Ballibrad is a recently renovated traditional stone built barn located in the heart of Kilmartin Glen. Ballibrad is situated above the village of Kilmartin in a magnificent Glen setting and enjoys commanding views to the south towards Loch Crinan, Jura and the surrounding countryside.

The accommodation is a spacious 1 bedroom barn and has an open plan kitchen living area complete with log burning stove. Stairs in the main area lead up to a mezzanine bedroom which also has a bed settee. The bathroom is complete with bath and shower. Ballibrad is set in 2.5 acres of land. Access to Ballibrad is via a rough farm track leading up from Kilmartin village. The property is approximately 1000 metres up the farm track. This is a farm track so please expect lumps and bumps and this can get muddy!!!

Ballibrad is serviced by a private water supply. The property is not on mains electricity. Power is supplied from a diesel generator with battery backup with Solar panels and a small wind turbine. The heating is supplied through a log burning stove with wood supplied. Coal can be purchased from the local village shop in Kilmartin or at the petrol station in Lochgilphead. Hot water is supplied by a gas water boiler.

The area also offers some superb unspoilt wilderness for the keen outdoor enthusiast of any sort including mountain biking, hill-walking, canoeing, photography, fishing and bird watching. Boat trips are available from local marinas such as Ardfern or Croabh Haven where you can relax and see the local wildlife at first hand.

The caravan at the back of the property is just for storage.

The village of Kilmartin has a local shop, post office, hotel, pub, museum with restaurant.

"Superb holiday barn in a great spot with outstanding views"

The barn was easy to book with the owner and we had a four night mid week break with the kids. The barn was lovely and spacious inside and the wood burning fire was lovely once we got the hang of lighting it....it warmed through the whole barn. The huge window at the front was special as we could see all the countryside, waking up to that wonderful view was great. Would definitely book this again.

"A beautifully renovated barn in the remote glens of West Scotland. Idyllic."

If you're looking for a remote and peaceful place to stay surrounded by beautiful hills then Ballibrad is it. A few minutes drive up a track (and, as advertised, a very rough track!) the barn comes into view and it is truly stunning. Not another building in sight for 360 degrees. The barn has been stylishly renovated and the open plan kitchen/living room gives it a large, spacious feel. The wooden ceiling (hosting a disco ball!) is beautiful and the wood burner was easy to use and very effective. The best thing about Ballibrad, however, is the view from the enormous window - even in bad weather it was fantastic and a great thing to see first thing from the mezzanine bedroom. The bathroom is large and modern with an excellent shower. As dog owners, we loved being able to let the dog out to roam as the barn is fully enclosed and safe. I thoroughly recommend a trip to Ballibrad.

"quiet without being remote"

Great set up. Brilliant for dogs . The road up to the house was all part of the experience as well. And a really good dog friendly pub within easy reach.

"PEACEFUL, COSY, GREAT VIEWS AND WALKS."

Really enjoyed our stay at Ballibrad, we had a mixed week weather wise with a lot of rain which made the track to the cottage unsuitable for cars, luckily we had a 4x4.
The cottage has a lovely wood/coal burning stove which heated the property in the cold evenings.
We walked to the village of Killmartin one evening, it has a nice hotel which serves food and fine ales, they also allowed us to take our dogs inside the bar. There are plenty of interesting places to visit such as Oban and Invergarry.
Personally I think the property is only large enough for couples.

"Romantic getaway"

Ballibrad is an excellent place to experience the wilderness and quiet of scottish highlands. It is in a secluded area therefore you will have all the piece on earth. The only difficulty is the road - track leading up to the cabin. It is a very rough track and on rainy days, it is almost impossible to go up the path without getting yourself dirty. Also if you rent a car watch out and drive slowly since there are big bumps. But this is the only negative. The cabin is very cozy, and spacius. Everything is provided for. There is a log fireplace provided for heating and it takes about 1-2 hours for the cabin to heat up. So that is perfect as well. Overall, we were very satisfied with our stay and we are definitely reccomending Ballibrad to everyone.

"Room for improvement....."

The barn sit's in a lovely peaceful glen with greart views, however there are some problem's and some thing's do need renewed including the pan's in the kitchen and cushion covers.… More

Thank you for your review. I would like to respond by advising that we take all reviews both in the guest visitor book and on the website very seriously and always listen to feedback. We have only been up and running since March 2013 and are constantly trying to improve. We have recently bought new wardrobes for the bedroom and bought new cushions for the living room. The kitchen has a full set of pans. Regarding the track it clearly states in the advert that it is a farm track which can be rough. We own an estate car and do not have any problems getting up and down the track as long as it is taken slowly and with care. Ballibrad does have a smell of wood as the beams needed to be treated before we could move in. These are cleaned on a regular basis. We have had many lovely reviews in the visitor guest book which I would be more than happy to share with any potential guests.
