Dining area: a lovely bright and airy space with dining table and 6 chairs. Large window looking out over the fields for a picturesque setting to your meal.
The lounge: has 2 large comfy sofas, 40" TV with freeview. Large window letting in loads of natural light and framing views over fields and down to the sea.
Bathroom: toilet, sink, bath with thermostatic bar mixer shower.
Outside space: Enjoy quiet time whilst watching the local wildlife - Badgers, foxes, squirrels, woodpeckers, pheasants, etc are all visitors to this part of the area
3 bedrooms: 2 double rooms. 1 twin with bunk beds.
Fully gas central heated with combi boiler for instant hot water.
We require a Security Deposit of £200.00 to be applied against any cleaning above normal level of cleaning and the replacement of any furnishings, fixtures and fittings should any become damaged during your stay. We will return the Security Deposit to you within fourteen days of the return of the keys to us, less any deductions necessary
The North Wales region
Llandudno is "The Queen of Welsh Resorts", a very popular Resort which lies between the Little Orme and the Great Orme. The town is unique in that it has maintained its Victorian and Edwardian elegance and splendour despite its modern attractions. It is packed with great restaurants, bars, cafe's, theatre, museum, art gallery etc and is the premier shopping centre on the North Wales Coast.

The Snowdania Country Park - only approx 30 miles to the base of Yr Wyddfa (Snowdon) in the heart of the country park.
Just a few minutes walk from the house takes you onto the Little Orme with it's lovely walks and scenery including Angel Bay with it's seal colony.
Local Pub, The Penrhyn Arms, with its award winning Real Ales is approx 5-10 mins walk from the house.
Penrhyn Bay village is approx 0.5 mile away where you will find a great Chinese restaurant, and shops including supermarket and butchers.

"very disappointed,not what we expected and nothing like the other reviews say"
total confusion in obtaining the keys and access to this accommodation. We were unable to contact the owners as the contact numbers given are unobtainable and we had to use Tourist Information Office… More

Altogether a fine house with comfortable furniture and very good kitchen facilities.
Electrical system should be extended so that the heating system has its own supply.
A hint about refuse collection would be fine.

"A lovely house with modern fittings, comfortable beds and great views."
We are a family of 5 and found the accommodation nice and spacious for our stay. It is bright and airy and has all the fixtures and fittings needed. Was really pleased that the property did not have fixed arrival and departure days. Having bedding and towels provided made my life easier. Comfortable beds, great views, we had an excellent holiday.

"Comfortable place and good location not too far from the town"
The house is nice and clean. It's not too far from the town, less than ten minute drive into town centre. House is a bit awkward to get to through narrow lanes, but no complaints.

Arrived in February to a very cold house. It is in a lovely position and quite well furnished. Views are fantastic. Once got the heating going all was fine till morning of our departure when no heating and no hot water. Thought this was unacceptable for a winter let. There were a few other minor problems which I think once addressed then this would be a recommended property. Sorry not to be more positive.
Sorry to hear you were dissapointed. As stated in your email you had no hot water on the morning of your departure, if you had rang the number in the information guide this would have been rectified a.s.a.p. You did not get a fefund as you requested due to the fact the fault was only reported after you left NOT whilst you were there and you had a two night stay for four people for £100.00 When checking the hot water after your email no fault could be found with it. Cheers

"Very nice and comfortable house on a quite road"
Had a lovely holiday at number 11 Tan-Y-Coed, we all really enjoyed our stay. The views are fantastic. The house is a nice size house in a quiet street just out of Llandudno town centre but very close to it. Inside its spacious, comfortable, and well furnished, has all the amenities you need to make your stay a real home away from home, and very nice and kind neighbours.
The owners were very helpful and responded to any queries during the pre-booking and booking process as well as during our stay.
