The rental property is a non-smoking property and some small pets may be considered with prior agreemenet.

The rental property is fully equipped and furnished with bed and bath linen are included in the price.

The tenant is entitled to use the following during the rental period:

1 X allocated parking space, (overflowparking, 3 minutes away, free of charge)) ArtSpa, tennis courts, children's play areas.

The tenant receives 1 set of house keys for the duration of the rental period.

To access the Spa the tenant will need take proof of booking to the Reception Desk where they will issue an entry card on receipt of a £25 refundable deposit.

However the tenant is advised to leave the card behind the desk as there is a £25 charge to replace a lost card.

The arrival time on the arrival day is after 16:00hrs

The departure time on the day of departure before 10:00hrs.

At the end of the rental period the tenant is to vacate the property and return the keys back to the key box at the front of the property.

At the end of the rental period the tenant should leave the property in similar condition to that in which it was found.

Any additional cleaning costs incurred by the Advertiser may be passed on to the Tenant at their sole discretion.

Lower Mill

We are within a short walk to Somerford Keynes, a local village with a Quality Pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Waterpark which provides numerous opportunities to explore either on foot, by bike or watercraft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magicland in Cirencester is available for very young children if the weather is poor.

Horse riding and bicycle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

Other popular Cotswold towns are within a 40 mile radius (Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Swindon, Bath, Oxford and Stratford upon Avon)

"A peaceful and relaxing place!"

We stayed here for 4 days with our family in the middle terrace 4 bedroom house and we were very pleased!

The facilities in the property are really good and the property overall is in a good condition. The property has a very homely feeling!

The lakeside view at the patio makes it perfect!

The entire estate is really nice especially the trail walk, trampoline and bike rides were good fun!

The only thing that could be improved are the bed mattresses as the bedroom we were in had very thin mattresses making it uncomfortable to sleep on.

Overall it was a great relaxing place perfect for kids and families! Thoroughly recommend.

"Perfect for a family break"

We had a great break at 46 Howells Mere in the Lower Mill Estate. The estate is so well set up for families with the pool, play area and trampoline as well as safe empty roads for walking, scootering and trying to get babies to nap in their buggies!
The house was ideal for 2 families as we had a floor each for sleeping. The rooms were on the small side but were modern and clean, and we only slept in them, and there was a bathroom per bedroom which was handy.
The living space was great, well equipped kitchen, room to relax and a lovely view over a small pond / smaller lake - the kids loved a visit from a friendly swan. And the decking area was lovely for relaxing in the sunshine.
Highly recommend it!

"Modern house, good value, wonderful location!"

What a relaxing weekend was had by all! Staying in a lovely house with all the mod cons, in a lakeside location in the Cotswolds, should have been fantastic in itself. However, add in the use of an amazing spa and you have yourself an ideal short break!
We were recommended some fantastic restaurants in Cirencester by the staff at Cotswolds Spa Holidays and nothing was too much trouble for them.

"Smart venue for special family gathering"

The Estate is very impressive with very modern, high-spec houses around a series of lakes. It's well laid out with an inviting spa (especially the warm-water outside swimming pool which we all enjoyed). However, rather difficult to navigate around at night due to the lack of road markings and lights. It took me some time to find the exit when going to collect our children from the railway station one night.Visitor parking is a good 10-15 minutes walk from the house.

The house itself (part of a terrace) is stylish, quite spacious and clean (though no hooks in bathrooms or hallway). Well equipped kitchen. Good size tables inside and out on the patio. Nice views of swans emerging from the lake opposite in the early morning mist. A problem with mobile phone reception - I could only connect when standing in the upstairs back bedroom.
We had a very enjoyable week here. There are so many excellent walks in the area. And John, the concierge, was very helpful and accessible. Whilst the Estate was busy at the weekend was busy, mid-week in September was very quiet and peaceful.

"Great location in the Cotswolds"

We had a lovely stay at 46 Howells Mere - the house is light, airy and spacious and very clean and quiet.

Located in the Lower Mill Estate, it's an ideal place to escape to the Cotswolds and overlooks the lake so feels very tranquil

The on-site spa is brilliant, making it a great destination for a girly holiday

"Beautiful location,Relaxing, value for money."

L.Mill is a peaceful idyllic estate surrounded by nature
46 Howelsmere is a modern property on three levels,the agent very clearly states there is slight building work in distance,but from my experience you wouldnt know they were there. The house had a high standard of cleanliness and the spa is a great place to unwind,would definatly recommend and return.
