We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bycicle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

"Absolutely wonderful!!!"

Ashton House at Lower Mill is a truly wonderful holiday for the extended family. Great property, lovely views, loads of space, really we'll-equipped and brilliant on-campus facilities. We went there as a group of 9 and had wonderful week - able to host family meals and games comfortably every night. Been a long time since I've been on holiday with little/no urge to leave the site. Not that there's 'loads' to do - but tennis, walks, swimming, fishing and chilling was enough for us.

We agree that Lower Mill Estate is a modern second home development spread of around 300 properties spread around 6 lakes & divided into three villages enabling families to enjoy this 600 acre nature reserve with on-site spa.

We have been working on the estate as agents for over six years now and have seen it grow into one of the UK's top weekend getaway destinations.

This gated, modern development offers parents complete peace of mind with their children able to enjoy the freedom to explore the estate whilst offering the protection of a gated community.

Of course modern architecture may not be to everyone's taste but we don't pretend it is otherwise, an extract from our website describes our offerings as; “Our luxury lodge self-catering holiday homes are a modern alternative to most English country cottages”

To preserve this wonderful retreat the estate management expect us, as the letting agents to comply with the Estate Regulations and to issue a code of conduct to our guests which we do before any of our client's contemplates booking, this document forms part of our on-line booking process and no payment is requested until the document is read, acknowledged & fully understood by all our potential guests before completing the booking process, this gives them an opportunity to decline the booking should they feel that the environment would not be to their taste or if they feel it is overly prescriptive or may otherwise restrict their enjoyment.

We need to preserve a balance where our guests get to enjoy themselves but not if it is to the detriment of other owners or guests.

Most guests are very grateful that these rules are in place, as they deter hen weekends and house parties or anyone else who may disrupt the status quo, enabling them to enjoy a peaceful environment surrounded by like-minded people.

Your comments regarding our paperwork seem a little extreme, since, like any other business we have to share our terms of business and request basic information like names of all guests, we are after all entrusting them with properties that range in value from several hundred thousand pounds up to £2 million.

As part of our service and in order to maximise our guests enjoyments we offer all our guests our local expertise by recommending local attractions, restaurants, pubs, villages, details of spa treatments and spa opening hours and share these with our guests via email prior to arrival.

Finally we send out very detailed directions and as you said with circa 300 houses on the estate set amongst 3 villages and with satellite navigation unable to pinpoint your rental home, we feel it is wise to give you all the information we have so you can arrive stress free and settle into your break without a hitch.

Your comment “There were a couple of issues during our stay and we found the management slow to act and reluctant to help” is very unfair.

The day you arrived John your host met you at the property to ensure that you had arrived safely & settled comfortably into the property.

We do not provide a barbecue at this property, however, as this was apparently very important to you we organised one for you for the duration of your stay, at no cost.

One of the guests in your party who was very pleased that we managed to get this sorted out remarked of you that you were “very demanding and used to getting your own way” which may provide some clues as to why, unbeknown to us, you committed to publishing your Trip Advisor review even before your stay was complete, which is a first for us.

Prior to you arrival you requested a travel cot which we duly provided, however, since you arrived later and didn't meet John you subsequently rang him requesting bedding for the cot, but since we do not provide bedding for cots, for health and safety reasons, and this is clearly stated on the booking form which “you” completed prior to arrival.

The second issue you reported to us when John met with you party on the day of your arrival was the presence of some wasps in the atrium of the house which again John dealt with immediately by applying some powder to the area that he believed the wasps appeared to be coming from.

On the following day, Saturday, at around midday John recived a call from one of your guests reporting that some wasps were still present.

John explained that he would come over within the hour to discuss the options & immediately went to a local garden centre to purchase some suitable pesticide, as recommended by the store, and within half an hour he was at the house, considering that this was a Saturday I hope you agree that we acted as quickly as we reasonably could, bearing in mind that we do not live on site and the estate is some 15 minutes away.

When John arrived at the house one of your guests was not happy with him spraying the recommended products and insisted that we call a pest control expert, rather then aggravate the situation further he said that he would look into calling someone out but could not promise they would be able to come out immediately or even on the same day.

He then contacted the office who managed to organise a pest control person who was at the premises within two hours and successfully resolved the issue.

I really fail to see what else we could have done and there was never any reluctance on our side to deal with any of the issues highlighted above and we strive to ensure that all our guests enjoy their stay to the maximum.

We like to think we are highly regarded as a letting agent on the estate and this is backed up by Trip Advisor who in recognition of this fact have recently awarded us “THREE” Trip Advisor Excellence Awards (apparently chosen out of 100.000 properties worldwide and with only 20 awards given in this the inaugural year we are very proud of our customer service scoring 5 out of 5 for all our rental properties)

Clearly you did not like the ethos and set up of this popular modern estate with complimentary on-site facilities and are sorry you didn't appear to enjoy your stay with us to the full and we accept it may not appeal to everyone or those, in your words “looking for more character” but it does prove very popular with many of our guests with young families who return time and again .

Our adverting clearly states what this development offers and I am pleased to say that if guests read all our other reviews they would see that many of our clients love the concept and return over and over again.

"Perfect all round!"

Stayed at Ashton House for my husband's birthday with our three daughters, their husbands and five grandchildren! The house is lovely, well furnished and superbly equipped with everything you could want. We had arranged for a chef to come and cook for us on the Saturday night and even he was amazed to find everything he needed! The bedding and towels were of a great quality and the beds very comfy.
Best of all, the superb Artspa is literally 2 minutes from the front door and was enjoyed by everyone, as were the tennis and trampoline!
If being picky, the parking is a bit of a hassle especially if your party comes in several cars and the weather is less than perfect!

"Outstanding break in the Cotswolds"

Ashton House is a beautiful place to stay with family and it catered for all of our needs. It is extremely child friendly with plenty of books and games, stair gates, a high chair and travel cot. This was important as I have 3 children of varying ages and the stair gates meant that I did not have to worry about any tumbles! The house is spacious and well-presented and is situated opposite the pool and Spa. We had a great time swimming in the outdoor heated pool in mid-October! Overall, I would highly recommend this house to families as we all had a most comfortable stay.

"A perfect location for a large group"

9 of us stayed for a week to celebrate my 60th birthday. The house was exceptionally well equipped and furnished to a very high standard. All the bedrooms were of a good size and the house felt very spacious. The open plan downstairs and the well furnished decking area were ideal for a large group. At no time did it feel as though we were on top of each other. It's close proximity to the spa was an unexpected bonus. I would love to visit again with our family as the house was also very suitable for children eg stair gates, toys, high chairs etc. you would just need to watch the proximity to the lake. There is lots to do in the area and the surrounding villages and countryside are spectacular.

"79 Ashton House - Ideal Holiday Home"

Everything about the property was first class. The location, just opposite the SPA, could not have been better. Even with 9 people, the property provides the feeling of space. A very well equipped kitchen. Bedrooms were a good size and the towels provided a hint of luxury. The site policy on traffic was just about right.
We rarely return anywhere but Ashton House has us thinking !

"An excellent and restful stay."

We have stayed at Lower Mill before, but this house was particularly beautiful. The facilities were excellent and very carefully thought through and practical. The company were a delight to deal with, and provided very useful and clear instructions. The house was spotless, but inviting and restful.
I would highly recommend this beautiful home to all families.

"Lovely Easter break in a lovely house"

We stayed for a week at Ashton House in the Easter holidays and had a lovely time, despite chilly weather. The house is spacious, clean, tastefully decorated, and contains everything you could possibly need for a week's break. We spent a lot of time at the on site spa (great heated swimming pool) which is about a minutes walk from the house. Despite chilly weather the house was always warm and we were able to enjoy nature from the warmth of the house by looking out onto the lake from the huge windows. A very relaxing holiday for the adults and lots of fun for the children too as the house is spacious enough for fun games and contains lots of books, board games and toys to keep the little ones amused for hours. We hope to return again for another family holiday in Ashton House next year.
