The rental property is a non-smoking property and some pets may be considered with prior agreement.

The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

The tenant receives 1 set of house keys for the duration of the rental period.

Whenever possible earlier check in and later check out will be offered.

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bycicle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

"Wonderful week with family in luxury accommodation ...."

Our family of 8 adults spent a week in number 27 and were luxuriously comfortable and completely at home there. Lovely location on the lake with good walks nearby and lots of activities in and near the complex. The Spa was fantastic with large warm pools, gym, sauna and steam room. The Staff were very friendly and helpful. The house was spotlessly clean throughout with fluffy towels and fresh bed linen. Showers were hot and the central heating made the house a warm place to relax. Kitchen was very well designed with ample storage, utensils, supplies and units. The whole open plan top floor was perfect for cooking and eating, and provided plenty of space for everyone to 'do their own thing' and also to gather together. Parking our three cars outside the property was fine and on our arrival, we were met by John who gave us so much useful information. Although there was no free Wi-fi internet access in the house, the little shop on the complex offered a password for free Wi-Fi, which worked well. We found the whole process of booking, and directions to the house very easy to follow and every question we asked was fully and clearly answered. We were all very impressed with the attention to detail in the house and we had a wonderful time there. Highly recommended.

"Great Holiday Rental"

We stayed as a group of 11 friends to celebrate my Husbands Birthday. The house is set on a private estate over looking one of the many lakes.
The Estate
The estate is very well maintained, our only issue was the lack of pavements, you had to walk in the road to get anywhere on the estate. That said, car movement is minimal and speed limits mean they move at a low speed.

The Spa
The pool at the Spa is large enough for a big group and many other families, but the water was a little bit cold to spend the whole afternoon there as planned. I am sure in the summer when the outdoor section is open that this would be a great place to base yourself for the day.

The House
The house has everything that you need for a self catering holiday - the kitchen is great - in fact the whole open plan top floor is perfect for cooking and socialising. The house has been decorated to a high standard and is made to feel very homely. The views from the double bedrooms onto the decking areas are beautiful.

"Fabulous family gathering venue"

Set on a private estate amid lakes and fields this is a great place for a family get-together. The facilities are well maintained and of a high standard. The pool is large and the spa is (according to my wife) a lovely place to spend some time and relax while being pampered. Nothing to criticise, although parking could be tricky for 4 cars in a busy period.

"Great place for a gathering of family/friends"

Great base for a gathering of friends / family and a bonus that they could also accommodate well behaved dogs! With high chairs, travel cots and stair gates in place when we arrived it was also good for the youngest members of our group!
Everything was clean and well equipped in the house and our experience of booking etc was a good one. With the spa and little shop/cafe on site we didn't need to venture far during our stay - really good sized pool too.

On the downside, a bit on the pricey side compared to other options we had considered and lots of rules to get to grips with - maybe a little strict e.g. no drying towels on balconies etc.but understand the need to maintain the feel of the estate.

"fantastic peaceful get-away for people of all ages"

27 Howells Mere is wonderfully presented and equipped (especially the kitchen). We spent a long weekend there for my father's 70th birthday. 3 adult couples and 2 young children (1 and 3). The kitchen/living area on the top floor is a wonderful space for cooking, eating, relaxing - with lovely views across the lake. Although there are properties all around the lake you still feel a world away from it all. There is something for everyone to do - waterskiing, walking, kids play area, swimming pool, spa.... The only 2 downsides - the sun didn't shine (but that didn't spoli our enjoyment) and I wish rental properties in general would include bigger beds.

"Great property, wonderful location for exploring the Water Park & Cotswolds"

From my first enquiry regarding the property, Cotswolds Spa Holidays were very responsive and extremely helpful. They provided precise instructions and directions in good time for our long weekend away for a family gathering. The house was perfect for 10 adults and 2 teenagers. Stunning, impressive and spotless, the property has everything you would want and is beautifully furnished. The spa facilities are also excellent. In addition The Water Park has lots to offer for everyone - - very impressive place and I highly recommend it.

"A great party house!"

Just spent a great weekend here for my 40th birthday. The house is exceptionally clean, spacious and comfortable, easily accomodating 6 adults and 4 kids. In the summer, you would also have the benefit of using the outside decked areas to enjoy the views over the lake. Kitchen excellently equipped and basics supplied such as washing up liquid, dishwasher tabs, cloths etc. Only negative is that, although we didn't use the spa, it does appear small and very busy for the size of the site. Good pub, The Bakers Arms, about a twenty minute walk away. Traditional, lovely staff and good food (only went at lunch time). On the whole, a good place for large parties to get together.

"Superb Apartment, ideal for a relaxing getaway"

Just returned from a weekend trip here with a family gathering of 11 adults. We were all extremely impressed with this stunning apartment which is set right on the waterfront. It has a contemporary design with a high quality finish and has everything you need to self cater for a large group. The bedrooms are located on the lower floors to allow for the best views to be enjoyed from the open plan living room/kitchen on the upper floor, and a nice decking area outside to enjoy the good weather. The large quiet site in a rural setting has it's own small shop and a fantastic free Spa with indoor and outdoor heated pools, sauna and steam room. There are also options to book treatments at reasonable prices. Overall, if shared with a group of adults, this works out an extremely cost effective way of all having a luxury break in beautiful surroundings. Highly recommended, would certainly return for another visit.

"Relaxing Cotswolds Break"

The house was fantastic with all the mod cons you could need. The balconies overlooking the lake on each floor and tables / seats allowed for pleasant outdoor dining and relaxation. The Art Spa proved to be popular with everyone and the pools and gym were used every day. The tennis courts and outdoor play area also proved to be useful. The house was clean and well presented and provided that little bit of luxury living for the week. On site parking was okay and everyone was pleasant and friendly. The on site shop / cafe was excellent and the local activities and amentities / shops were all within a hours range. We all had a great time and wish we could stay more often.

From the moment you enter the main gates of the Cotswold Holiday Spa it oozes luxury, glamour and class, we spent 4 nights at number 27 and 46 catering for 16 people including children aged 2 to 18 for my 40th birthday celebration. Describing these as simply “a house” would not do them justice, these homes are stunning, and are the epitome of luxury. They have a contemporary design with the most magical views of the lake, and number 27 is a floor to ceiling glass which provides spectacular views of the lake on all three floors.
There is entertainment to be had for the children and the adults ranging from a playground, trampoline, tennis courts, the spa and of course the fantastic indoor and outdoor heated swimming pools.
There was ample space for all 16 of us to eat together at number 27, we had meals, played games, fished and relaxed, it's a real home from home holiday. We loved it and both properties were spotlessly, extremely well equipped, well laid out.
With chic interiors of soft colours and natural materials, this is perfect for family holidays and relaxing rural retreats. We will definitely be back.
