- Rather steep stairs lead up to a landing

- Double bedroom with hand basin

- Bedroom with two 3ft beds and one 2ft 6inch bed and a hand basin

- Bathroom W.C. with hand basin and shower over the bath

GARDEN

- Grassy garden, with useful outside W.C., surrounds the house, edged by the river along one side

LOCAL AREA

- Little bridge crossing over Penpoll Creek where it is possible to launch canoes and small dinghies at high tide, 25 yards away
