Llysfaen View is a charming 2 bedroom semi-detached, non smoking cottage which sleeps 4 + travel cot and is set in the quiet village location of Penrhynside.
The cottage is a WTB 4* and has been completly renovated, with gas central heating, modern fitted kitchen and bathroom.It is furnished in neutral colours with exposed beams in the lounge and dining areas.
There are magnificent views of the coastline from the lounge, kitchen and both bedrooms. You can enjoy far reaching views of the coast and countryside from the rear terraced garden, which is accessed by a number of steep steps from the back door.
We pride ourselves on the cleanliness of the property and we provide our guests with a complimentary tea tray ,cake, a bottle of either white / red wine for the adults and soft drinks for the children.
We will also have seasonal fresh vegetables for sale from our allotment.
The cottage is in a quiet lane.

Llandudno is the Queen of Welsh resorts, with its thriving all year round holiday season, shopping and numerous attractions which include, 2 award winning beaches ( north / west shore ), promenade, pier, theatre, parks, gardens and the Great Orme with its Bronze Age Copper Mines, tramway, and Marine Drive around the Great Orme.
The Snowdonia National Park is only a short drive away.

Further details indoors: The lounge has a living gas fire, TV, DVD player, Freeview, books, games, videos, DVDs for all ages.
The large kitchen / dining area is fully equipped with dishwasher, microwave, washer / dryer, iron, ironing board, kettle, toaster, gas hob with electric fan oven, extractor, fridge with freezer compartment.
On the first floor, the front master bedroom has a double bed, built in wardrobe, draw space, hairdryer, coastal views, ample space for a travel cot.
Stair gates are fitted to both the top and bottom of the stairs.
The second bedroom, with views as the master bedroom, has two twin beds, double wardrobe, draw space and hairdryer.
The bathroom has a bath, shower over, wash basin, toilet and shaving point.
The rear ground floor lobby area has coat / shoe / boot area together with a container for re-cycling plastics which we deal with when you leave the cottage, also leads through a door to the rear terraced garden.
Further details outdoors: The rear garden is terraced and is accessed by a number of steps, a handrail is provided.
There is a patio area with table / chairs for 4 people and further seating is available higher up the garden.
Disposable BBQ's are safe to use on this area, but are not supplied.
Although the cottage does not have its own car parking space, you can park on the lane to unload / load your car, on road parking is within 15 metres or guests are more than welcome to park on the owners drive, which is about 200m down the lane.

All rates include central heating, hot water, electric, bed linen, bath / hand / tea towels.
We are open all year round. Weekly bookings are from Saturday to Saturday. Out of school holidays short breaks are available, minimum stay 2 nights.
Letting hours are from 13.00 hrs on the day of arrival until 1000 hrs on the day of departure, unless altered by prior arrangement with the owners.
A 25% deposit is required at the time of booking with the balance due 6 weeks prior to the start of your holiday, if your booking is within 6 weeks of the start of your holiday the full balance is due at the time of booking.
About 7 to 10 days prior to the start of your holiday, we will send you the key / cottage directions etc.
Baby / infant equipment, eg.....travel cot, changing mat, towel, high chair, stair gates, plates, bowls, knives, spoons, forks etc. included ....no extra cost.
Smoking is not permitted anywhere inside the property but you are welcome to smoke outside.
No pets are allowed apart from guide dogs.
Conditions
The property is non smoking and no pets are allowed, except guide dogs.
We ensure the property is thoroughly cleaned, checked and is fully equipped for your party, prior to your arrival.
The owners will always try to meet you on arrival and show you around the property, explaining the cottage layout, appliances & functions, saftey features, refuse & re-cycling collection on alternate Wednesdays, you will have details of the owners 24 hr contact details should any problem / s arise during your stay.
We would appreciate, if the cottage is left in a clean and tidy condition when leave on the last morning of your holiday. This will enable the owners to have the cottage cleaned and prepared ready for the next guests.
If any breakages or damage occurs during your stay, then please contact the owners asap in order that the item /s can be either replaced or repaired prior to the next guests arriving.
