Somerford Lagoon and in the summer can be a good position to watch the house martins who return each year darting backwards and forwards to feed their young.

Dining Area

The open plan dining area accommodates 10 guests at the spacious oak dining table with 6 oak chairs (supplemented by 2 further versatile oak benches for accommodating the remaining guests) with views through the lounge to the lake.

Terrace (part covered)

The terrace, at the rear of the property, provides an opportunity to dine alfresco or just relax with a drink or a book where you will surely be enchanted by the resident wildlife and the spectacular views.

A teak table, parasol & 6 reclining teak chairs provide the basic layout and can be complimented with further chairs as required.

Master Bedroom

The Master bedroom, at the rear of the property, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

There is a 6ft double bed with wardrobe cupboards either side of the bed and a premium 32″ LCD television on the opposite wall.

The en-suite bathroom incorporates full length bath, basin, WC, heated towel rail, shaver point & mirror.

A travel cot can be provide in this room, if required.

Second Bedroom - Twin Bedroom

This bedroom is at the front of the property and is fitted out with twin single beds and a wardrobe cupboard.

An additional “Z” bed can be provided for this room or master by arrangement.

Third Bedroom

This bedroom, at the rear of the property, is ideal for families, provides some flexibilty with the sleeping arrangements, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

There is a 4ft 6″ double bed with a single bunk bed over and a wardrobe/cupboard that also houses a condensing tumble dryer.

Second Floor

Fourth Bedroom

This bedroom has a vaulted ceiling incorporating a glazed roof light with two further windows one to the side of the property and the other looking down on the double storey lounge below.

There is a 6ft double bed with generous wardrobe space.

The rental property is a non-smoking property and some small pets may be considered with prior agreemenet.

The rental property is fully equipped and furnished with bed and bath linen are included in the price, cost may vary depending on group size.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, (overflowparking, 3 minutes away, free of charge)) free Spa, tennis courts, children's play areas.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an 2 entry cards on receipt of a £25 X 2 refundable deposit.

All guests are entitled to spa access.

The departure time on the day of departure before 10:00hrs.

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

"Ideal meeting place"

We needed space for all the family to meet up to celebrate a birthday. Six adults and four children stayed here with comfort. Lovely home and the owners were kind enough to cater to our last minute questions and requests with no fuss at all. Super home on a super estate.

"Beautiful, modern and spacious house in a stunning setting"

A great place to stay with family or friends. The house was well stocked with essentials and it was in the perfect spot to access the spa, tennis courts, walks, lakes etc. It was very clean and spacious. The owner gave us some great tips on what to see and do and was very helpful.

"Excellent Property, Gorgeous Surroundings, Very Relaxing!"

A wonderful 4 Bed roomed house in a lovely serene surrounding. The Spa facilities are immaculate, the swimming pools delicious to swim in even during late October!
A wonderful weeks stay was had by all in our party! Including two little ones of 2.5 years old!

"We had an amazing time and are booking to come again it was so good"

We were a group of 9 friends looking for somewhere to have a get together within fairly easy reach for all. The location was geographically spot on and visually stunning. The lakes are beautiful and tranquil and the lodge itself was a perfect blend of stylish yet comfortable and very well equipped.
We couldn't have asked for more. Stephanie was great at the booking stage and John gave us some great pointers on where to go and eat & places to visit once we arrived.
Cannot fault the place and we are booking again for next year.

"relaxing and luxurious in tranquil surroundings"

The house was a real treat, being warm, clean and very comfortable with a lovely view from the back windows of the property. The upside down layout worked really well and makes the most of the property. Comfortable beds, lots of hot water and all the mod cons and electrical gadgets you could need. We had a truly lovely weekend and the use of the spa was an added bonus.
