Suitable for family groups or discrete gatherings only, no stag or hen groups - terms of conduct to be signed.

£250 security deposit is required.

The rental property is a non-smoking property and some pets may be considered with prior agreement.

The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, (overflow parking, minutes away, free of charge)) ArtSpa for all guests, tennis courts, children's play areas etc.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.

However the tenant is advised to leave the card behind the desk as there is a £25 charge to replace a lost card.

The arrival time on the arrival day is after 16:00hrs

The departure time on the day of departure before 10:00hrs.

Whenever possible earlier check in and later check out will be offered.

At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

Lower Mill

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bicycle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

Other popular Cotswold towns are within a 40 mile radius (Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Swindon, Bath, Oxford and Stratford upon Avon)

"Perfect for a get together"

The property, location and service throughout were very impressive (from initial enquire through to meet and greet on the day). Perfect for a family get together with pleanty of walks and towns nearby to visit. A throughly enjoy time was had by all.

"Highly recommended!"

Having stayed here with some friends over a weekend in November I really cannot rate this place enough. The estate is absolutely stunning, so peaceful and relaxing.
The property itself is lovely with views overlooking one of the many lakes. It has everything you need in there, and the log fire just made it!
There are some really nice pubs and restaurants nearby too.
The whole booking process was very simple and easy and all the information you need is sent before your stay.
Finally, a huge thanks to John and Kasha who were so helpful before, during and after our stay.
I would highly recommend staying here to anyone whether it is couples, family or friends.

"Excellent - just what we wanted and needed!"

We travelled as a group of three adults and three children, aged 6,6 and 8 years old. Everything was just to our liking. Even the typically inclement British summer weather could not dent the accommodation, amenities and general sense of feeling in a special place.
Kasha and John were conscientious and attentive, helpful and courteous.
The children felt at ease immediately, enabling the adults to relax from the outset.
We thoroughly enjoyed the natural environment surrounding us, and marvelled at the human made Artsspa facilities.
Overall, and put simply.......................... this is a place we shall wish to revisit.

"Fantastic holiday in beautiful settings"

We, an extended family with 2 toddlers, had a fantastic stay at Howells Mere. The house is very tastefully decorated and suitable for short stays. The kitchen is fully kitted with everything you would require and the downstairs open-plan living area is adequate for 8 people + kids.

The estate is set in wonderful settings and the greatest asset to the Lower Mill estate is the ArtSpa. The indoor swimming pool is amazing for kids and there is plenty to keep adults occupied. The tennis courts are also free and bookable for one session a day. There is nearby (walking distance) bicycle rental which is quite handy and reasonable.

The only down-side is that some of the rooms at 47HM, even though adequately furnished, are quite small and there is hardly any space to move around. That said, we understand these are the lower end of the luxury scale and one can only imagine how wonderful the larger cottages/houses will be.

The booking process was extremely efficient thanks to Kasha and Stephanie. John was there upon our arrival to make us feel welcome. All in all, our long weekend was so wonderful, we have decided to re-visit Lower Mill in a few months time.

"Great weekend stay"

We stayed at 47 Howells Mere for a long weekend in September. We were an extended family 6 adults and 2 children. We found the size of the house to be adequate for our purposes, although it appeared smaller than the pictures led me to believe when I booked. Given we were only there for 3 days and the weather was glorious, there were no problems with this. We were able to spread out and use the outside space which was nice and everything went smoothly.
The veranda at the back of the house is shared with the other properties in the terrace with no privacy division but that was fine. The house itself was very clean and well stocked with kitchen utensils, bowls, glasses, dishwasher tabs etc so there was no need to bring very much extra with us other than food. The agents were very accommodating in terms of arrival and departure times which was much appreciated, helpful and quick to get back to me with any queries.
The spa was a 5-7 minute walk from the property and was lovely. I would recommend booking treatments in advance. There are lots of things to do in the area, so location wise the property is great. Overall we had a great stay.

"Beautiful house in well maintained resort"

We were really impressed with the house - very well presented, extremely clean and all home comforts. The estate is beautifully maintained with lots of space for children to play. The only negative I could say is it's quite a drive to nearest town if you wanted to eat out but a great place for a quiet getaway!

"Perfect location for a short break"

A nice modern house, great for a short stay.
The house has 4 bathrooms with 3 ensuite rooms. Perfect for a group of friends.
It is in a nice little complex with a swimming pool, spa, tennis court and childrens play area.
The house only has one dedicated parking spot and finding extra parking was a little tricky.
