"Perfect New Years Break"

"Not luxury but okay"

Thank you for taking the time to leave a review on your recent stay at Spa Lodge, we very much welcome all feedback from our guests, both complimentary & critical.

We were however rather surprised to hear the comments about the estate being unwelcome to rental guests, as approaching 75% of owners currently offer there homes for rental on the estate & the whole estate is very much geared up towards rental visitors.

With reference to finding your way around the Lower Mill Estate, the estate is quite large at around 600 acres of natural nature reserve, but there is an abundance of high quality professional signage, all be it quite discreet in its design & colour palette, we are genuinely sorry if you missed the signs, or had difficulties finding your way around the estate, but the signage is most definitely there.

The Spa Lodge is located quite literally a 30 second walk to the onsite Luxury Spa (hence its name) & is very easy to find, being the very hub of the estate. We do provide guests with a detailed map in the Welcome Pack, but you really would not need it to find the Luxury Spa, as it is so close.

With reference to the Spa opening times these are very clearly shown in the Welcome Pack & are also shown in the reception area to the Spa itself. In addition, there is a full time receptionist at the Luxury Spa who would have been happy to help. We also have our own onsite full time Guest Relations Manager, who again, would have been more than pleased to provide any help & assistance, if he had been made aware that you were having difficulties.

We can confirm that the owner has now added extra seating to the dining area & there are now 8 x dining chairs. We can also confirm that the bunk bed room is indeed more suitable to little ones, rather than full grown people ! We would respectfully point out that we do make guests aware of this at the time of booking & also the floor plans & videos on our web site do clearly show the layout of this smaller bedroom.

My friends and I visited this property as part of a girly getaway and to get some well deserved R and R for which it was perfect. The house itself is very deceptive from the front, but once inside it opens right up with fantastic views over Clearwater Lake. The rooms are very bright and spacious - it really is just how it looks on the internet. Having 2 showers upstairs was a real bonus when trying to get ready with 7 girls!
We checked in on Friday and although we were hoping to be able to get the keys before the 4pm check in time, at 3:30 the cleaners were still busy inside, however, we were invited to go in and place items into the fridge which was welcomed as it was so HOT!
The weather all weekend was a real bonus - with evenings spent on the terrace in the sunshine and on the Saturday we visited the spa and were able to make the most of their outside facilities. The spa is a beautiful place in a fabulous setting and close to the house, my only comment is the treatments are very expensive and towels and robes are hired at an extra cost and during the peak season and good weather the swimming pool areas were full of (screaming!) children which somewhat ruined the tranquil atmosphere of our Spa Day.
Jamie (Guest Relations) was a great help throughout our stay and made us feel very welcome - always at the end of the phone to help solve any problems we encountered.

"Beautiful house, ridiculous management"

We are pleased that you enjoyed your stay at the Lower Mill Estate, and were impressed with our Spa Lodge. We offer the following reply to the guests comments made in this review.

This guest ordered a box of long burn fire logs the day before their arrival date at their chosen lodge due to what they termed as the 'inclement' weather. We duly proceeded to order the logs and had them personally delivered on Friday evening of their arrival.

The guests seemed very pleased with the speed of service and the delivery, and authorised us to charge their credit card with the amount agreed of £7.95 inc. VAT, which is just over cost price for the logs, we also agreed to not apply the delivery charge.

Our back office staff then attempted to process the payment of £7.95 via the guest's credit card, as agreed. Unfortunately the credit card declined and the payment did not go through. We then tried a further 3 x times to take payment, but unfortunately the card declined each time.

In line with our policy, we then tried to make contact with the guest to get replacement card details so that we could process the payment for the fire logs.

In total we telephoned the guests 6 x times, at different times of the day, ranging from 9:00 in the morning, to 20:00 in the evening and left a clear and detailed voice mail message each time. We also sent the guests a total of 7 x emails over a period of 11 days informing them that their credit card had been declined and politely asking them to call us with replacement card details.

Unfortunately all our requests fell on deaf ears and no replacement card details were received, nor were any of our calls, or email returned.

In line with our agreed terms, our accounts department then issued a standard payment request letter via email, requesting the guests to make payment within the next 7 x days and notifying them if payment was not made, then unfortunately we would have no other option available to us, other than to revert to formal recovery proceedings.

The letter was emailed to the guests and within 3 minutes of the email being received, the guest's husband telephoned us. He acknowledged receipt of the emails and telephone calls but offered no explanation or apology, as to why they had not responded.

The guest then gave us replacement card details and we were eventually able to process the payment of £7.95, for the goods that they had ordered and used.

The only conclusion that we can reach is that the guests had no intention of paying for the fire logs that they ordered, and that they thought since they had returned from their holiday, they could get away without paying for them.

We are really disappointed that the guests chose to leave such a review, which we would suggest was sent out of anger, rather than their actual experience of their holiday. The guests actually informed us they had a lovely stay at the estate and loved the house, which seems at complete odds with this review.

We also did a late last minute deal for the guests, were they paid just £ 519 for a 3 x night break and as there were 8 x guests in their party, this works out at under £ 22 per night, which we would suggest is amazing value for a half a million pound holiday villa with a world class spa !

We acted with 100% integrity and professionalism at each stage, sending polite emails and leaving them detailed voice mail messages.

"Very disappointed"

Thank you for taking to leave a review of your holiday, we are genuinely sorry that you appear to have been somewhat frustrated with your stay at the estate and nature reserve.

To address the point of the onsite Luxury Spa usage - Guests are of course most welcome to use the full spa facilities, as often and whenever they choose to do so. However there is a 1 hour owner only session after the spa has closed, where guests are unable to use the pool. To date we have not had a single complaint about this owner only slot and guests do seem to appreciate that owners should be entitled to enjoy time to use the facilities with their families.

The estate's full codes of practice are clearly set out on our website and a set of the code is sent to each guest upon making a booking, to ensure that we fully manage guest's expectations. We can confirm that this party did receive a set of the codes of practice upon booking and that the pool opening times were also clearly set out and sent to them with their booking confirmation, some 6 months before their holiday start date. The code of practice is not in the slightest bit onerous and simply sets out some basic, common sense guidelines to facilitate the peaceful enjoyment for all visitors to the estate and nature reserve.

Reference the size of the lodge, Spa Lodge is approximately 1,750 square feet and is a good size 4 bedroom property and can comfortably accommodate up to 8 individuals. Again, we have never received a complaint regarding the size of the property and have welcomed in excess of 1,200 guests to villa in the last 3 years or so.

We can confirm that the villa is indeed not suitable for disabled access, or wheel chair users and we do always point this out to potential guests. As far as we are aware, this party did not have any disabilities or restricted access issues, so we are at a bit of a loss as what they may be referring to.

With regards to individuals of more mature years, the villa is perfectly suitable and indeed the majority of our bookings do include some older party members, who are perfectly fine with the layout and the position of the property, indeed we are not sure why they wouldn't be.

We are of course sorry that these guests didn't seem to enjoy their stay, but we do think that their comments are rather unfair, some are quite simply not accurate and they are certainly not representative of other guests.
