Catering for families with up to 2 children, the cottage has a double room, and a twin bedroom on different floors. A well equipped kitchen with oven, hob, microwave, fridge, dishwasher, and all the pots and pans you should need on your stay, as well as a newly refurbished second bathroom.
The main gardens are available for all our guests, including the private lake, play area for children, and lawns and wildlife areas. Our guests are also have complimentary use of an exclusive off site (approx 4 miles) health and leisure club, which features a leisure pool, jacuzzi, sauna, steam room, cafe, beauty parlour, squash courts, tennis courts, gymnasium and aerobics classes. We have 16 passes for use at any one time, they even provide towels, so you only need a swimming costume!

The Heart of England / Peak District / Lincolnshire region
The cottage is set in two acres of grounds, with a private lake, and many flower beds and features. The children's play area boasts a wooden play house full of outside toys, with a swing seat for parents to relax on whilst fun is had. Guests may walk all the way around the lake, with seats along the way, or stop to feed the fish, moorhens and ducks, and see if you can catch a glimpse of our resident kingfisher or playful robins.
Louth area
Louth is called 'The Capital of The Wolds', a beautiful Georgian market town, which many claim has a feeling of the past about it, with speciality cheese, poultry, fruit & vegetables and meat shops. Majestically rising above the town, St James' spire, 500 years old and 295 feet high, is often your first glimpse of Louth. As you get closer its warm stone contrasts with the red brick and pantiles of the houses. A concoction of different styles in an intricate network of streets. Altogether a satisfying blend.
The town stands directly on the Meridian line at 0°, so bridging two hemispheres, and on the River Lud, a more visible divide. Not much has changed here. The ancient market square echoes to the traders' cries as they offer their wares, there’s the produce auction, the cattle market - its a perfect microcosm of rural life.
Louth is built in a wealth of styles, and is a melange of masonry to delight and fascinate. Discover Tennyson's legacy, and there’s a lively arts programme to be enjoyed, from drama to dance, classics to rock, recitals to readings - take the Louth Arts Tour and enjoy.

You can get to Louth on the A16 from Grimsby, on the A157 from Wragby, on the A16 Spilsby to Boston and Horncastle on A153.

Further details indoors: With a skylight window in the lounge giving views over the nieghbouring fields, and a fully equipped compact kitchen, Crow's Nest is ideal for families with slighter older children. With the twin room on the first floor through the lounge, and a separate family bathroom downstairs, young adults can find their own space. We do have a cot and highchair available, and stairgates we can erect on the stairs as they lead straight off the first floor lounge, so families with younger children are also catered for. Situated close to the play area, the fun is never far away.
Our chicken coop is at the rear corner of the garden, with 5 friendly hens, and the eggs are available for guests to use, and we encourage guests to feed the chickens their leftovers to help reduce waste.
Further details outdoors: The 2.5 acres of gardens at Ashwater House are a mix of lawned areas, flower beds, and wild areas, surrounding a 0.5 acre private lake. The play area is available for any children between the ages of 3 and 12, under parental supervision, along with a sand pit and wendy house with outside toys.

During Autumn and Winter, we run a special offer of a week for the price of a short break, it is the week prices which are reduced to take account of this special offer.
We accept one well behaved dog at a charge of £15 per week.
All electricity and gas are included in the price, as is use of the off site leisure club and on site facilities, linene is included. Towels can be hired at a charge of £2.50 per person.
Excepot in the special offer periods (autumn and winter) we offer a 10% discount for retired persons.
