Velvet and 22 Waterhaze Lodges are based on a prestigious Lower Mill Estate diagonally opposite each other only 50 metres apart sleeping up to 16 adults + 4 kids.

Based on a 2nd home development with families looking for a relaxing, nature reserve experience, suitable for discreet family gatherings only.

Description of Velvet Lodge

Velvet Lodge is a 5 bedroom south west facing lakeside property sited on Clearwater Lake is a very spacious 3 storey/5 bedroom/4 bathroom sleeps maximum of 10 adults + 2 children 1 sharing with parents on top bunk with parents in a standard double at the bottom and 1 in a z bed in the parents bedroom.

Sky TV including sport and Disney channels, x box and wireless internet (only at Velvet Lodge)

Approximately 180 m2 of contemporary design.

Arranged over three floors and offering flexible accommodation this fully gas centrally heated property offers 5 bedrooms sleeps up to 10 adults and 2 children, 2 adults sharing a family bunk bedded room with standard double at the bottom and single over the top and 1 child on the Z bed with parents.

Balcony

The covered balcony, at the rear of the property, has a cocktail table and a pair of bar stools for a couple to take some fresh air without too much effort.

First Floor

Lounge

The open plan first floor double storey height lounge at the rear of the property has full width panoramic double glazing with two sliding patio doors onto a full width private balcony with stunning unobstructed westerly views over Clear Lake.

Kitchen

The modern kitchen, at the front of the property, comes complete with quality granite worktops and lots of cutlery, crockery, pots and pans. There is plenty of cupboard space, a fridge freezer, 5 gas burner stove incorporating central wok burner, electric fan oven and microwave all complimented by a limited selection of cookery books should you wish to experiment on your other guests. A dishwasher takes care of the washing up, and there is a washing machine for your laundry (A tumble dryer is available on the ground floor).

The kitchen window affords views over Somerford Lagoon and in the summer can be a good position to watch the house martins who return each year darting backwards and forwards to feed their young.

Dining Area

The open plan dining area accommodates 10 guests at the spacious oak dining table with 6 oak chairs (supplemented by 2 further versatile oak benches for accommodating the remaining guests) with views through the lounge to the lake.

Family shower room

The has a shower, basin, WC, heated towel rail, shaver point/light and mirror.

Ground Floor

Terrace (part covered)

The terrace, at the rear of the property, provides an opportunity to dine alfresco or just relax with a drink or a book where you will surely be enchanted by the resident wildlife and the spectacular views.

A teak table, parasol & 6 reclining teak chairs provide the basic layout and can be complimented with further chairs as required.

Master Bedroom

The Master bedroom, at the rear of the property, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

There is a 6ft double bed with wardrobe cupboards either side of the bed and a premium 32″ LCD television on the opposite wall.

The en-suite bathroom incorporates full length bath, basin, WC, heated towel rail, shaver point & mirror.

A travel cot can be provide in this room, if required.

Second Bedroom - Twin Bedroom

This bedroom is at the front of the property and is fitted out with twin single beds and a wardrobe cupboard.

An additional “Z” bed can be provided for this room or master by arrangement.

Third Bedroom

This bedroom, at the rear of the property, is ideal for families, provides some flexibilty with the sleeping arrangements, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

There is a 4ft 6″ double bed with a single bunk bed over and a wardrobe/cupboard that also houses a condensing tumble dryer.

Second Floor

Fourth Bedroom

This bedroom has a vaulted ceiling incorporating a glazed roof light with two further windows one to the side of the property and the other looking down on the double storey lounge below.

There is a 6ft double bed with generous wardrobe space.

Fifth bedroom / converts to Cinema room

6ft double bed with and lake views and wardrobe space, this bedroom converts to a cinema room with an overhead projector, this bedroom converts to a cinema room with an overhead projector.

Family Shower room :basin, WC, heated towel rail, shaver point/light and mirror (please note 2nd family shower is available on the 1st floor).

1st Floor

Offered fully equipped and well appointed with oak flooring on the first floor where you are greeted by the expansive open plan living and dining area, which leads to a deck with spiral staircase (secured of by a gate to stop the little ones) from where you can savour the wide angled lake views.

Floor-to-ceiling windows provide a relaxing space to unwind and dine at a 8 seat designer table where all guests can be entertained.

Lounge is very tastefully appointed with 2 sofas, large armchair, and wood burning fire for a gathering round making it intimate and romantic.

"Beautiful location surrounded by water and very peaceful"
