Coot Lodge is a fabulous barn set in a quiet cul-de-sac location and overlooking a small reeded stream, you have miles of scenic walks from the front door and an abundance of local sporting, sightseeing and relaxing activities.
Coot has an expansive open plan living, dining and kitchen area, with a spacious mezzanine snug. It is furnished and equipped to an extremely high standard throughout, with luxurious leather sofas, fluffy cushions and beautifully designed italian table and chairs. An abundance of warm oak and a gas-flame stove also make it perfect for intimate entertaining. It has 3 ground floor bedrooms - sleeping 6 - plus room for a cot.
You have free, unlimited access to the award-winning spa a mere 50m stroll away, with slate-lined, naturally filtered heated indoor and outdoor pools. You can swim among the water lilies in the eco plunge-pool, and relax in the sauna, steam room. There is a well-equipped techno-gym and adult-only relaxation room. A wide range of Pevonia spa treatments are also available (extra cost).

The barn is a ground-floor property with the additional benefit of a mezzanine area which is ideal for children to enjoy their own space. The living area runs the length of the building, with solid oak flooring, pillars and rafters. Underfloor heating and a real-flame fire warms the space beautifully. The kitchen is fully equipped with all the appliances you could need, and well supplied with cutlery and crockery.
Bedroom 1 (which also has an en-suite bathroom), has a king-sized bed and room for a cot. Bedrooms 2 (double) & 3 (twin) both have good hanging cupboard space, and share a bathroom.
There is a large mezzanine above the main living area, and this is equipped with a large TV, DVD, Wii and also a table football. It also has a sofabed which is suitable for occasional use, although cannot be described as a bedroom.
We use 400 thread Egyptian cotton bed linen throughout the house. 5* hotel-quality house towels are also supplied. Please provide your own towels for swimming at the Artspa (or they can be hired at the Spa for a small fee).

Three sets of sliding doors open out onto a full length, enclosed deck, which overlooks a pond and the river at the back of the house. Currently a swan family and its young cygnets (born early May) have based themselves in this stretch of the river and can often be seen on the bank - and occasionally even peek through the kitchen window to see what you are doing! The deck is fully equipped for outdoor dining, and features a gas-fired barbeque. Don't worry - the swans can't get to your sausages!
The 550 acre Estate is a caringly developed nature reserve. The 7 lakes and meadows are home to a myriad of wildlife, including otters, deer, bats, birds and the UK’s only wild beaver population.
Coot Lodge is located a stone's throw away from the Artspa, a beautiful building housing a heated indoor swimming pool, steam and sauna, gym and treatment rooms. There is also an outdoor heated pool, and a eco-plunge pool (very cold!) set amid landscaped grounds and decorated with water-lillies. Book at the Artspa to use the tennis court too. Your rental includes access for all guests to the Artspa facilities. Treatments are payable locally.
With restricted car access it is a haven where your children are able to play freely and ride bikes around the estate. There are playground areas, trampolines, a football area and table-tennis, as well as tennis courts.
A small shop and café (open from Easter, limited opening hours) is about 200m walk and sells fresh croissants, newspapers, home-made frozen meals and other essential supplies for the house. It also serves coffees, light breakfasts and lunches. Bikes and canoes can be hired for use on and around the Estate.
Friday changeovers only, or Mondays for Short breaks (to Friday). Other dates will be considered at short notice.
Bed linen and towels are included. Please bring your own swimming towels or hire them from the Spa.
The Cotswolds region
Lower Mill Estate is located 5 miles south of Cirencester, and 8 miles north of Swindon. It is an excellent base for exploring the Cotswolds, and the spa towns of Cheltenham and Bath are within an hour's drive.
Our guests tell us that it is a really accessible point for far-flung family members to get to easily - making it perfect for family and friends get-togethers.
Our nearest town is elegant, Roman Cirencester. A lively, attractive place full of smart shops, cafes and restaurants, a ‘real’ market, and a great arts centre in the old brewery building. It also has a Waitrose and Tesco – both of whom will deliver to the estate to take the ‘self’ out of catering.
Lower Mill is also convenient for Cheltenham (including the Festival in March), and very close to RAF Fairford which hosts the Royal International Air Tattoo (July)
There are many beautiful Cotswold villages to explore (by car or bike), each with picturesque local pubs – many of which serve extremely good food - we are building a pretty good list in our Welcome Pack which we send to you when you book.
For the hyperactive, there are comprehensive water-sports centres nearby, as well as jet skiing, cable skiing, waterskiing, paintballing, sky diving, hot air ballooning, riding and golf.
After all that activity the Artspa at Lower Mill offers relaxing and reviving spa treatments to help you recover!
For families, 10 minute walk, or a short bike-ride from Lower Mill is The Cotswolds Country Park & Beach, where you can hire cycles and boats, have a sailing or windsurfing lesson, fish, play on the sandy beach or test your climbing skills at “Head 4 Heights” ariel adventures. 10 minutes drive is Butts Farm, for baby animals and an award-winning farm shop and butcher. A little further a field, near Cheltenham, is a rare breeds Cotswold Farm Park. For more exotic animals, try the Cotswold Wildlife Park near Burford.
For quieter types of activity, there are also numerous wildlife parks and gardens to explore; antiques in Tetbury, William Morris’s house at Kelmscott, and the Abbey at Tewkesbury.
If you need to get your shopping fix - Cirencester has a high proportion of individual shops, including clothing, crafts, homewares and specialist suppliers, and has a charming market-town feel. Also worth a visit is the Swindon Designer Outlet Centre which has a vast range of well-known brands' outlet shops, offering up to 60% off standard retail prices. It also hosts a farmer's market every Sunday.

"Absolutely Perfect! We can't wait to go back!"
This beautiful barn certainly has the wow factor as soon as you open the door. The setting is stunning, and so peaceful if you just want to relax and get away from it all. The house is spotless, and offers a fully equipped kitchen with an island and breakfast bar, which is just great for entertaining friends. Just a few moments away from the luxury spa, so ideal if you fancy a bit of pampering. Lovely lakeside walks, and also an easy stroll to the local village pub. There are plenty of nearby towns and villages with recommended pubs and restaurants to choose from. If you have kids, there are plenty of amenities to keep them occupied! We have stayed at Lower Mill a few times, and this barn is by far our favourite. We have stayed here twice, and looking forward to going back again very soon. I have also recommended the property to friends, although it is tempting to keep this hidden treasure to ourselves!

"Wonderful automn holidays at Coot Lodge"
Wonderful property with the indoor/outdoor spa pool located very near by. The house is astonishing, calm, well furnished with nice & warm wooden floors and a fire place. Perfect home for a family, many activities at reach in the nature, around / on the lakes, with many Cotswold little charming towns to visit around. Even as a "mum to be" plenty to do and appreciate :) Many thanks Liz!

"A wonderful peaceful hideaway."
I stayed in Coot lodge for a week in early September and can't recommend it highly enough. It is hugely spacious and well designed. All the furniture and fittings are of a very high standard and there is definitely a 'five star' feel to the place. The huge double height living area is bathed in light all day and is lit beautifully and carefully by spotlights and wall lights at night so that there is plenty of light but still a warm cost feel. The bedrooms are comfortable and spotless and the kitchen is a dream and well stocked. I can also recommend spending as much time as possible in the spa which is stunning.

We stayed at Coot Lodge for 3 nights to celebrate a friends birthday. Coot Lodge is full of love and warmth. It has been renovated with careful thought and contemporoary style with hints of vibrant colours. The kitchen is well planned and has everything you need. There is even a games room for families if the weather isn't up to scratch. I had the opportunity to meet Liz, one of the owners who was very welcoming, friendly and helpful. We liked the additional touch of some pink fizz and chocolates.

"Superbly appointed stylish house right by the Spa and pool"
Coot Lodge is a barn-style open plan house; superbly finished inside with lots of oak and a large open plan kitchen. Very light with lots of sliding glass doors. Positionned right by the spa and outdoor pool, which we enjoyed every day whatever the weather (pool heated). Ideal if you are looking for a break with a bit of luxury treatments on your doorstep. Some nice walks around the Cotswolds water park lakes.

"A unique experience blending nature and luxury .... intimate but spacious."
I took my 13 year old daughter and three of her friends away for a week for her 14th birthday present. It was the perfect venue for creating memories to last lifetime....for all of us! The owners clearly take great pride in the quality of provision at their accommodation. So much consideration has gone into creating a home away from home... and more - from the welcome champagne and chocolates, the comfortable beds and linen, the complimentary bathroom bits, the beautifully spacious and aesthetically pleasing interior and all the "mod cons".... even a basket of Easter eggs :-). The living area is beautiful, so much room for everyone (even four teenage girls!) to find their own space. We welcomed the unfavourable weather as a chance to take advantage of staying in! Communication with the owners is friendly and efficient and the administration/information packs set the high standard you can expect throughout your stay. The spa access was a firm favourite - with the heated outdoor pool being especially pleasing in the freezing rain and icy winds! If you are a nature lover it is a halcyon place, with beautiful walks from the front door and a huge diversity of wildlife living within the estate. This accommodation really made our week something supremely special... given the opportunity I would return without hesitation.

"The inside of this Oak Barn is amazing"
We decide to go back to Lower Mills for a second year running and chose Coot Barn because of its open living area and stunning build features. A lot of thought has gone into the furnishing of this house and I cannot think of anything I would change, having said that my teenage daughters think that a hot tub would feature well on he outside patio !!!! We found the owner Liz very efficient and easy to get on with, When we return to Lower Mills again, we would definitely chose Coot Barn
