Guest house | 2 bedrooms | sleeps 5
Why not come with your family on holiday to our livery yard in the Norfolk Broads – you can bring your horse too, if you like!
We offer comfortable and private accommodation (please note: not breakfast) in an upstairs part of our house (up 2 flights of steep stairs). The accommodation consists of one double bedroom and one adjoining twin room (with single) with bathroom, bath and shower on separate floor. The two rooms will sleep up to 5 people. We live in the rest of the Mill House property. There is a TV, DVD player, seating area and wi-fi access and a few books and games. It's perfect for a couple and plenty of room for a family of five as a base to explore the Norfolk Broads! Come and live as part of our family in the house that the miller once owned!
We also offer a wonderful and private campsite in our Three acre wood for up to 8 people. Please see 'off grid' camping below.
We are located in the southern part of the Norfolk Broads at Loddon Mill – one of Norfolk's most beautiful and unique listed buildings. The Mill complex is one of the earliest recorded buildings in the attractive market town of Loddon and it overlooks the picturesque River Chet, with its holiday boats and staithe. Our yard is located in the Chet valley that runs behind the mill and has been used for centuries for horse grazing. Behind our property we run Loddon Mill Arts - a community led occasional venue with performances and concerts in the past by international performers and musicians.
We are an established private Equestrian yard, boasting 'top of the range' Hunter stables and have over 10 acres of protected and organic 'water meadow' grassland paddocks. We also have a delightful 'two-acre' wood with bridleway, campsite and local hacking. Over the years we have welcomed into our horse family various working horses, including notably the half-sister of the famous racehorse Shergar who is currently on retirement with us. All the horses we own and look after thrive on the facilities, care and the expertise that we offer.
We do not have horses available for hire or use, but you are welcome to bring your own horse and pay for livery. From £15 per day for horse DIY/full livery.
The yard is managed by husband and wife team, Andrew & Katherine Walter. Katherine is an Equestrian Performance coach, with over 40 years of experience riding, teaching and caring for horses. With a raft of qualifications she also teaches in various local and private yards and is a part time lecturer at Easton College in the Equestrian department. Andrew works at the famous Abbey Rd Studios, London and is an 'award winning' record producer and manages the land. They run Loddon Mill Arts an occasional arts venue, hosting 'high quality' artists and performances and have four children, a friendly dog and cat.
Andrew, Katherine and their family will make your time on holiday fun and relaxing. We look forward to welcoming you (and your horse!).
COST: From £59 per night for both rooms for a couple only and then £25 extra per child/adult to a maximum of 5 people. Sorry - NO BREAKFAST
There is a great cafe, 2 doors away that offers full breakfast £5.50, lunches and teas - voted one of the top ten tearooms in the country and also Spooncake tearooms for afternoon tea.
£15 per day horse for DIY livery
£40 Private lesson/horse schooling on your horse with performance coach Katherine Walter. Please note: We have no horses for hire.
We are happy for you to bring a dog(s), but they can't stay in the house,as we have a dog and a cat. However, they could stay in one of the stables, which would be very comfortable. We charge £5 per dog, per day.
'Off-Grid' Holiday Accommodation:
The Three Acre Wood – Woodland Camping experience: We offer 'off-grid' camping in our private woods with fresh tap water and toilet facilities (a five minute walk away). Beware – there is no electricity! The woods are largely ash, elder and poplar trees (some magnificent specimens!) and the river chet winds through the woods and is available for fishing and boating – why not bring your canoes! The only thing to disturb you might be the odd muntjac deer. If you are really lucky, you will spot our otter on the river!
Facilities: Bring your tribe and try camping 'Indian-style' in our large 6 metre Tepee in our private woods. We will erect everything for you, ready for your visit. The tepee has a double bed, wood burning stove for basic cooking and 3 camp beds. It is ideal for four people. Additional camping space is also available for your own tents, if you needed even more space! You need to bring duvets, sheets as well as camping dishes and utensils and wellies and torches. We have some basic cooking stock available, along with blankets. There is storage space, outside chairs and tables. Water and toilets are available at the house, unless the Mill House is booked. Alternative toilets are available at the boating staithe. Heating and cooking (and hot water cylinder) is available via the wood burning stove in the Tepee. You are welcome to DIY BBQ or firepit cook and well behaved dogs are welcome! It's a unique woodland camping experience – just 'get away from it all' with peace and quiet a guarantee! Maximum 8 people – ideal for 2 families!
COST: £50 per night for entire camp hire daily during the week and £70 (Friday/Saturday). Additional small starter firewood is available from us for £2.50 per basket and there are many large logs you can chop up and use.

About this location
The East Anglia region
We are located in the Southern part of The Norfolk Broads. We are a 20 minute drive from the fantastic city of Norwich (with mainline train station) and a 15 minute drive from Suffolk and the enchanting market town of Beccles (with mainline train station). The Norfolk and Suffolk coastline is an inviting 30 minute drive away with the Georgian towns of Southwold and Aldeburgh, well worth a visit. The university city of Cambridge is an hour's drive away.
We are located in the heart of Loddon (with a great bus service and network) and within a few minutes walk from most of the local shops. These include an excellent traditional butcher, large Co-op,several local stores, girft shops, four excellent pubs, and various excellent 'eating-out' facilities, restaurants and cafes, including Rosie Lee's - the 7th best tearoom in the country!
Don't worry, you can be completely self-sufficient in Loddon and will find the locals to be warm, welcoming and friendly.
From the boating staithe, just opposite the mill, is the Wherryman's Way walk, as well as over 200 navigable miles of the beautiful Norfolk Broads to explore (by boat/car/foot).
From the high street, you can also walk to Hardley Flood. This is a Site of Special Scientific Interest on the north bank of the River Chet northeast of Loddon, part-managed by the Norfolk Wildlife Trust. It is an area of shallow lagoons and reedbeds acting as a spillway for the River Chet. Tidal muds attract a range of wading birds and the undisturbed reedbeds support nesting wildfowl and other fenland birds, including nationally important breeding populations of Shoveler, Pochard and Gadwall.

"Very friendly and relaxed family atmosphere"
Last minute booking we were very glad we made. Rooms were clean and comfy within a family house. Children absolutely enjoyed the stay , playing with the children and exploring the grounds. Not suitable for people with limited mobility as stairs are narrow and steep to get to the rooms. Breakfast was great . Thanks for a great weekend.
