Bay view is set away from the road ''No passing vehicles'' making your stay here peaceful yet only a few minutes' drive from Llandudno town and beaches.

We have a new decked area at the back of the property, its a lovely spot ideal for sunbathing, small childrens play, small paddling pool, small slide, ride on toys available, I have a portable bbq for the more adventurous.All of which are stored safely in the garage when not in use.

The lounge has two large comfy sofas and a reclining chair, large patio door leading out onto the decked balcony with seating, ideal for drinking your morning coffee, with views of the Little orme and the coastline from Penrhyn Bay onwards as you can see in the main picture

The two front bedrooms both have these views, kitchen and third bedroom overlooking fields.

Located at the front is a decked out area with seating for relaxing and dining.

The Lounge area has seating for six on large comfy sofas. Large patio door onto balcony taking in the views of the Little Orme and coastline, great for sitting out and having your morning coffee.Sit and relax over dinner enjoying the spectacular views over the bay dining seating for six. Large flatscreen TV with sky ( bring your viewing card) and blu ray dvd player and films.

The back bedroom comprises of two single beds, overlooking field with horses. Front bedroom with king size bed overlooking coastline with en-suite, Low step in double shower, Cosy front bedroom with double bed, again with views overlooking coastline.Family bathroom with low step in double shower.

The garage can be accessed from the drive with easy electric remote control door so you can just drive in, you can also access the bungalow from the gargae. So you dont have to get wet if its raining. Plenty of space for car and bikes etc.

I have pushchairs,prams ( just bring dolls),ride on's small slide. for outside, and toys for the little ones to play with.

Travel cot, booster chair, potty,Baby bath also available.Bed guard available for small children sleeping in single bed.

Wind breaker and Deck chairs, Swimming towels all available to take to the beach.

The North Wales region

Llandudno the queen of the welsh resorts is only 5 minutes' drive away, with two award winning beaches and the longest pier in wales at 2.295 feet long (700m).

There is something for everyone, shopping ,theatre ,ten pin bowling, art gallery, a ride on the tram which takes you from the lower part of Great orme to the summit, and then come down on the cable car, Or how about a walk around the Great orme ( you can drive around and park at the top there is a fee in the summer to take your car) taking in spectacular views of the conwy estuary and Anglesey, and I almost must forget to mention our famous goats just to see these animals balancing on the rock face is amazing.

Llandudno Victorian Extravaganza is a popular time here on May Bank Holiday weekend has going since 1986. Spanning over 3 days with attractions running the length of mostyn street, Madoc street, Bodafon Farm.Take a look at there

On the promenade near the pier is Punch and Judy during summer time also boat rides and there's a land train takes you from north shore to west shore.

Bodafon farm is only down the road from us and is free entry for all. open all year round with friendly farm animal's llamas, owls, pig, cows, donkeys, sheep, pony and tractor rides, license restaurant, great day out for the

There's a paddling pool and swings on the promenade and or for the adult fisherman/women try some sea fishing very popular in summer and winter.

There are three 18 hole golf courses, Rhos on sea, and 2 in LLandudno

Want to go out and about then head for Rowen another free entry for all, with aquatic fish and reptiles, otters they play hide and seek all day ( stand like a statue and they might come out) and as your walking around you might notice you have company "ducks in abundance" very friendly (take some bread) , a small play area, and a fishing lake, but last but not least don't come away without having a pancake, there's over 65 to choose from, sweet to savory, they also cater for vegetarian and gluten free at no extra cost.

Or how about some outside fun there's the Dry ski slope on the Great orme with the longest toboggan run in wales(children under 4 not allowed), there's Paintballing near abegele, or Go karting, the largest kart circuit in wales and the north west is in Bangor, or on a rainy day Lllandudno swimming pool with gym, or the Rhyl suncentre with tropical wave machine and slides.All within a 20 mile radius of Llandudno

Or how about a trip out further must see places to visit are Conwy and Caernarfon castles, or Snowden, Blaenau Ffestiniog, Betwys y coed, Llanwrst, great for walkers flat and hilly, or take the train at Ffestiniog, to name but a few these are all within a 30 mile drive of Llandudno.

There is also a purpose built cycle path from Rhos on sea to Rhyl along the coast, .once you get past Colwyn bay there are no cars until you get to Rhyl.

Penrhynside is a small village, and has two local pubs. Penrhyn bay is 4 minutes drive away and has a supermaket, newsagents,bistro,chinese,chemist,hairdressers,nailbar.

From the bungalow to the start of the beach in llandudno. 1 mile away. Large Paddling pool 1.5 mile. And just 2 miles to the start of Llandudno town centre.

Free parking on the promenade from craigside to venue cymru. Free parking for 90 minutes in LLandudno Town.

Asda superstore, Debenhams, BHS, Marks and Spencers, are just a few of the large stores in town.

"Excellent accommodation."

We (grandparents,mother, toddler and baby) all thoroughly enjoyed our short stay and found the bungalow perfect for our needs. It is equipped to a high standard and the magnificent views make it feel very light and open. We would certainly have no hesitation to book again.

"Absolutely Amazing! Perfect start to married life."

We have just spent the last two weeks at Bay View. Me and the wife (Very strange sorry we just have married and this was our honeymoon). Ann met us on our first day and she is amazing, giving us the full guided tour, showing how things work etc. Not only that she even had some bubbly and fresh flowers in the window. Thanks, Ann it was lovely! She gave us detailed information about the area around us and the surrounding area, which was very helpful. This is very well located to be accessible to the whole of the north Wales area without having to travel excessively to visit some of the best attractions the area has to offer.

What can we say about Bay View, it is just perfect! You have everything that you could wish for and more, the rooms are spacious and very well decorated. Ann and her family have spent a small fortune on doing up the bathroom, making it into 2 fully kitted shower/toilet rooms one en-suite for the main bedroom and the other accessible for everybody else they are above and beyond what you would expect.

Now to the views, the photos on trip advisor do not do Bay View any justice at all they are awesome simple as! When you stay, wait for the night time with all the lights and when the stars and moon are out it is just…. Well we were speechless.

We enjoyed it so much we have already booked into for another week later in the year and will be back again to celebrate our first year anniversary next year at Bay View.

What can I say that you have not put into words about ''Bay View'' apart from Thank You for taking the time to write such a kind and honest review. "A fabulous holiday home near Llandudno....5 star!"

We have just returned from a stay which took us from Boxing day through to the 2nd of Jan, and we had a wonderful time. The house is in a lovely village five minutes drive away from Llandudno. We know the area very well and have stayed in a wide variety of self catering accommodation but this is by far the best. We are a group of six (Grandparents, children and grandchildren aged 12 and 10) and the house was perfect for us in terms of facilities and equipment. The view from the lounge is beautiful both day and night, looking out towards Rhos on Sea, being winter we didn't spend much time on the balcony but in the summer it must be lovely to sit out there. A real gem of a property and a very kind, helpful owner. Perfect for us and we've already booked for a return visit!!

"Comfort with superb views"

Ann couldn't have been more helpful from first booking Bay View with her right up to keeping in touch even when we had returned home. The accommodation was first class, clean, up to date and comfortable with everything needed for a relaxing stay provided. We particularly enjoyed the views over the bay and across to the Little Orme from the balcony and lounge windows.

Thank you both for taking the time to write this review. As always much appreciated. As guests will always say they read the reviews first to give them an idea of what to expect when they come to stay.

"Lovely place with all that you need for a wonderful stay"

We have stayed in many, many places in the UK and are happy to rate this on as "excellent". It is beautifully fitted throughout with all that a family will need for a relaxing break - the beds are comfortable and everything is spotlessly clean. We stayed in October and the heating and hot water system was superb ensuring that we were kept warm and cosy . It is only a very short drive into Llandudno with all of the amenities of a well kept traditional seaside town plus very good shopping, restuarants and amusements for the children. We also visited Rhyl, Prestatyn, and Conwy while we were there without any problem. Having two young grandchildren with us we did a fair bit of self catering with a mix of eating out as well - prices were inexpensive. Reasonable family eating at the local Craigside Inn (Premier Inn) - went there twice. and Aldi and ASDA provided plenty of inexpensive grub for the self catering part! The owner (Ann) was very welcoming, informative and friendly - a pleasure to meet! This place also has plenty of parking for two or even more cars - a big plus in holiday accomodation . All in all we are looking forward to our next stay !!

"Wonderful house in a beautiful location."

We've had a fantastic few days on the beautiful north Wales coast, and this holiday home was the perfect place to stay.

Ann has thought of everything. Towels (including for the beach), kitchen knives that cut and a can opener that works (unlike most holiday lets I've stayed in), a good selection of DVDs, games and toys, lots of storage space. It's very clean, comfortable and welcoming. Our three children (ages 8, 6 and 3) loved it.

We particularly enjoyed Conwy Castle, the Llandudno cable car, and the West Shore beach and cafe.

We hope to come back and stay here again. Book it - you won't regret it!

"Ideal family holiday"

We have recently spent a week in Bay View and as soon as we arrived we knew we had made the right choice.
Ann,the owner meet us and told us all about the bungalow and she had left milk, tea, coffee. etc. and cakes which meant we could have a drink before we started to unpack.
The bungalow was clean,spacious and had everything we needed for a three generation family holiday.Every window had a different view sea,hills,trees,horses and at night lights all round the bay.
My two and a half year old granddaughter loved it and because it was a bungalow it was safe for her to walk around on her own.Ann had kindly provided a guard for the bed so she was safe at night.There were lots of different toys,books and games. The Bob the Builder game was played many, many times.
The grown ups were not left out as there was a good selection of DVD's to choose from.
The bungalow is only a short distance from LLandudno which is an unspoilt seaside resort and it is an ideal base to explore further a field.I think the only down side is that the bungalow is situated up a narrow road so you are always hoping that you do not meet another car coming in the oppisite direction. The up side is that no traffic passes the bungalow so it is very peaceful both day and night.
The only thing that could have improved the holiday was the weather but even when it was cold and wet outside we were nice and cosy in the bungalow with plenty to keep us entertained.

Thank you for taking the time to write a good review. I do try and please everyone that stays with us with games, dvd's etc. But I'm afraid the british/welsh weather is beyond my capability, (ha ha).....

"Jewel in the Llandudno Crown"

Bay View has everything you need for a great holiday. Anns attention to detail in the facilities provided are above what you would expect. An excellent location with fantastic views across Penrhyn Bay. Ideally located for trips into Ross on Sea, Colwyn Bay, Llandudno and Conway. 5mins to the A55 for those who want to venture further into North Wales or you can just relax and chill out. Definietly a property I would reccomend and stay in again.
