Riverside Court is a 2 bedroom ground floor apartment in a unique converted building. It was once a factory converted into apartments. It is fully equipped to accommodate 5 adults. Double bed in master bedroom with t.v and dvd player. And twin beds,t.v in other room. Both rooms have fitted wardrobes and blackout blinds. Also guest bed for lounge. The property has been recently refurbished to a high standard and is fully equipped with a 42" plasma tv in the lounge with cable television,phone,Dvd and micro system. And a 20" lcd tv in each bedroom and free wireless internet access throughout .Ideal for laptops or PSP for online gaming for the kids. The apartment is within close proximity to Loch Lomond and Scotlands first National Park. Shops and eating places are within easy reach. Drumkinon Bay is close by providing shops,aquarium and leisure facilities and stunning views across Loch Lomond towards Ben Lomond.Duckbay and Cameron House all within easy reach.

The Central Scotland/Edinburgh region

The village of Balloch is at the beginning of Loch Lomond with its easy access to local transport. The area has much to offer with Scotland’s first National Park - Loch Lomond and Trossachs National Park.

It is set in some of Scotland’s most idyllic and unspoilt areas, it is engulfed by natural beauty and surrounded by some of the most spectacular scenery in Scotland. There are nature trails and Ranger service guided walks.
There are also cruises on the Loch from Balloch pier.The Maid of the Loch Paddle steamer to visit.A fortnightly farmers market and Aquarium at Loch Lomond shores .Balloch Country Park is home to Balloch Castle which was built in 1808, and contains visitor centre and restrooms.Balloch and the surrounding areas of Gartocharn, Drymen and Luss have a large variety of restaurants and pubs to suit every occasion and budget.

Ideal location which is quiet and rural but with the benefit of having lots of activities and facilities close to hand. 10 Minutes walk from the apartment takes you to the The Loch Lomond Shores visitors complex with shops, cafes, restaurants, a large Tourist information centre and fortnightly farmers market and Aquarium. There is canoeing and pedalo hire on the Loch and cycle hire in summer months.Also a cycle path along the banks of the Loch to Luss.Several events take place in and around Balloch each year. The LOCH LOMOND HIGHLAND GAMES and the LOMOND FOLK FESTIVAL are in July and the SCOTTISH OPEN GOLF CHAMPIONSHIP and LIVE AT LOCH LOMOND. And if thats not enough there's also the amazing Maid of the Loch Paddle steamer to visit. Balloch itself has a large country park which provides excellent views of the Loch. There are also cruises on the Loch from Balloch pier summer months only.Balloch also has many good local restaurants and pubs with excellent food. The train station with half hourly trains into the centre of Glasgow is just over a 5 mins walk.

From Glasgow Airport - Balloch is just 20 minutes drive As you approach Balloch on the A82 turn right onto the A811, (signposted Balloch) you will come down the hill, go straight over the next roundabout, over the river and take the first right turning just before the pedestrian signals (Dalvait Road). Dalvait Road is straight with a bend at the end, the Apartment is just in front of you, at the bend (the large white building). Turn right and down into Riverside Court car park.

Conditions

1. SMOKING- only permitted in Lounge only !
2. ENTRY-Your entry starts at 2pm on the day of arrival and the property must be vacated by 12pm on the day of departure.Unless otherwise agreed.
3. DAMAGE DEPOSIT-A damage deposit of £100.00 will be required.Short stays of two days requires £150. This will be returned in full within 1 week of your departure date so long as there has been no damage and the apartment is left as found.
4. BOOKING-A booking will only be confirmed on receipt of a £50 deposit. The final payment will be due on arrival.And will only be accepted by cash.Passport, driving licence required on arrival.
5. GUESTS-Only the members of the paying party are permitted in the property.
6. AGE RESTRICTION-The person booking must be 25 or over.
7. DAMAGES ETC-You must ensure that the property is securely locked when not occupied during the holiday let. You must replace any breakages, damage or losses, or reimburse the property owner for such breakages, damage or losses.Otherwise you could lose a part or your full damage deposit or legal proccedings will be taken.
8. INSURANCE-It is a condition of booking that your party is covered by comprehensive travel insurance.
9. COMPLAINTS-We do not accept responsibility for the breakdown of water supply, electricity or heating, though we will use our best to arrange for these problems to be solved.
10. CLEANING-The property will be cleaned throughout at the beginning of the rental period.Bedding changed after 7 days if staying for two weeks .<please leave the property as you found it>
11.CANCELLATIONS-We Reserve the right to cancel any booking within 3 months of your booking for any unseen circumstances with a full refund. Cancellations made by booking party will result in loss of deposit.
12. BEHAVIOUR- The person signing the contract is responsible for the correct and decent behaviour of his party. Should you and your party not behave in such a manner the owner will ask you and your party to vacate the property and no refunds shall be given.Under no circomstances should there be anyone else in the apartment that is not a member of the party.
