Port Royale is a quiet complex situated on a hill outsde Los Cristianos in the Urbanisation Oasis del Sur.
This popular ground-floor apartment is suitable for up to 4+1 free child. The apt has 2 bedrooms, (1 twin-bedded, & 1 smaller double-bedded room) , each having its own shower-room,with w.c. etc and a sofa bed in the lounge. It is situated on the ground floor having a very nice sunny terrace , on a delightful quiet family complex with swimming pool & FREE SUN BEDS. Access to the apartment is by 5 steps down to the terrace. The very popular Italian Restaurant - Bella Roma- is on site . It is only about 15-20 mins walk to the beach & Los Cristianos; where one can find the very best of restaurants, or, if you prefer, just a small local bar serving fresh fish.
Please note the 2nd bedroom has a double bed sited against a wall, so is recommended for 1 adult or 2 children who can share a bed.. There is also a comfortable sofa bed in the lounge, so the apartment can accommodate up to 5 people.
We have been advised that internet facilities are no longer available in reception. There are may bars with WIFI and internet cafes nearby. .Special prices are available from reception for all trips & sightseeing tours of the Islands & shows in the evenings.
Please note that this is a private apartment, and all cleaning and maintenance requests should be directed to the Housekeeper whose number can be found in the apartment.
On arrival at the apt , you will find a welcome pack including a bottle of chilled white wine, cold beers, fresh water, tea, coffee sugar, milk .

Port Royale is a very attractive resort & boasts a pool with sunny terraces,&FREE SUN BEDS! There are delightful restaurants & bars with live music & excellent home-made food within walking distance.The complex itself is quiet & secluded yet only a 15-20 mins walk to the beach & Sunday Market, & the harbour town of Los Cristianos.

Deposit £100 per week to reserve ( £200 per week for xmas weeks), & the balance 8 weeks prior to arrival. Prices are from £235 for 2 persons to £370 for 4 persons depending on season ( 5th person...extra using the sofa bed in the sitting room for a charge of £30.) Payments may be made in sterling pounds in euros. Please check the price panel for your chosen dates.
Extra days are available should you wish to add a day or two onto your holiday, from £30 to £55 depending on season and no of persons. We offer a special 4 weekly price for clients who book for 4 weeks or more -.The prices are from £790 for 2 persons to £1170 for 4 persons depending on season , includes weekly linen change and bathroom tidy. No other cleaning is provided. Visitors are most welcome. between £50 and £70 per person per week up to maximum occupancy, depending on season.

CONDITIONS OF BOOKING
1.A Deposit of £100 per week (This rises to £200 per week for Christmas bookings) is due on booking payable at any branch of Barclays Bank in the UK. Payments details are provided on booking.Payments can also be made in euros.
2.The Balance is due 8 weeks prior to the date of arrival, and you will be advised of this date at the time of booking. The owner reserves the right to cancel any booking where the balance is not paid 8 weeks prior to arrival, and in this instance the whole of the deposit is forfeit
3.Client cancellations: In the event of a cancellation by the client the following charges apply:
8+ weeks 50% of deposit
5-7 weeks 75% of total cost
0-4 weeks 100% of total cost
4.Apartments are normally available from 14:30 on the day of arrival and should be vacated by 10:30 on the day of departure unless prior arrangements have been made.
5.Letters for insurance purpose, due to sickness etc are supplied in all cases for total claim.
6.Lost keys will result in an automatic call out fee of €20, plus the cost of the replacement keys
7. No Pets allowed

Thank you for this lovely review! We do our best to please, and this complex is definitely a haven away from the noise of the tourist areas, whilst remaining within easy reach of all the amenities.

"Appalling and would not recommend"

I have examined the correspondence between yourself and my booking agent, and contacted the cleaner in charge of the apartment.
I have also examined the entry for this apartment on the Holiday Lettings website.
My cleaner informs me that you made no attempt to contact her on your arrival, and indeed, you have made no contact with my agent until your return home. You gave us no opportunity to make you comfortable in this apartment, or assist you in finding another if this was what you wanted.
There is a new sofa bed in the lounge you could have used instead of the back bedroom, and the air-conditioning compensates well for the lack of windows.
From the correspondence, you were asked to review the information about this apartment and ask questions before you committed to a booking, in particular if any member of the party had disabilities - you should have mentioned your friends claustrophobia. We do this because we cannot possibly anticipate the needs of every client, so the onus is on them to ask questions relevant to them.
No correspondence was entered into, and you asked no questions - we cannot offer advice if none is asked for.
Other reviews of the property refer to the lack of windows inside - if you had read them you would have known this before booking
We have never felt it necessary to mention this in the apartment entry on the website as generally people who have a problem with enclosed spaces ask specific questions
There are various views of the complex including pool views, but nowhere did it say pool views were from the apartment - you could have queried this before booking
I have since updated this to say this is not a view from the apartment
Following your booking, you were sent instructions for entry to the apartment, a map of the area, and a photograph of the apartment and its location - streetside, you did not at this stage question if it had a pool view or not, the map quite clearly shows it does not.
In conclusion, I do not feel that the advert for this apartment is misleading or we have intentionally misled you. The onus was on you to ask the necessary questions before booking.
We cannot possibly put information in the advert to cover off all eventualities.
Finally, it is untrue that I did not respond to you. My agent emailed you on 14/4/2014, and I responded shortly afterwards.

We stayed at 310 Port Royale from January 17th to 9th February 2013, and can honestly say we loved the apartment and the great treatment we had from Nancy who met us at the apartment (she would have met us at the airport, however, we declined as know the area) she was lovely and friendly. The apartment has english TV channels ITV, BBC1, etc the kitchen has 4 cooking rings, there is a microwave, a fridge freezer and there are plently of pans, crockery and cutlery, so great for self catering. There are 2 bathrooms, two bedrooms with two very comfortable pillows on the beds, ceiling fan and plently of wardrobe space. The complex is very clean with lovely pool and reception area, with internet access if needed. We enjoyed our stay so much we wanted to stay longer, but the apartment was booked, however, Nancy kindly found us further accommodation elswhere so this enabled us to say in Tenerife until 8th March, (this is why the review is late) Nancy took us to the airport for our 6.30am flight back to UK (thanks Nancy).

"really enjoyed our stay"
we have just returnd today,from our week at port royale.we were met at the airport,by dave & the transferto the complex,was both smooth & friendly.the retuen pick up,was also prompt & on time
we had no complaints at all,with the apartment.it was clean & perfectly adequate,for our needs.
we did not find being on ground level,a problem at all & the terrace,was a great little sun trap,in the late afternoon.
the pool area was clean & well kept & me & the grandaughter,loved having the pool to ourselves,most days.there were people enjoying the sun,but they didn't seem interested in the pool,which we certainly never complained about.
did i find the hill a problem,of course i did,but my fitness,is no one elses fault,just my own.my husband & grandaughter,raced up it,no problem.
we had a great time here & would definately stay again.

The owner has taken note of client comments regarding the location of the Port Royal apartments, and now offers a £20 allowance per week towards taxi fares during your stay. So, a gentle walk down the hill to a superb and varied array of restaurants, followed by a taxi journey back to the apartment.!

"HOME FROM HOME"
On arriving at the airport I was picked up by Dave who immediately made us feel safe and secure. My initial thoughts when entering the apartment was that it was very clean and fresh smelling. Although the apartment wasn't large it had everything we needed and the terrace was welcome extra space where we could enjoy the fabulous Tenerife weather with a glass of wine or coffee. Nearby there were many restaurants, some new, and we enjoyed a lovely meal with drinks each night for a reasonable price. There was entertainment in many of the bars until midnight. The beach and promenade were only minutes walk away but a taxi back was only 3 euros which was largely covered by the 25 gratis pounds given to us by the owner Sandra Barrett. We had a fabulous holiday and will definitely come again.

It is not unusual for a holiday apartment to have 1 entrance/exit. It is no different to all the other apartments in this row on the complex. It has certainly passed all necessary inspections for the Canary Islands, otherwise all of these properties on this particular row would be empty.
Our properties in Port Royal all have extraction in both bathrooms, cooker hoods, and airconditioning to compensate for the lack of windows.
The apartment is below street level, but this is obvious from the photographs on the Holiday lettings website.
Had the client read all of the information provided about the area and the apartment, he would have known about the entrance being slightly below street level, and also that the area is very hilly.
We have amended our procedures so that the onus is on the client to familiarise themselves with all of the information about the apartment before committing to a booking. We cannot be held responsible if a client does not read the information available to him.
The complex has recently updated its TV system, and we are in the process of renewing all instructions. However recent guests in our apartments in Port Royal have not had any problems using the new TV system. The system works the same as a TV and digibox in the UK.

"Very disappointed with apartment facilities and linen"
Expected a ground floor apartment not one at below street level,facing a white wall with a pathway above and a road with parked cars; with no windows in the bedrooms. Very poor linen, thin small towels, thin sheets on beds. Place full of sugar ants with no containers to put dry goods in. No information on how to use TV, DVD, combi microwave. Air conditioning and fan in bedroom very noisy.
Shower in twin bedroom almost too small to shower in! Aas there was only two of us we could use the other en suite. Headboard in twin room not fixed to bed or wall therefore noisy when one turned over in bed. although offered better towels and containers and offered a lunch as compensation for our inconvenience this did not come to fruition although the representative did try to contact us to pay for the lunch but we were already at the airport
We are sorry that these clients found the apartment disappointing.
In our defence, I have the following comments to make:
There are no properties below this, so it is ground floor. The photographs on the web site clearly show the terrace is below street level.
A courtesy visit was made on several occasions, and the clients were out. A message was left to contact us, and they did not do this until they were at the airport, so there was no opportunity to pay for the meal promised, in spite of our best endeavours to do so.
The linen is of the required standard and was clean and not damaged, the client did not complain about this during her stay.
The towels were replaced with thicker towels, the required quality for 2-3* accommodation, and the same as used in many local apartments. However, we have taken this on board, and many new towels have now been purchased.
There are many apartments that do not supply plastic containers – clients tend to bring or buy cling film for this purpose. However we have taken this on board and all of our apartments now have a selection of plastic boxes.
The client did not say that she could not operate the TV/DVD/microwave, and did not ask for assistance. She merely pointed out that the instructions were missing. We have taken this on board and are now checking all of our apartments to ensure that instructions are available.
Air conditioning and fans are generally noisy.
The shower in the twin bedroom is a standard size.
Had the client contacted us about the headboard, it would have been fixed the same day – we are only hearing about this now!
We have never had any problems with the lack of windows in the rear of the apartment, and this is the 1st time it has been commented on.
We are very happy to say that we have - over the last 11 years - many regular clients who visit this apt on an annual basis, which I think speaks for itself.
