"A excellent Liverpool base"
We had a lovely stay in this home from home accommodation. It was clean and beautifully furnished with even a toy room for the children, very impressed. A great base for exploring Liverpool with the city a short bus ride away, would recommend to family and friends.

We have stayed in this House twice now and we will stay again, the owner Tracy lives just a few doors away and is very helpful and will put herself out for you. The house itself is to a 4* standard comfortable beds, plenty of things for the children to do, and the bus at the end of the road goes right into the City. I recommend this highly.

"A lovely, comfortable, well equipped house in a quiet location but near to amenities and main road."
I booked the accommodation for a family wedding. The house was deceptively spacious, as from the outside it didn't look particulalry big but accommodated nine of us quite comfortably. It was simply decorated, well equipped and the owners had thought of everything down to the last detail. Although we did not have any younger children with us, there was a well equipped playroom. Tracy was very friendly and helpful and made us feel welcome straightaway. Although the house was quite near to the main road, it was surprisingly quiet. Its location meant that the centre and other parts of Liverpool we needed to visit were easily accessible, whether by car or bus. I wouldn't hesitate in booking the property for future visits to Liverpool or in recommending it to friends.

"Home from home in a great location."
A home from home in a lovely location. Every home comfort provided; very tastefully decorated; and equipped to a high standard (including basics like coffee, tea, sugar etc). Convenient for getting into the city centre. Tracy (landlady) and her family were very friendly and helpful. All in all, a great start to our first visit to Liverpool. "Home away from home"
What a wonderful place to stay. Have stayed twice, for three to four weeks each time and already have two months booked for 2012. This house is in a great location for easy access to Liverpool's many attractions, with easy access to good bus routes if you do not have a car. The house itself is very comfortable and has lots of character. The kitchen is well equipped with everything you will need and there is a lovely big dining table for you to invite friends and entertain. Tracy is always available should you need anything during your stay, she is very helpful and accommodating. We love staying at 23 Sandown Lane and would love to live there permanently!

"Couldn't have asked for more!!"
We booked the house for the weekend for a group of friends travelling from several parts of the country for a special occasion. We couldn't have asked for more from the house or the Tracey the owner and staying here really made our weekend. On arrival Tracey was really forthcoming with local info and even provided us with a few essentials like milk, coffee, biscuits etc which was a very welcoming touch. The house itself is stunning, very modern, clean, spacious and homely. We were quite surprised with the size of it, but its great for larger groups as there was still plenty of space for everyone to chill out. The local area had a lot to offer, with a bus stop just a few mins walk away. A day ticket cost just £3.50 each but you could use it as much as you wanted. At night we took a taxi into the albert dock area, which cost just £6 and a return taxi after minight cost £10 but this was in a hackney cab so still reasonable when shared between a few people. Liverpool itself had lots to offer in the way of shops, bars, restaurants etc and was perfect for a girly weekend, we have been to lots of cities and have to say the people here were very helpful and friendly. There was a supermarket and newsagents within walking distance, adequate parking and also a train station just 5 mins walk away too. I would definately recommend this place and we are already looking forward to our next trip. Thanks for a lovely stay.

House was in an excellent area, only 5 minuets to town centre. We have a mixed family of teenagers and young children, all loved the large bedrooms and playroom. Amenities in the area are excellent, shops to suit all just a walking distance away.
